Yes, yes, yes! So this will be on the south side of Pearl Parkway, with the other new office tower on the north side of it.

But yes! I couldn't find the other renderings or was designing it. Thanks, micahinsa! Between this and the 10 story office building, this is going to be a very busy intersection. The article said this is the next step. So that means they are going to start moving east towards the new property they bought. Ahhh! |

They also toss in a building of similar size across Broadway in two of the renderings. GrayStreet have something else in the works or just for effect? They own a lot of the property there.

If I had to guess, Gensler did the entire master plan for GS’s lower Broadway development that will extend Into Government Hill.

I would like to see them do some development in some other areas where nothing is happening. For example, on the west side of the Pearl, literally once you cross the river on Grayson heading west, it goes downhill really quickly. Would be nice if they could branch out in that direction as well. |

I was in the area the other morning and snapped some pics for posterity. What a dreadful space this is right now; this building is going to absolutely transform this intersection.

I was at the general meeting of the Tobin Hill Community Association last week, and the association's zoning representative presented this project to the attendees. He also had renderings, which were very different from these. I believe there was a parking garage on the west side of the building, on top of which the developers said they were building a boutique hotel that would be a total of 18 floors. The meeting attendees seemed fairly happy with the project, including its tall height. I wonder if these were earlier or later renderings?

Great news. With such an increase in height comes an equal increase in the importance of good architecture. At seven stories I could accept the current design. At 23 stories... nuh-uh.

What's really interesting is that Graystreet owns acres and acres of land right across Brodaway to develop, but they are still asking for that much height.

No, just that they have lots of space for their plans, and tall stuff generally happens where space is limited.

We likely won't see anything before then, and even at the HDRC meeting I'm guessing they will just show a rendering for massing, not design.
