SA: San Antonio Outlets - Open Air Shopping Center
I believe there was a post about this some time back but I couldn't find it.
To be built at Pearsall Rd and 410 on the southwest side of San Antonio. Plans call for nearly 500,000 square feet of retail in 130-140 stores as well as restaurant space and a hotel. Looks to have an open air design. They should have put this in the north. I think the northerners will still flock to San Marcos.

It's easy to see the developers are trying to take advantage of the growth on the south side. Putting this on the north side would just blend it in with everything else being built there while building on the southwest side, they stand out and they offer something the southwest side is currently not offering, a large shopping center. In terms of whats going on, the southeast side has had nearly one million square feet of retail built since 2005 with an additional 1 million currently under construction. The south side has a lot planned as well with The Preserve, Espada and Triple L. It's only natural that the progression now head towards the southwest side.

Layouts and renderings look VERY similar to the Valley Premium Outlets in Mercedes. Who's the operator?
As for the location, it does seem like an odd spot. Not the best part of town, but it is at the gateway to San Antonio from Laredo. Perhaps their plan is to get the northbound Mexican shoppers to stop before they get to San Marcos? |
The Rio Grande Outlets was done by Simon, the San Antonio Outlets are being developed by Unified Investment Group of San Francisco.
http://www.uigcalifornia.com/ As for the Mexican tourists, I'm sure that plays in some way but not much seeing as how it's 2 miles from 35. If they wanted to capitalize on that market they'd have built directly off of 35. |
As for the layout, there are similarities between the two but the SA outlets has more walkways as opposed to the RGV Outlet.

With 130-140 stores, this one's about twice the size of the RGV outlet.
I guess they had good reasons to put it in the South; but, I do think it should have been closer to I-35 South in any case. |
There also seems to be something big planned diagonal (southeast corner) to this as well.

Reminds me of Katy Mills, except Katy Mills is indoors and about twice the size. The SW side of SA seems to be under served, so I am glad the retail is catching up with the population.
