Alatus pitches 40-story apartment tower

Bob Lux has decided to go big.

Lux, the principal at Minneapolis-based Alatus, has submitted preliminary plans to the city to develop a 40-story apartment tower at the Washburn-McReavy Funeral Chapel site near St. Anthony Main. The project is 10 to 15-stories taller than the one he floated for the site a month ago.

The 325-unit apartment project was a late addition to the Minneapolis Planning Commission's Committee of the Whole meeting scheduled July 31st. When the agenda was published last Thursday, this project wasn't on it.

Been a while since anything's been built east of the river. Too bad there wasn't 4-5 floors of office and a little retail.... Would also add to the height! I'll keep my fingers crossed on this one.

kenratboy Jul 31, 2014 12:38 AM

Saw that, really hope it happens. Not much has happened of interest...in a very long time. This would certainly stand out due to nothing else being around it.

Saw there are also some shorter towers proposed recently.

Not 'skyscrapers', but more and more 4-8 story buildings going up in some pretty quiet areas. Speaks to the rising costs and scarcity of land in good locations, and the ability to charge accordingly for more expensive buildings.

TallBob Jul 31, 2014 12:52 AM

I think Minneapolis developers are starting to figure out "City Development" might not be a bad investment after all! Still, I wish there was some more office/commercial development in the central area. YA!!

TallBob Aug 1, 2014 12:48 AM

I hope this development will get guys like Ryan & Opus to "Raise" their game... in regards to height anyway!! I really hope this gets built! Hope there is some commercial in the project.

MNMike Jan 28, 2015 9:03 PM

Updated rendering...now 35 floors, as has been publicized. Also, seems that there is something funky with this...I think the parking ramp seen in the rendering is a duplicate of the existing ramp you see in the pic also. The new rendering is just improperly scaled on the satellite image...as there is no room for another ramp, and this proposal is to use the existing ramp. Also, it appears to now be called "skyline".

Maybe someone can make that less...big.

Oh, and an article from August about the decision on the 35 story height....since this was never updated.

TallBob Jan 30, 2015 8:36 AM

I only count 32 floors! We're getting short-changed again.... LOL!! Too bad they couldn't have stayed with the 40+ story version, even though it wasn't officially announced as 40+!

MNMike Jan 30, 2015 3:14 PM

Of course you would say that.

Count again, there are clearly 35 floors there. And the 1st, 4th and 35th are tall floors, and no parking, so this will probably be taller than an average 35 story residential building.

TallBob Jan 31, 2015 4:29 AM

Of course I'd say that.... I'll re-count! I got 34, but no matter... it's a nice looking building!

MNMike Jan 31, 2015 5:38 AM

Dude, how are you counting?!?! There are 35 floors there in the rendering, and thats all there is to it. lol. Anyway, I'm more into the design, and it is good and glassy! Hope it goes up! Also sad to see the old building on the site go though.

munchymunch Oct 18, 2015 3:19 PM

Now it's going to be 40 Stories.

TallBob Oct 19, 2015 2:38 AM

^^^ yaaa!

ArcCrypts Oct 20, 2015 6:24 PM

Confirmed 40 stories and 467 ft now and a full redesign of the tower.

looks great! and at 467' this would be the tallest building east of the river, right? what's the current tallest on the east bank?

MplsTodd Oct 20, 2015 7:07 PM

That's a great looking tower! Minneapolis will have an impressive second skyline on the east bank of the river.

Yes I believe there is a 30 story tower a block away.

TallBob Oct 21, 2015 4:11 AM

Great proposal! Let's get it built!!

ArcCrypts Jan 20, 2016 1:03 PM

A slight redesign and the tower will be all condos now. Planned to start construction this fall if all goes well.

This will be one of the tallest towers built in Minneapolis since 2007 and everyone is still waiting for the reveal of the 50 story tower which is also supposed to start construction in the later half of 2016. Great to see Minneapolis finally starting to build tall now! (And not just 30 stories)

TallBob Jan 21, 2016 6:30 AM

^^^ Nice!

ArcCrypts Apr 6, 2016 12:03 AM

Another slight redesign for this tower once again. Diagram doesn't show exact height but looks to be about 483' for the diagram on the pdf. Most likely will change depending on mechanical roof height.

Minneapolis Zoning Panel Approves 40-Story Condo Tower, Overruling Preservationists

Quote:

A 40-story condo tower planned for the Minneapolis riverfront got a nod from the city’s zoning and planning committee on June 9, paving the way for consideration by the City Council.

Five of the committee’s six members voted to overturn the Heritage Preservation Commission’s rejection of the tower, which Minneapolis developer Alatus plans to build in the St. Anthony Falls Historic District. The preservation commission based its objection on rules limiting the height of buildings within the historic district.

The zoning and planning committee also gave Alatus the go-ahead to demolish two buildings, including a Tudor-style structure that houses a Washburn McReavy funeral home, to make way for the tower, with just a three-month waiting period. The preservation commission wanted a six-month waiting period to increase the chance that someone might emerge to buy the two buildings and move them.

The City Council will take up the proposal for the condo tower on June 17. If it approves, construction could begin this fall.

MNMike Aug 25, 2016 2:30 PM

This is still moving along...was recommended for approval by planning commission on Monday, and the clock for the 90 day time frame to offer the building on the site to be moved began on July 30th.

Here are the plans as submitted to planning commission. Some good renderings in there.

MNMike Aug 25, 2016 2:31 PM

Also, the rendering on the title section of this is an old schematic...should be updated to the one above if possible.

kenratboy Aug 27, 2016 4:46 PM

As crazy as the market is right now for properties in these locations, it seems like there is enough pull to make it happen. We will see.

TallBob Aug 28, 2016 8:30 AM

I hope they can pull this off.... It's nice to see something fairly tall proposed for Minneapolis!

Demo is happening on site, and a meeting a few months ago produced this beauty.

^^i^ Ya but isn't this project being "Hung Up" by some Do-Gooder judge!

kenratboy Dec 2, 2016 2:19 AM

I'll take it! Better yet, I hope once this is built (if it is), will break the ice and allow for more development.

Alatus riverfront condo tower is delayed by trial

Dec 29, 2016

Quote:

A luxury riverfront condo tower in Minneapolis is facing another delay.

Alatus LLC has been working on plans to build a 42-story condo tower overlooking St. Anthony Falls across the Mississippi River from downtown Minneapolis and had planned to demolish a former funeral home to make way for the project.

On Nov. 21, the Neighbors for East Bank Livability (NEBL) filed for an injunction against Alatus and Minneapolis to halt the project. It said the 483-foot tower exceeded height limits for the St. Anthony Falls Historic District and the city didn’t have the authority to grant a conditional use permit and variances requested by the developer.

NEBL also opposes razing a nearly 90-year-old Tudor-style structure, once the St. Anthony Falls Commercial Club and most recently housing a Washburn-McReavy funeral home, to make way for the 214-unit condo project.

At a recent court hearing, Judge Daniel Moreno did not rule on the motion. He instead ordered the parties to trial on March 13. Attorneys for the city, Alatus and NEBL agreed on a schedule for discovery and mediation, according to Erich Wunderlich, a NEBL spokesman.

“The parties agreed that no demolition will occur on the site in the meantime,” Wunderlich said.

Minneapolis funeral home demolished, but 40-story condo tower still on hold

Oct 3, 2017

Quote:

The Washburn-McReavy funeral home in the East Bank neighborhood of Minneapolis has been reduced to rubble after developer Alatus LLC finally cleared one hurdle in its quest to build a 40-story condo tower on the site.

Minneapolis-based Alatus has been plotting the project for two years, but a group of neighbors has blocked demolition and construction with a legal appeal that says a tower of such height doesn’t fit into a historic district, in this case the St. Anthony Falls Historic District.

The 87-year-old funeral home at 200 Central Ave. SE. needed to come down before construction of the tower could begin. That demolition couldn’t happen during the appeals process until Friday, when the group called Neighbors for East Bank Livability wasn’t able to come up with a $4.6 million security bond by its deadline. By 4 p.m. Friday, wrecking crews were on site tearing down the building.

“The trial judge entered a new order and revised the bond amount upward to a point where our clients could not afford to post that kind of security,” said Gary Van Cleave, an attorney for Minneapolis-based Larkin Hoffman who is representing the group.

Even with the funeral home gone, Alatus doesn’t anticipate breaking ground on the 214-unit condo building until May because the appeal is still pending before the Minnesota Court of Appeals and could take months longer to resolve, said Alatus Development Director Chris Osmundson. Construction will take two years, though some units could be ready in 18 months.

Hate to see this proposal held up like this!

What’s next for Alatus condo tower?

*August 10th, 2018

Quote:

Condominiums in the 40-story tower Alatus LLC is planning to build in Minneapolis’ St. Anthony Falls neighborhood will be more expensive now that a long legal fight to start construction is apparently over.

The Minneapolis-based developer learned on Tuesday that the Minnesota Supreme Court removed the last legal hurdle for the project at 200 Central Ave. SE by denying a petition from the Neighbors for East Side Livability group to block construction. The case had been sent to the Supreme Court after it was denied by the Minnesota Court of Appeals in May.

But 21 months of legal wrangling leading up to the court’s action have delayed the project’s start until next spring. It has also pushed the tower’s construction budget to $185 million, $25 million more than Alatus estimated in May, said Chris Osmundson, Alatus’ development director. The cost increase is largely tied to the increase in the prices of construction materials, he said.

Prices for the 214 condo units in the building are also going up, with the least expensive units increasing in price from $350,000 to $375,000. Top-end units in the building – initially estimated to cost $2 million – will now be marketed for as much as $3.5 million, Osmundson said.

But construction costs aren’t the only factor in the list price. Alatus has increased the prices of the condos based on prices paid for luxury condo units in downtown Minneapolis in recent months, he said.

The increase for the smaller units “won’t even make a blip” for luxury condo buyers interested in the building, said Luke Kleckner, an agent with RE/MAX Advantage Plus. The higher top-end prices also likely won’t hold up sales in the building, given that older downtown condos in need of remodeling are selling in multimillion-dollar deals.

“There are a lot of high-end units that are going for a lot that are functionally obsolete,” Kleckner said in an interview. “People need them. They’re buying resales and are gutting them.”

The Supreme Court’s decision this week now makes the project a sure thing for Alatus, Osmundson said. The developer delayed completing construction documents and securing financing for the project until it was sure it could move ahead.

Delays, Delays and they wonder why building costs start to climb!! This thing should have been half way completed by now!

Steely Dan Apr 26, 2019 1:30 PM

word from SSC is that this one is also due to finally start this spring!

minneapolis hasn't seen towers of this size go up in nearly a generation, and now 3 of them might all be breaking ground this spring/summer!

exciting time for skyscraper nerds in the north star state!

Bob Lux of Twin Cities-based Alatus said Tuesday that after three years of planning, including 18 months of legal challenges over the height of the project, he’s now considering other options for a site where he planned to develop Alia. The proposed 40-story tower would have had 214 units, including nearly 50 that would have been priced at more than $1 million.

“We’ve been waiting to make sure that the Eleven was going to close, but now that it has we will transition our project,” Lux said. “It would not be a smart decision for ourselves or our buyers or the marketplace to flood the market.”

The Best Forumer Sep 25, 2019 3:32 PM

not too bad... nice.

MN/WI Sep 25, 2019 9:01 PM

Weird comment. ^^^ It's sad that Alia didn't get the shovel in the ground earlier. Would have been a game changer for that side of the river. Though there is plenty going on over there this would have been the tallest by far. I'm all hyped that Eleven is getting built now on the the downtown side. RIP Alia. Hopefully you might come back in a different form.

Steely Dan Sep 26, 2019 12:16 AM

Bummer that this one died on the vine, it would've been a real skyline stretcher.

Fortunately Eleven looks like it's gonna happen, and it'll be a real skyline stretcher too, so not all is lost.
