Winnipeg | Gas Station Arts Centre | Proposed
 
Proposed 9 Storey - (85 unit} Residential / Theatre and Retail Complex.

Located at 445 River Ave and Osborne St. in the heart of the Osborne Village area.

Proposal Details:

• A new 300 seat theatre for the Gas Station Arts Centre
• Approximately 5,000 sq ft of retail space at grade fronting Osborne Street
• An extension of the plaza in front of Villa Cabrini
• A four storey cantilever over the sidewalk on Osborne Street to accommodate a crush space for the gas station theatre
• Approximately 60% of the units will be co-op housing units
• Upper stories of the building will be setback on River Avenue, Osborne Street, and the back lane, creating space for townhouses with terraces on the north and south sides
• A proposed urban greenhouse and artist studio on the roof

- Underground parkade
- Tentative plans are to start the project this summer, ( 2015) and be completed by late 2016.
- Three levels of government to help with the $10 million needed to demolish and construct the retail/theatre portion of the project.
- $ 20 million to construct the 85 unit residential portion of the project and construct the undeground parkade.
- Est. Total Cost: $ 30 million.

Great post, cyro. Good Lord is that building trying hard... but still, it will be a great addition to the Village once built.

I like the view down River, don't mind the view northbound down Osborne, but looking south down Osborne, it's out of place. It looks obtrusive. I like the openness of that corner right now. It would have been nice if they angled the corner at River and Osborne to match the other buildings at the intersection as well as open it up a bit.

Easy solution! Tear down the A&W/Mac's building and put something a little taller there.

I hope we see some more buildings on this scale from River ave to the actual river.

And what, keep the piece of shitty looking theatre on the corner now?

This proposal is going to bring some new life into the area. I like it a lot!

Just a few additional details added to the OP.

- Underground parkade
- Tentative plans are to start the project this summer, ( 2015) and be completed by late 2016.
- Three levels of government to help with the $10 million needed to demolish and construct the retail/theatre portion of the project.
- $ 20 million to construct the 85 unit residential portion of the project and construct the undeground parkade.
- Est. Total Cost: $ 30 million.

I see a little bit of the Mere Hotel exterior on the terrace facing Osborne St.

It's getting greener evertime I see an architetural rendering, which is nice.

Well, someone did say they wanted it to be an "iconic" addition to the area.
Let's see where it goes, it is trying hard. ;)

And they managed to find an entrance for the underground parkade that doesn't front onto Osborne or River!!! Amazing!

The Sherbrook development should take notes!

Access behind the building for a garage? Dear god, Steve Cohlmeyer is a saint.

The more I see about this project the more I like it. Right from the beginning I thought it was a gem, after seeing a few more of the plans it just keeps getting better.

It's a nice addition no doubt. The parking space is needed for the addition of retail, theater expansion and residential units in this case, more of a necessity in the area as the density of the neighborhood increases.(Go Underground).

Lived on Roslyn for a fair bit of time and understand the difficulties of parking, even though I suppose the area is meant to be more walkable, and a transit oriented destination.

Street access would have been a major mistake in this situation and specific area.
Sherbook Ave? Unfortunate that the parking access is street fronted, potentially a cost saving measure by the developer.

Obviously the render was very preliminary and will change... I really hope they could relocate/shrink the residential lobby to make room for a restaurant/bar there. It'd be nice to have a little strip of patios with the Legion and Burrito del Rio.

Ahh Yes, your familiar with the problems, the steel fence didn't help much when they put it up some time ago. We'll see when they relocate the subway into the proposed complex. Still difficult to remove the problem entirely. They used to have a community WPS office across River Ave. I think they removed it some time ago? Helped having a beat cop in the area. Maybe it's still their?

With the tenant mix being planned for the development and the area in general I doubt it will solve the drug dealing issues on that corner.

I was talking moreso about the issues that exist between Subway and AW? at 12:pm every night? What do you think?

How about instead of playing Whac-A-Mole with drug dealers, we just legalize and regulate it, and use the tax proceeds for (gasp) projects just like this one!
