The project will be known as Park Grove, and includes 298 luxury residential units in three 20-story buildings rising to heights of 256, 287 and 294 feet. It will also include four 2-story amenity buildings, a 3-story bank and fitness center, and a 2-story office building. 730 parking spaces will be built for residential and bank use.

Park Grove will be built in three phases, with the existing Coconut Grove Bank office remaining open during the first phase construction. The bank will then move into new office facilities on the site allowing for the second and third phase to be built.

OMA is the design architect, and Miami’s Arquitectonica is the executive architect for the project. Interior design is being prepared by Studio Sofield, and landscape design by Enzo Enea. OMA’s design beat out competing plans prepared by Diller Scofidio + Renfro, Jean Nouvel, and Christian de Portzamparc.

Building on Coconut Grove's rich tradition of upscale bohemian living, Park Grove strikes a thoughtful balance between direct access to downtown Miami and a sense of serenity and separation.
With its lush natural beauty, artistic legacy, and world-class schools, The Grove has long been one of Miami's most desirable neighborhoods. At Park Grove, every element—from architecture and art to landscape and interiors—exists in perfect harmony with the surrounding area.
At home, residents will enjoy world-class architecture by Rem Koolhaas and OMA, elegant modernist interiors by William Sofield, and inventive landscaping by Enzo Enea. From their bayfront homes and private gardens, they will be able to escape Miami's irresistible energy. At Park Grove, the best of haute living—boating, high culture, a vibrant society—meets a relaxed artistic sensibility, making this a place where community is valued, but privacy takes precedence.

Meh. Nice I suppose. Though it looks like any other coastal tower.

Park Grove towers to rise in first quarter

Quote:

Bringing life to the Park Grove concept are Terra Group and The Related Group.

Just the fact that these two powerhouse developers have combined forces on the large project takes it to another level, according to David Martin, Terra Group’s chief operating officer.

“The joint venture of Terra and Related has capitalized the project,” Mr. Martin said.

And he’s not shy when boasting about the pool of talent behind the mixed-use development.

“This is a design-driven residential master plan with three of the most important thinkers and architects of our time, Rem Koolhaus, William Sofield and Enzo Enea,” said Mr. Martin.

The finer points of the development are being honed currently, he said, and the sequencing of construction is under development.

Construction will commence in the first quarter of 2015, Mr. Martin said.

Rem Koolhaas-Designed Park Grove's Tower Two 80% Sold Out

Quote:

The Terra/Related collab Park Grove has sold 80 percent of the 49 residents in the project's Tower Two, reports the developer's peeps. Units in the Rem Koolhaas/OMA-designed tower have sold to 'healthcare entrepreneur' Mike Fernandez (probably the same Mike Fernandez who wanted to build that giant American flag. Oy vey) and race car driver Emerson Fittipaldi. The developers peeps also note that, next to hit the market, "Tower One's prices will be 70 percent higher than those of Tower Two, and units will be substantially larger, with living spaces that average 4,000-square-feet. Prices begin around $6 million" That's compared to an average 2,800-square-feet at $2.8 million for Tower Two. Looks like Fernandez and Fittipaldi got themselves a bargain here.

Site Work Begins At Park Grove, Where Sales Have Been Strong

Quote:

Crews are now clearing the site of the Park Grove condo towers, and construction is set to begin imminently.

The first two towers released for sale have most units reserved, at prices that average over $1,000 per square foot. Buyers include healthcare billionaire Mike Fernandez and race card driver Emerson Fittpaldi.

Nearby Grove at Grand Bay also sold units at prices averaging above $1,000 per square foot. That project is nearly topped off.

Rem Koolhaas/OMA is the project architect. Terra Group and Related Group are the developers.

Bjarke Ingels Completes First Condominium in United States

Quote:

North American architecture fanatics are getting to know the work of Danish practice Bjarke Ingels Group (BIG) quite personally. After building some of the boldest contemporary structures ever seen in Europe, the firm has set their sights on new territory overseas. From Two World Trade Center in New York City to Telus Sky in Calgary, BIG is quickly entering the upper echelons of the architecture firmament. BIG's first completed condominium design in the United States has officially been recognized in Miami, where the twisting profiles of a twin-tower project have joined the Coconut Grove neighbourhood.

The last rendering that Chris posted in post #11 shows the towers being of equal height. What happened to the staggered heights?

Coconut Grove has to be one of the coolest neighborhoods in Miami with it's own vibe. The shorter condo to the left of this project is where George Michael filmed his Careless Whisper video back in the 80's.
As for this project it's ok. I guess they had to satisfy the rabid Nimbys in the Grove .
