Hildebrand and Broadway development
I noticed a demolition crew is preparing to demolish the old Denny's on Broadway near Hildebrand. Anyone know what's going in there?
|
Chase bank is moving from up Broadway to that location.

Both the hotel and office building received TIRZ funding, so hopefully those will start turning dirt really soon.
A 256 unit multi-family project also received some funding. It looks like it covers the two blocks between 1221 and the river. Has there been any info posted here about that project? As a side note on the office building, it sounds like maybe one of SA's law firms is moving from the 410 area into River North. I wonder if there are any other already established offices looking at space in the area. http://www.mysanantonio.com/news/loc...es-3529221.php |
The 256-unit multi-family project is intriguing. That area at the end of Roy Smith st. is just terrible looking. The street itself barely exists right now.
|
Well.... add up another 256 to the near 1000 units that are in the immediate area. That just solidifies the optimism for the area, as if we needed any more.
As the Can Plant comes online in a few months (Aug. move-in) and people move in, expect another project to possibly be announced before the end of the year, and thats not including Graham Weston's big plans within the next 2 years that will be announced before the Fall. RiverNorth/Pearl 1221 - Phase I - 268 units - Complete Phase II - 39 units - U/C Pearl - Can Plant - 211 units - U/C Ave. B - 19 units - U/C Admin/Retail Bldg. - 74 units - U/C 1800 - 231 units - U/C Mosaic - 114 units - U/C RiverNorth MFDev. - 256 units - planned ------------------------- Complete = 268 units - U/C = 688 - planned = 256 Total = 1212 units SouthTown/SoFlo Cevallos Lofts - 252 units - Complete Steel House Lofts - 67 units - U/C The 1010 - 46 units - U/C ------------------------- Total = 365 units Last time I crunched the (est.) numbers, there was an avg. of 1.4 person(s) per unit in/around DT. At that same (est.) rate, that would put the number of new residents in RN/Pearl at ~ 1700 and the number in SouthTown to about 511 new residents. |
Very Kewl...
|
SouthTown/SoFlo
Cevallos Lofts - 252 units - Complete Steel House Lofts - 67 units - U/C The Viceroy - 46 units - U/C ------------------------- Total = 365 units Sounds great! FYI...I believe The Viceroy has had a name change. Signs out front now say it's called "1010 South Flores". |
Never heard of the 256 unit project or A.A. Seeligson. Hope it's a good one and glad to see so much new development planned for the area.
|
Not sure if anyone posted this one. I'm posting just to make sure we capture it, add its 17 units to the count and keep tabs.

So adding Quincy and Casa Blanca, we get
RiverNorth/Pearl 1221 - Phase I - 268 units - Complete Phase II - 39 units - U/C Pearl - Can Plant - 211 units - U/C Ave. B - 19 units - U/C Admin/Retail Bldg. - 74 units - U/C 1800 - 231 units - U/C Mosaic - 114 units - U/C Hixon Development - 256 units - planned Casa Blanca Condos - 17 units - planned East Quincy Townhomes - 25 units - planned ------------------------- 268 complete + 688 u/c + 298 planned Total = 1254 units Tobin Hill/Main Street Tobin Lofts @ SAC - 225 units - planned Ogden Modern - 11 units - planned ------------------------- Total = 236 units SouthTown/SoFlo Cevallos Lofts - 252 units - Complete Steel House Lofts - 67 units - U/C The 1010 - 46 units - U/C ------------------------- 252 complete + 113 u/c Total = 365 units Total unit count = 1,855 That's almost 1,900 new people daily around Pearl and about 2,600 total in greater downtown. Lets also not forget Blue Star ph. 2 (320 planned units) and the Lone Star site which is/was under contract (700 planned units). Just as much work is being done on those 2 sites as is on the site of the Hixon project behind 1221. |
Corrected my earlier post. According to today's SA Business Journal, the Tobin Lofts will have 225 units, 75 more than originally listed by SAC.
According to the same article, the developer is also looking at doing student-focused projects around St. Mary's and A&M SA. http://www.bizjournals.com/sanantoni...-to-boost.html |
A church is moving to River North.

Anybody notice how they cleared the old apartments behind the site of the new childrens museum of broadway. Its a rather large area.
Well i did a search and what do you know, more apartments coming to the area. Looks like it will be called the "Brackenridge." "The museum already has spurred surrounding development. Embrey Partners, which developed the Artessa at Quarry Village as well as the newly-opened Can Plant, has received city incentives that will allow the developer to demolish the asbestos-ridden, blighted apartments that sit behind the future museum site. In their place will come The Brackenridge, adding further attractive residential density to the Broadway corridor." http://therivardreport.com/amid-the-...gent-broadway/ They will have some killer views of DT since they are on top of a hill... |
Hopefully Hixon apartments gets going soon.

Anybody have any good recent photos of the Pearl neighborhood? I found this online, but who's got better?

260 more units proposed next to 1221 Broadway
http://blog.mysanantonio.com/downtow...-museum-reach/
More apartments for Museum Reach Posted on 04/02/2013 by Benjamin Olivo The River House The residential development along the Museum Reach, primarily by local real estate developers Hixon Properties, has a name and pictures. According to plans made public this week, the River House is a 260-unit apartment complex on two parcels of land at 122 Roy Smith (formerly 219 Ave. A). Plans for the River House land on the Historic and Design Review Commission, which meets at 3 p.m. Wednesday at the Development & Business Services Center, 1901 S. Alamo St. |
It's nice enough looking, but there doesn't seem to be any retail. 260 units with no retail? Big mistake.
|
I would love to see retail incorporated too, but I am still glad to see this project move along.
