Permits have seen slight modifications since the project was first filed; it will hold 160,029 square feet of residential space, split between 198 units, and the building will also have 5,872 square feet of ground-floor retail space.

Apartments will start on the fourth floor, with the number per level varying from five to seven, until the uppermost 34th floor, which will have only four units. The 35th and 36th floors will hold mechanicals as well as several amenity spaces, presumably indicating the tower will feature extensive outdoor areas up top.

The Stephen B. Jacobs Group is designing the project, and the design will be fairly straightforward; unlike most of the neighborhood’s new construction, it appears that the first few floors of 38 West 33rd Street will be flush with the existing street-wall, enhancing the block’s urbanity. Above the seventh floor, the bulk of the building shrinks backwards, and continues rising in a format that’s very simple, and very glassy.

At the very top, the roof looks to have some interesting design features, though the on-site rendering doesn’t give good insight into what exactly those are.

Units will average just over 800 square feet apiece, and while that could mean the building will have condos, it could also be rentals. The area is quickly undergoing a rebirth as the boundaries of “Nomad” seem to keep shifting northwards, but 30th Street seems to be the current demarcation line between the trendy Midtown South neighborhood (where condos now abound), and the more tourist-friendly areas immediately to the north.

NEW YORK | 38 West 33rd Street | 405 FT | 36 FLOORS

Quote:

Nearly 200 apartments are set for a new tower on 38 West 33rd Street in Koreatown, and New York YIMBY shared the first rendering of the planned building, which hilariously ignores its neighbors. Designed by the Stephen B. Jacobs Group, the tower is super plain-looking, which might be why they opted to omit the buildings next door—Google Streetview shows that they have lovely masonry facades with historic details. At 36 stories and 405 feet, the new building will be taller than its neighbors, but by no means will it be out of place. Directly across the street, there is a 34-story apartment building and the Empire State Building is just half a block away.

The property currently holds a parking garage, but the new building will replaced it. There will also be a 5,872-square-foot retail space, and apartments will start on the fourth floor. There will be amenity space on the top two floors, but DOB permits don't specify what it will be.

Torkian Group Takes $105M Construction Loan for Koreatown Development

https://nyocommercialobserver.files....reet.jpg?h=510

BY TERENCE CULLEN SEPT. 10, 2015, NOON

Israel-based Bank Leumi has provided a $105 million construction loan for a residential development in Manhattan’s Koreatown, Commercial Observer can exclusively report.

The loan will fund The Torkian Group’s project at 38 West 33rd Street—a 220,000-square-foot, multifamily tower between Avenue of the Americas and Fifth Avenue.

The three-year debt carries a Libor-based floating rate, no prepayment penalty and interest-only payments throughout the entire term, according to Meridian Capital Group, which arranged the financing.

Meridian Senior Managing Director Ronnie Levine and Vice President Aggelos Sklavenitis negotiated the debt deal.

I'll most likely be in the city tomorrow if the weather is nice like today. I'll stop by. I have to check out the status of the 57th street supertalls.

Ugly building. I'm almost rather keep the old garages, at least they're interesting. Is this a Kaufmann creation?

Good thing its not Kaufman otherwise it would look like this:

While this design is not splendid, nor great, its barely passing. A filler nonetheless and way better than what its replacing.

It's rather depressing seeing those two buildings stripped out for a garage. Shame at least the one on the right couldn't be restored with a facadectomy or something.

Also good to know that the operator is paying attention.

Hard to tell what's going on here. Is it ground-up construction, or is the existing garage being transformed to retail with a glass apartment tower plunked on top? It LOOKS like the latter, but the excavation makes me think the former. Barely passable filler building. Oh well. I guess everything can't be brilliant design.

Looks like its still demo. Its ground up construction. Preliminary work which will conclude with heavier foundation work then caissons.

Essentially, yes, a filler, but another one to a massive list of 400+ footers rising.

41-Story, 223-Unit Mixed-Use Building Rising At 38 West 33rd Street, Midtown South

http://www.yimbynews.com/wp-content/...R-777x1036.jpg

Quote:

Construction is now two stories above street level on the 41-story, 223-unit mixed-use building under development at 38-46 West 33rd Street, in Midtown South. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user nyc1. The new building will encompass 220,724 square feet and will top out at 465-feet-tall. There will be 5,721 square feet of ground-floor retail space, followed by residential units averaging 818.6 square feet apiece, which is indicative of rental apartments. The residential amenities are listed in YIMBY’s update in January, when foundation work was underway. The Torkian Group is the developer and Stephen B. Jacobs Group is behind the architecture. Completion is expected in 2017.
