Rhode Partners Design Austin's Greenest High-rise with ArchiCAD Boston, June 18, 2008 - Groundbreaking is slated for 3Q 2008 on an eco-friendly residential tower in Austin, Texas, that aims to be a centerpiece of both urban sustainability and the city's downtown revitalization efforts.

7 Rio Condominiums, designed with ArchiCAD by Austin architects, Rhode Partners, is a 34-story luxury high-rise residential community being built near the Texas capital's cultural and political epicenter. Nearly 400 feet high, the 158-unit "point-tower" building will be seeking LEED Silver certification and four stars under the Austin Energy Green Building Program, the country's first comprehensive program to encourage using sustainable building techniques in residential and municipal construction. The building will have six levels of structured parking, 27 residential levels, and 7,300 square feet of retail space.

"We designed 7 Rio to be both disciplined and beautiful, making a stunning addition to the Austin skyline", said Brett Rhode AIA, principle with Rhode Partners. "We believe our approach to sustainable design elevates the building beyond luxury, resonating with Austin's environmentally conscious population."

Using a Building Information Model (BIM), Rhode Partners organized 7 Rio into four distinct tiers of varying unit sizes. The building's exterior reflects these tiers, visually representing the wide variety of interior spaces within. The building's exterior is clad with a rain-screen system of expanded aluminum accented by glass fins which vary subtly in color. Deep balconies with glass guardrails offer expansive views of the "Live Music Capitol of the World" and the surrounding Texas Hill Country. The building's rooftop consists of amenity spaces, a dramatic pool and roof gardens.

"Rhode Partners is one of the first Austin-based architectural firms to fully utilize BIM to coordinate all aspects of building design and to produce 3D databases of its projects," said Joanna Hartman AIA, Design Manager for the project. "Our use of ArchiCAD made every phase of the 7 Rio project - from cost estimating to marketing - run smoothly and on schedule, while providing a wealth of real-time data for the owners and building partners.

- The building site is directly north of Katz's Deli. The building will wrap around the Ranch 616 restaurant.
- Unit sizes will range from 900 square feet to 5,000 square feet.
- The tower is made up of 2 levels below ground for parking. The first floor will contain street level retail, followed by 4 levels of parking. Above that will be 25 floors of residential units.
- Features 7,400 square feet of street level retail.
- The building will be 96 feet wide, (north/south direction), and 112 feet long, (east/west direction). This will make it one of the skinniest skyscrapers in Austin.

This thread on 7 Rio is actually my first one. You may congratulate me if it seems good for a first thread. I also started my account on May 25th of this year and already have 100 posts. You may congratulate.

I would say this project is DOA for the near term, unless someone has some intel that indicates otherwise.

Why would you say that this project is DOA?

You know, there's a lot to be said for lurking. Iv'e been reading this forum every day for over a year. I regestered about 6 months ago because I got sick of being blockled out of the forums because of high traffic. In the six months or so that that I've been an active member this has to be my 3rd or 4th post. Only because I don't post unless I have something to contribute. This isn't a chat room.

I beg to differ, while this is not an actual chat room where people can chat live, that doesn't mean that people can't have a conversation or a debate on a forum. In fact people do get to know one another over time in this forum because they do chat and debate.

why the name "Rio"? Because of Rio Grande, Rio de Janeiro, some river in Austin, or what?

Because it'd be at 7th Street and Rio Grande.

In the central part of downtown Austin, the north-south streets are named for the major rivers that run through Texas, and the east-west streets are numbered, for the most part.

Ya. Your correct pyropius. I'm still not sure whether "Rio" is a reference to its location at 7th Street and Rio Grande, or the river Rio Grande.

Rio Grande street in Austin is named for the Rio Grande (river), so both interpretations are correct. All north-south streets through downtown (except Congress Avenue) are named for rivers in Texas, in order, West-to-East = Southwest-to-North. The Rio Grande is on Texas' southwest border with Mexico and [the] Red River --- the Eastern-most street downtown before "East Avenue" (now I-35) --- is on Texas' northern border with Oklahoma, before it flows into Arkansas and Louisiana.
