Awesome (only if it has ground level retail).

Yes, yes, yes! So this will be on the south side of Pearl Parkway, with the other new office tower on the north side of it.
I found some other renderings, posted on the Gensler website here: https://www.gensler.com/projects/bro...ewell?o=austin In the first two photos you can see the rendering of the office building on the north side of Pearl Parkway as well: https://i.imgur.com/yBBCuWS.jpg https://i.imgur.com/bb7UAO3.jpg https://i.imgur.com/VRcv4E8.jpg https://i.imgur.com/6zpoE63.jpg https://i.imgur.com/eNWUET9.jpg |
It's got a Hello Burger! The hipsters in the lobby will love eating there.
Wait. What about Earl Abel's? |
Looks like Earl Abel's is going to have to move... again...
But yes! I couldn't find the other renderings or was designing it. Thanks, micahinsa! Between this and the 10 story office building, this is going to be a very busy intersection. The article said this is the next step. So that means they are going to start moving east towards the new property they bought. Ahhh! |
Nice project!
|
Dang, I really liked the new Earl Abel's location.
Also this is amazing. |
Just love THIS development on Broadway!!
|
This area is on fire right now, SA is on fire. Love this development.
|
They also toss in a building of similar size across Broadway in two of the renderings. GrayStreet have something else in the works or just for effect? They own a lot of the property there.

In reference to the first 2 photos, what about the building across from 1603 Broadway? Is the used car place being torn down or did they take artistic liberties with the renderings?

Google Maps got a good shot of the location.

If I had to guess, Gensler did the entire master plan for GS’s lower Broadway development that will extend Into Government Hill.

Anyway, I'm really excited about this. If I had one small gripe it would be that all of this development along and up Broadway is already bordering on a nice-ish area, Alamo Heights etc, so I'm sure something would've been built here eventually anyway. I would like to see them do some development in some other areas where nothing is happening. For example, on the west side of the Pearl, literally once you cross the river on Grayson heading west, it goes downhill really quickly. Would be nice if they could branch out in that direction as well. |

And no, the Earl Abel's building is going bye bye :hi: |
Maybe Earl Abel's is changing their name to Hello Burger.

Edit: on closer inspection it looks like they are preserving the entire building and adding a second story to it. |
I was in the area the other morning and snapped some pics for posterity. What a dreadful space this is right now; this building is going to absolutely transform this intersection.
I may or may not have stood in the middle of Broadway whilst taking some of these photos. https://i.imgur.com/88KiYCB.jpg https://i.imgur.com/tMomOqE.jpg?1 https://i.imgur.com/jKTtY9a.jpg https://i.imgur.com/EKjHyxc.jpg https://i.imgur.com/TqMN4vc.jpg |
