Looks like a lot of the buildings going up in Downtown Austin, very trendy and bland, not iconic or unique. Too bad we can’t get something more architecturally significant considering how long those lots have sat there. I wish they would go for something more inline with the Fountain Place development nearby. What DART railine are they referring to? The elevated walkway looks kinda dopey too, if built it would end up looking like one of those ugly highway walkways.

On a positive note, at least they are aiming for high density. There’s a shortage of apartments in that part of downtown. Hopefully the design will improve.

I agree. What's with this trend of adding exterior shrubbery on various levels? When / how did that become a "thing"?

First look: New office block on the way in Dallas’ Deep Ellum district

Chicago-based developer Sterling Bay hopes to lure more office workers to Dallas’ Deep Ellum district.

Last month, the developer bought more than 2.5 acres at Malcolm X Boulevard and Indiana Street near Baylor Scott & White’s sprawling medical center.

Sterling Bay is eyeing plans for a more than 10-story office and retail block that would stretch along DART’s Deep Ellum rail line between Elm Street and Gaston Avenue.

Lots going on. I was in Houston and DFW over the last few days. DT Ft Worth and So 7th is rocking...

The former Affiliated Computer Services building at North Central Expressway and Haskell Avenue will be imploded Sunday Feb.16 at daybreak by owner De La Vega Development.
The 11-story building is on the site of De La Vega’s planned mixed-use development along the east side of North Central.

Nice! Is it expected that they will begin work on their new project soon after? That would be a substantial missing piece of the neighborhood to be filled in finally.

The implosion was a rare fail. A spokesperson for the Demo contractor stated that they misjudged the strength of the central core. No kidding. But a failed implosion is still awesome. :)

$2.5 billion project in the works north of downtown builds on the Uptown boom

Plans for the first phase of The Central include a 17-story office building, a 320-unit apartment high-rise, a 430-unit apartment project by JPI, a 300-room full-service hotel and a 150-room limited-service hotel. There will also be 110,000 square feet of eateries and entertainment space.

Developer Artemio De La Vega has been working on the project for more than five years. He has a team of high-profile architects working on The Central project, including Dallas-based GFF, BOKA Powell and New York’s Perkins-Eastman.

“Food and beverage and entertainment are really critical for the mixed-use component,” De Le Vega said, as is the central park that the high-rise buildings will overlook. “We want to make this project very much nature-oriented with as much green space as we can.”

Wow. The Central would be huge. Isn't the big Target shopping center just east of the former 7-Eleven HQ building also up for redevelopment? If that gets highrises, you have a whole new highrise cluster.

This is kind of a deja-vu moment. Southland Corporation (7/11 stores) had a mega development planned for the same real estate back in the early 1980s. It was a similar go-go moment for Big D, but the only thing that came of it was the signature Southland Corp Tower. I think maybe Dallas is mature enough today to get this built. There is much better infrastructure (DART rail and vastly improved North Central Expressway) nearby and lots more nearby high-end residential.

^I agree.

I thought they had dropped the 60's facade off of the old Dallas Police HQ AKA the Butler Bros Building. I guess they didn't??? I liked the original Romanesque facade.

My guess is that the McKinney Ave. tower replacing Truluck's will be redesigned and shortened to remove some or all of the office space. Coming out of this pandemic, I expect office space needs to be significantly different, given how large companies are planning to reopen. Now that could change 1 or 2 years down the line, but for the next 6-12 months expect many large office tenants to look to reduce overall space. That being said, if there's a market for companies that already have larger blocks of space in older buildings to consolidate into newer, smaller space like this, then this could remain unchanged.

I think that's the assumption. This building will take a few years to complete and by that point, things will be back to "normal."
