Cousins Properties is putting a name from Atlanta's wild, frontier past on a new project that company executives believe will shape the city's future.

The Cobb County developer announced Monday that it will call its office, retail and residential complex on the prime corner of Peachtree and Piedmont roads "Terminus," the long-dead name of the bawdy railroad work camp that grew into the capital of the New South.

Cousins' Terminus, where construction will be started over the next few weeks, will be anything but rowdy: The site plan includes a 31-story crystalline office tower — to be Cousins' headquarters when it opens in 2007 — a roomy, covered public plaza, plus a 50,000-square-foot high-end shopping and restaurant center.

The company's plans call for erecting a second, equally large office building, more than doubling the retail space and adding perhaps two residential towers (part of Cousins' recent foray into condos).

With Terminus, a company long known for secluded office parks and lone skyscrapers is embracing a new kind of development — mixed-use projects placed at key junctures around the metro area, said Cousins CEO Tom Bell.

"The movement [toward building projects] outward in the metro region is not over, but it was the only option over the last several years — and the preferred option," Bell said. "Now you're seeing demographic changes that are causing an urbanization of [some] markets, including Buckhead."

Terminus "is an indication of what the market is doing," Bell said.

Metro Atlanta is seeing a boom in condominium demand, particularly near office and retail centers like Atlantic Station, Sandy Springs and the Cobb Galleria. More than 16,000 condominiums were sold in the metro area last year, up 30 percent from two years ago.

That demand for well-located residences, partly because of traffic congestion, is convincing many developers that consumers, and ultimately office tenants, want more urbanized, convenient developments, said Bob Voyles, president of Seven Oaks Co. and a longtime metro developer.

"The whole notion of mixed-use along transportation routes is where the future is," Voyles said.

Cousins chose the name for its new project after a long process that narrowed from several ideas, said Bell, a former marketing executive.

Terminus was a place where people came to make new lives for themselves, and Cousins wants users at its new development to have the same opportunity, said Tad Leithead, Cousins senior vice president.

Terminus, an informal name for the local area until about 1842, looked more like the Wild West than Wildwood, Cousins' serene Cobb County office park, said Don Rooney, a curator at the Atlanta History Center.

The tough settlement, which started as a labor camp at the end of a new railroad line from Chattanooga, was a frontier town with more saloons than churches, according to state history.

With this long awaited announcement,the Tower Wars have begun:

1180 Peachtree aka Symphony Tower
Hines ,a Houston based national developer,starts a 41 story,672 ft ,641,000 sq ft office tower - 14th@Peach- in Midtown Atlanta in 2003 by luring the second largest law firm in town from their swank downtown digs.The back story is that the project assists in the Atlanta Symphony Center project 's land aquisition strategy which begins the process of building an architectually significant hall.1180's design sets town on fire.(hall not bad either)Currently 60+% leased.

Terminus Tower aka 3280 Peachtree
Cousins properties,a Atlanta based regional developer(SE;Texas;and,California,announces in the spring of 2004 that they were going to relocate their headquarters from suburban Atlanta and build a mixed use development anchored by a s"signiture' office tower in Buckhead(See details above). Back story,this is the second time for Cousins and the 5th major announcement for this coveted intersection.Always the bridesmaid but never the bride,the current project restores some of the attention that previously thought to be the exclusive province of Buckhead,ie,the best in Atlanta.Currently about 40% leased.

Allen Plaza

In the winter of 2004 ,Barry Cos.,a local developer announced Allen plaza as a 1.2 million sq ft mixed-use project that had as it's center piece a 34 story tower.Two towers and a hotel/residential tower are already under construction-the 34 story tower is awaiting an anchor..Back story;This is the 3rd project name for a site that Hines was once the developer for.Prime downtown location and next to major MARTA station that also is regional bus transfer point. Currently 40% leased.

That is quite an attractive tower, even though the glazing pattern/mullions is reminiscent of older, mid-late 90's buildings (some Pelli projects come to mind).

Great Project for Atlanta.

It should be a great addition for the city. The disign goes along with Atlanta's history of attactive towers.

Im afraid the facade might look dated when its done, but the hieght aint bad and the design isnt as boring as it could be so overall its ok i suppose.

I like it. All though it is not very tall. If it were taller it might not look better IMO. The slant is not too far away from the base. If it were taller the slant would be much higher up and the building would not give you a reason to look up from street level. In its current form it would be something to look up and gawk at.

It's an edge city - though it's in the city of Atlanta, it's primarily suburban.

It has been awhile since I heard anything about this tower. Does anyone have any updates? Pictures? Has it been started? If it has, when will it be done? I would LOVE to see some pictures! Also, I'm not entirely sure where it's going to be at exactly...is there anyone that could maybe post a map and enlighten me?

It is now under constuction and with Cousins' acquisition of the Gellersted Group,the other elements of the Terminus project-another 500,000 sq ft of office,up to 800 housing units and a hotel- are being given further attention.In fact a web address,Terminus Buckhead ,has been reserved. IMO,the key to this project is the retail: the initial 60,000 sq ft and the potential for an additional 40,000 sq ft of upscale retail in buckhead is a real head scratcher.With Lennox/Phipps both expanding,where will they find tenants?

They are actually,it just seems that there great gaps.But wait,there are plans afoot that will fill some these"gaps" within the next five years. Watch the Atlanta developments section on this board for further details.

Um, I said centrally located, not connected. The whole skyline is drawn out into a line. What I meant is if all the buildings were in downtown, or just one of the other districts.

I LIke this Design. IT will elevate the skyline of BuckHead. PT 3344 And this scraper will raise the standard and hopefully spawn more talls and supertall. Peace!!!

Nice photo of the construction site by Micropundit. If you notice, you can also see the construction fencing for Realm in the lower right-hand corner of the shot. For those of you less familiar with the area, 3344 Peachtree will be adjacent to the other side of Realm's site. Was this photo taken from the Intercontinental hotel?

Emporis is now reporting the height of this building at 467 ft. That is a whopping height chop of 133 ft. Oh well, it is still a pretty darn good design, and the renderings always seemed a little short for 600 feet.
