They are actually,it just seems that there great gaps.But wait,there are plans afoot that will fill some these"gaps" within the next five years. Watch the Atlanta developments section on this board for further details.

Um, I said centrally located, not connected. The whole skyline is drawn out into a line. What I meant is if all the buildings were in downtown, or just one of the other districts.

I LIke this Design. IT will elevate the skyline of BuckHead. PT 3344 And this scraper will raise the standard and hopefully spawn more talls and supertall. Peace!!!

Nice photo of the construction site by Micropundit. If you notice, you can also see the construction fencing for Realm in the lower right-hand corner of the shot. For those of you less familiar with the area, 3344 Peachtree will be adjacent to the other side of Realm's site. Was this photo taken from the Intercontinental hotel?

Emporis is now reporting the height of this building at 467 ft. That is a whopping height chop of 133 ft. Oh well, it is still a pretty darn good design, and the renderings always seemed a little short for 600 feet.

Terminus to add 2 floors
 
Cousins Properties Inc. will send its signature Buckhead tower two floors, or about 25 feet, higher into the skyline thanks to strong leasing activity and continued interest in the project, the developer confirmed.

The company started construction on Terminus 100 in early 2005 with plans to build a 25-story building with 532,000 square feet of office space and a goal of stretching that higher. At the end of the second quarter, the company met an internal benchmark and decided to build an additional 48,000 square feet of office space into the tower.

Terminus will have an architectural spire rising six stories above the top office floor to create the appearance of a 33-story building.

Larry Gellerstedt, president of Cousins' Office/Multi-Family division, said the plan all along was to add another two or four floors if the market allowed.

"We designed the building so that as it began to come out of the ground we could add a couple of additional floors, if needed," Gellerstedt said.

Although the company isn't announcing new lease deals, Cousins Vice Chairman, President and CEO Tom Bell Jr. did say there should be announcements soon.

"There's a lot of leasing momentum," Bell said. "The building is leasing up very quickly."

Terminus 100 is 42 percent leased, with commitments for another 18 percent. CB Richard Ellis Inc. is consolidating into two floors and evaluating the option for a third. Bain & Co. will move its Atlanta headquarters into Terminus 100.

Cousins also will move from its Cobb County headquarters to occupy two floors of Terminus once the building is completed in spring 2007.

Synovus Close to Full Floor Deal at Terminus
 
Fresh off the news that it will add two floors to its first Terminus office tower, Cousins Properties Inc. (NYSE: CUZ) is close to finalizing a full-floor office lease there with a division of Columbus, GA-based Synovus Financial Corp. (NYSE: SNV).

Synovus Wealth Management and Cousins have agreed on the basic lease terms for approximately 23,000 square feet in the under-construction, 580,000-square-foot office tower rising at the corner of Peachtree and Piedmont roads in Buckhead. The 33-story tower is the first phase of the 10-acre Terminus mixed-use project, which will eventually include another office tower, approximately 800 residential units and loads of ground-level retail.

Cousins’ Tad Leithead, who is leading the marketing efforts at Terminus, declined to comment on any pending deal.

The Synovus deal may also lead to a retail bank branch in the office building, given Synovus’ recent purchase of Cobb County-based Riverside Bank, which has a branch on East Paces Ferry Road in Buckhead.

The lease is also another potential win for Cousins in its fairly one-sided leasing battle with Atlanta-based Regent Partners, which has announced plans for a 47-story mixed-use tower containing 480,000 square feet of office space and 99 luxury condo units at 3344 Peachtree Road. Regent has scored a few successes, including a 14,000-square-foot signature restaurant deal with the Buckhead Life Restaurant Group and an agreement to move the Buckhead Club over from Atlanta Financial Center. But Regent has not been able to secure office leases similar to Cousins’ deals with CB Richard Ellis (50,000 to 75,000 square feet), Bain & Co. (50,000 square feet) and Smith Barney (approximately 50,000 square feet).

For its part, Regent is working on deals that could bring it 125,000 to 150,000 square feet of leasing by the end of the year, said David Tennery, a principal with Regent. While Tennery wouldn’t comment on specific users, brokers active in Buckhead say there is a minimum of 100,000 square feet of potential deals in the market right now including Premiere Global Services, Airserv Corp. and Wachovia Insurance Services.

Tennery said nailing down deals would be helpful but Regent and its partners on the building are confident enough in the market to start the building as soon as the permits are ready.

“We don’t have a start requirement [for preleasing] nor do we have a pre-sale requirement on the condos,” Tennery said. “We are moving forward with all of our notifications to adjacent property owners, and I have no doubt that we are going to [start construction] when we have the permits.”

“Our objective has always been to try to start by the end of October,” he added. “But we are still 30 to 60 days out from obtaining permits.”

Tennery also said Regent is close to hiring the marketing firm for the luxury condos but his firm is already seeing demand for the type of high-end units that will be in the building

The next step for Terminus is to lock down their retail component.With Lennox expanding and the anticipated growth of the14th Street corridor and Peachtree corridors of Midtown,upscale retail is going to be hotly contested. Cousins Properties is going to be challenged to maintain their competitive position at Terminus.

Hello, all.

I do a lot of research work for Emporis.com, and recently emailed the architects of this building. They have informed me that the official height goes as follows:

1. 361'-3" to the first/main roof level

2. 485'-3" to the very top of the glass crown/top/tip

Hope this helps. I was always sure this was not a 600' tower, even with the extended upper floors in the decorative crown. Even the architects said that they were scratching their heads at why this building is still listed as 600'.

That's higher than what's currently listed at emporis.com. I still can't for the life of me figure out how people could think it was 600' from the rendering. That's poor journalism on the part of whoever guestimated that number. lol
