eNRP Group to build first apartment complex at Lone Star
Express News article this morning about NRP group doing the first multifamily development at Lone Star. They are planning 250 units, no design or anything yet. One interesting quote:
Lone Star “will be one of the densest parts of the city. It’s going to change the center of gravity,” Markson said. “I think it’s going to happen even more rapidly than the Broadway corridor and the Pearl.” I hope it really does go that quick! http://www.expressnews.com/real-esta...t-10619281.php |

At least this one has a bit of retail. lol
But yeah, i'll agree we are definitely starting to see a basic San Antonio style ... but like, i don't hate it. |

Well, this sucks. Plans to redevelop Lone Star Brewery has now come to a halt.

I mean... they could beg Silver Ventures, haha
|
Looks like they are going to continue building those apartments after all, even if the project is stalled.

Lone Star may be back on, as it appears Aqualand no longer owns it, if I'm reading this right:

Seems right to me

After $300M development plans fall through, S.A.'s Lone Star Brewery to be auctioned
Guess it's officially dead, yall. |
I can't wait to see who buys it.
|
Lone Star didn't get auctioned after all.
"Local lawyer Dale Weyand said in an email that he had been instructed to “pull the sale” by NCC Financial, a Houston firm that loaned the $7.4 million to the brewery’s owner, Lone Star Brewery Development Inc., in 2015." http://www.mysanantonio.com/real-est...n-12335761.php I wish I knew what this means for the property. |
Up for auction again...

Welp.

Keep your fingers crossed!! This is an interesting development!!! |
I'm kind of happy, hopefully they can start from scratch and make it even better. If they do build a theater there again, I want them to build and Alamo Drafthouse... I think that kind of fits for our city. Just my opinion though.
|
Remember when Lone Star was gonna be redeveloped? Me neither! The developers have declared bankruptcy.
https://www.expressnews.com/real-est...m_campaign=123 "The property’s owner filed for Chapter 11 reorganization Monday, a day before the development was scheduled to be sold at a foreclosure auction. Lone Star Brewery Development Inc., a subsidiary of Houston investment firm Parkview Capital Credit, reported $30 million cash on hand and debts of $27 million. The brewery and an adjacent property, which together total roughly 32 acres, are appraised at $30 million, according to a bankruptcy petition. However, the Bexar Appraisal District valued the properties at 500 and 600 Lone Star Blvd. at $11 million, property records show." |
Hopefully, the buyer will make something of this. I still think an Alamo drafthouse will work wonders there.

Reboot?
From the Express-News
GrayStreet wants to buy former Lone Star Brewery complex Madison Iszler April 23, 2020 Updated: April 23, 2020 5:29 p.m. https://s.hdnux.com/photos/01/11/57/...13/9/940x0.jpg The owner of the former Lone Star Brewery complex has a buyer lined up, but it’s unclear whether a deal will be completed by a May 1 deadline. An affiliate of GrayStreet Partners, a San Antonio development firm, wants to purchase the roughly 32-acre property for $17.25 million from Lone Star Brewery Development Inc. Lone Star filed for bankruptcy protection in January, stopping a foreclosure auction of the complex at 500 and 600 Lone Star Blvd. It is trying to sell the property for at least $13.5 million. This is exactly what I had hoped would happen. Look for them to try and make this the Pearl of the south side. If they buy it, They’re gonna take their time with development here. It’s gonna transform the near south side.
|
I pray for a rooftop restaurant on top of the Lone Star! The view of the skyline of San Antonio from there is amazing!
|
I think your optimism is a little too high for Gray Street there King William. They would be the last developer I'd want to buy that site.

I’m definitely interested in hearing why you feel that way.

I have yet to see a large scale project that Gray Street has completed. The Light/Print building seems to be stuck and not nearing completion. This crew owns some great properties but do they have bandwidth to do a large scale redevelopment like Lone Star would require? A group like Silver Ventures, Embrey, or Weston Urban could be great. Or a developer like Endeavor Real Estate Group out of Austin who was behind The Domain development. |

“ Sale of former Lone Star Brewery complex falls through A deal to sell the former Lone Star Brewery complex to a local developer fell through, likely sending the star-crossed property into the hands of one of its lenders, barring any unforeseen twists.” |
This one can’t catch a break
|
A bankruptcy judge has authorized the sale of the Lone Star Brewery complex south of downtown to a local developer for $14.45 million.
The deal between the brewery’s owners, Lone Star Brewery Development, and GrayStreet Acquisitions, a subsidiary of the development company GrayStreet Partners, will close on Friday. “We’re looking forward to acquiring it tomorrow and writing a new chapter for the Lone Star Brewery,” said Kevin Covey, GrayStreet’s managing partner. https://therivardreport.com/sale-to-...-brewery-saga/ |
Oh yeah! Sounds good to me.

Hey, if it's any consolation, it'll probably be years before they even start on Lone Star, considering the lineup of projects that they've barely begun, including the twenty-story tower and the multi-acre project east of Pearl. So those construction workers will be dead of old age long before they have to worry about catching a virus from a toilet seat.

Ok fellas. Covid discussion can take place elsewhere please.

I believe GrayStreet will produce a development that is sensitive to the area and will complement the neighborhoods around it, which are some of the most interesting parts of the inner city (assuming they will ever do anything). |

Yes, their plans are always fantastic and I have gotten excited each time they announced what they proposed to do...but then nothing. If their goal is to be developers, then develop. If they are holding assets to flip them at a later date...then that’s fine too but be upfront about it and don’t grandstand us with plans of what could be. These guys own prime real estate...i hope they do something with it. That W hotel could be such a great project...can you imagine that kind of corner anchor?? |
Midway of Houston and GrayStreet of San Antonio are proposing a large scale mixed use development on former alone Star Brewery site.
