Tall, narrow and full of art, new Sunny Isles Beach condo tower unveiled

BY MARTHA BRANNIGAN
MBRANNIGAN@MIAMIHERALD.COM

Muse, a tall, narrow condominium unveiled for Sunny Isles Beach, will tout something different: a sculpture by artist Helidon Xhixha for each unit.

Xhixha, an Albanian-born artist whose light-reflecting steel sculpture have been offered at Art Miami and Art Basel’s Swiss fair, will consult with unit buyers and design a piece for each, the developer said.

“He is going to do art in every apartment and around the grounds and lobby,’’ said Kevin Maloney, founder and CEO of New York-based Property Markets Group, which is launching the project with co-developer S2 Development of Aventura.

The 649-foot-high building — which will match the height of the Porsche Design Tower and Mansions at Acqualina, two other luxury projects in Sunny Isles Beach — will stretch to the maximum permitted in the area by the Federal Aviation Administration.

With oceanfront parcels all but gone, the ultra-sleek 47-story, 68-unit tower will be shoehorned into a less than one-acre site with 100 feet of oceanfront at 17141 Collins Ave. With setbacks, the building will be just 60 feet wide facing the ocean.

Very nice indeed!

Miami definitely has a very-fitting skyline, and these new developments maintain and expand it's character.

The funny part is that this tower is 11+ miles from downtown.

Yes, I remember that I rode on Metrobus route S from Aventura to Downtown Miami. It is very long ride. I can't go to downtown Miami anymore. It was too far from there.

I couldn't agree with you anymore. I can't wait to see it. It will be so gorgeous!!

It amazes me all of this development in South Florida. I took a cruise, Royal Caribbean out of Fort Lauderdale and the ship was roughly 10 miles out to sea. For over 2 hours as it sailed down the coast, it was nonstop high rises. A wall for so many miles. The barrier islands are pretty dense. :ahhh:

Another nice design from Uruguayan architect Carlos Ott who also designed the 750 foot Echo Brickell as well :

Where Muse will go, the super thin empty lot on the right of the 2 tall Jade towers, not the big empty lot on the left. This is going to be one tall thin building.:

Too bad Miami's best looking buildings these days are going up in Sunny Isles as opposed to Downtown.

Muse condo tower starts signing contracts with buyers

Quote:

Another new Sunny Isles Beach condo tower took a significant step toward being developed in the barrier island city in Northeast Miami-Dade County.

Earlier this month, the planned 47-story, 68-unit Muse condo tower slated to be developed on an oceanfront site in the 17100 block of Collins Avenue began converting refundable buyer reservations starting at $100,000 into nonrefundable presale contracts, with purchase prices totaling in the millions of dollars.

The conversion from reservations, which were first signed back in March, into presale purchase contracts with 50 percent deposits is a critical step in a new project’s evolution. During this process, developers quickly determine the total number of committed purchasers and find out who changed their minds after initially deciding to buy in a particular tower.

With more than half of the planned units reserved in the Muse condo tower, a high rate of buyer conversions from reservations to contracts would propel the project’s development team – New York City’s Property Markets Group with Kevin Maloney and Aventura-based S2 Development with J. Claudio Stivelman – toward launching construction by the end of the year.

A groundbreaking in December 2014 would put the Carlos Ott-designed Muse condo tower on track for completion in early 2017.

With 60 Percent Of Units Sold, Developers Prepare To Break Ground On Muse Sunny Isles

Quote:

Site work is underway at Muse Sunny Isles, with groundbreaking for the 47-story tower expected soon.

Developers say that they have sold 60 percent of the 68 units planned. Buyers have come from New York, Peru, Venezuela and Brazil.

Muse will feature futuristic amenities such as a robotic parking garage and biometric technology. The 649-foot tall, narrow tower designed by architect Carlos Ott will be expensive to build, but the developers have already lined up financing in the form of a $127 million construction loan.

PMG and S2 Development are the developers. S2 principal Claudio Stivelman has announced that he plans to live at Muse.

PMG, S2 close on $134M construction loan for Muse tower

Developers are set to break ground on 47-story condo tower next week

Quote:

Joint venture partners Property Markets Group and S2 Development have closed on a $133.7 million construction loan for the Muse Residences in Sunny Isles Beach, developers announced on Thursday. Canyon Partners Real Estate, a Los Angeles-based real estate investment management firm and advisor, was the lender. “Canyon has been an active investor in South Florida for over two decades, and we are pleased to extend the Canyon lending portfolio with this investment,” Ronald C. Muzii Jr., Canyon senior director for the Southeast, said in a statement. “We’ve committed $440 million in condo loans during the current cycle in South Florida, and this is the 14th investment we have closed in Florida over the past five years.” Muse, at 7100 Collins Avenue, will have 68 units when completed. PMG and S2 will break ground on the 47-story residential tower next week

Agreed. Is there a reason for it being so? After all, these buildings would really add to the Brickell skyline architecturally and give it some more character beyond the regular condos going up.
