Or it’s possible that each floor will be equivalent like two floors per apartment making the tower to look like 56-stories when in reality it’s actually 28-stories. Although, it still is strange.

Dallaz Mar 8, 2024 11:20 AM

According to the CPC meeting, it was suppose to be 28 stories but was lowered to 23 stories because of the budget. No mention of the height…so, I’m just gonna assume that 689 ft is definitely a mistake as well.

Yes, but there are a handful projects up in the air for the CBD at least.

They shared this a few months ago then shortly after released their commissioned renderings of how ugly the high speed rail line would be and said it throws their whole development into jeopardy.

I just don't buy into this rendering at all.

Kinda strange. Something's not adding up. Is it 28 stories as shown in the plan commission staff presentation or is it 23 stories as shown on the site plan (which is also part of the staff presentation)? Is it really going to have 497 units, or is that another typo (or is that a maximum ask from the planning commission)? 497 apartments does seem like a lot to pack into a 23- or 28-story building. On the other hand, there is not really any reason to think having 497 units would require it to be nearly 700' tall. See for example, the Paseo apartment tower under construction in Austin -- 557 units and 570 feet tall.

Also in Austin - The Travis apartment tower is under construction. It's a 423-unit, 52-story, 594-foot tower. The building is quite thin.

Height will depend on the floor plate size. If the floor plates in the Travis were twice the size, the tower would be half the height with the same number of units.

There's a lot of development going on downtown in terms of renovations of older properties. One of the largest amount of rehabs in the country (top 3). Dallas is the only major Texas city to have a neighborhood like Uptown right next to the CBD, so it will be a different animal than somewhere like Houston or Austin, but downtown does continue to grow.

I hope you just have your words mixed up a bit because a development announced roughly not even a month ago isn't exactly "up in the air".

I can be a bit cynical about this stuff, but nothing is real to me until permits are pulled and dirt has actually moved. This isn't even the first design we've seen of it, and it used to be 37 floors down to 35 now. Who knows if it will change again, or if it will happen at all. Like I said, as far as I'm concerned, something is always up in the air until dirt actually moves.

(Yet somehow the Commerce/Harwood project is testing even that idea as it's had a crane uselessly sitting at it for over a year. The only real concrete project in that list is the first one of course because it's almost done.)

Having Uptown and Downtown next to each other but in competition is both a blessing and a curse, but I think it's more positive than negative. If Uptown didn't exist, Downtown would not be any less obsolete and the core would instead be losing out to Frisco, not to a neighborhood that's on the other side of a highway less than a half a mile away.

Uptown keeps workers and tax revenue in the city. Also 30 years from now, Uptown might itself be getting out of date and by that time Downtown may have transformed into something else.

Just thought it would be cool to show these Google streevtiew screenshots from the Slyvan Ave Bridge over the Trinity River Floodplain. You can see the highrise infill in Victory Park, Uptown, the Design District, and Harwood District. Soon, probably Turtle Creek too once all the projects planned start.

I like that one!

One of America's next megacities needs more buildings.

I believe they are going to move forward with the smallest of the towers on the lot first.
