Another massive redevelopment has begun in the last few months in Mississauga's attempt of a downtown. The main focal point of it's centre, a massive mall called Square One, is set to receive a massive reintensification on the lands surrounding it (parking lots and fields), and at some points will reconfigure the mall itself in the future. Here's a quick blurb from when it was first announced last year,

"Landlord Oxford Properties has revealed details on a groundbreaking development that will transform the area around Mississauga’s Square One shopping centre into the largest mixed-use development in Canadian history. The massive ‘Square One District’ project will see thousands of residential units added to the property as well as new office buildings, park space, and a major transit hub, all of which will redefine downtown Mississauga for generations to come.

The incredible project will be made possible by densifying the vast under-utilized parking lots and buildings surrounding the existing Square One shopping centre. Oxford Properties owns the 130-acre site which includes one of Canada’s leading shopping centres as well as several low-density buildings surrounding it. The Daniels Corporation partnered with Oxford Properties and AIMCo on the first phase of the redevelopment.

Groundbreaking developments on the Square One District will begin in the fall of 2020 and and the project will be completed in phases over several decades. Hariri Pontarini Architects are responsible for the masterplan. The existing shopping centre property will remain intact though it too will see changes in years to come."

The first phase consists of two residential towers of 36 and 48 storeys, to contain 402 rental apartments and 575 condominium suites.

It is still just the greenfield being developed with these two towers. The next phase appears to be the demolition of the stand alone retail and redevelopment of the parking lots to the north of the mall. The mall itself has not been touched yet. This is a big project that might take decades to complete.

Previous high-rise development in Mississauga has been on greenfields, so have towers replacing existing surface parking lots is a major turning point for the city. A few years ago, a small 60+ year old office building south of the mall was demolished to make way for a multi-tower mixed-use development.

In 2015, drive-thrus were banned in many places through out the city, including in all the office parks. It seems they are counting on more office buildings to be demolished or incorporated into mixed use developments in the future.

But you can see Mississauga still has a very long way to go when redevelopment of parking lots is still such a new thing for the city.
