Do you suppose they'll lease it to another shingle company?

Southern Shingles moves, vacating prime Pearl-area property

https://www.bizjournals.com/sananton...earl-area.html

"The company is advertising the space only for lease. According to David Alsmeyer, Principal at TIG Real Estate Services, the owners have hired him to lease the property, but says he's received many calls from interested buyers.

"The owner has owned the property for a long time, and they realize what they have. They have not committed either way on selling, and I've fielded many calls for the property so far. They realize it's in the growth path. But again, at this point, I've only been tasked with leasing it," said Alsmeyer."

Silver Ventures bought the property.

“We have no plans for the property and won’t likely for a few years,” Bill Shown, Silver Ventures’ managing director for real estate, said in a text message. “In the meantime we’re using it for storage, office space and parking.”

BROADWAY SA INVESTORS GP LLC is the real estate arm of Silver Ventures, and it's asking the HDRC for permission to build a 7-story residential structure at 1126 E Elmira on the preliminary HDRC agenda.

Interesting. When is the full agenda posted? Then we can jump into the attachments and see what kind of renderings they have for us.

Probably next Friday, unless the posting is delayed due to the holiday, or they withdraw the submission, or both.

cool. Yeah, I had edited the post once I decided not to be lazy and visit the HDRC's website. It makes sense for Silver to jump to the next development since their office buildings are pretty much completed.

I figured they would develop the parking lots along the river before they moved on to that lot where the motel used to be. Either way, I've been intensely curious for years to see what they would do once they crossed the river, so here we go!

In other news, Pearl will start charging for some parking.

Also,

Some parking, like the lot outside Full Goods, will be eliminated to make room for a green space with seating, similar to area outside Cured and the Bottling Department Food Hall. Work on the transformation is slated to begin in early 2021 with a completion by the fall.

In an effort to make the Pearl pedestrian friendly, a walkway connecting Broadway to the center of the property will also be built in the future.
Curious about that walkway. Above-ground?

So who's got a recent aerial shot(s) of the whole Pig & Pearl area? Google Maps 3D view is way behind.

And by the way, after doing a quick search I see somebody liked the name I came up with and started a restaurant. You're welcome, The Pig & The Pearl. https://www.thepigandthepearl.com/

Really going hard with the industrial look. It's just missing a couple smokestacks and some Dickensian child laborers. This building will have live/work units and a "coffee shop".

I’m digging it.

Tornado Nov 26, 2020 4:24 AM

Yeah, it definitely fits in with their overall architectural style and it shows what we can expect from them in their other developments for the area. I like their style too. Classic, industrial, will withstand the test of time.

Here is a link to where you can download the pdf with more architecturals. Just click on the E Elmira 1126 https://sanantonio.legistar.com/Legi...6-AAB40D13FDC8

Looks pretty good. It's on this big cleared block.

I love it. Fits with the area. But this comment legit made me laugh out loud.

:haha:Yes! Great comment! “classic, industrial” made laugh as well.
That first view did make me think textiles circa 1910. At first I didn’t think there were any balconies.

I assume the approval is mere formality. I don't know if downtown takes off like it did without their investment in the Pearl. That area has really changed the perception of our urban core.
