Nice! Fills in quite nicely!

JACKinBeantown Sep 29, 2017 9:33 PM

That's acceptable.

The mass timber construction part is interesting, plus it has ground level retail and a Hill Country/1604 design. I look forward to it rising.

This, plus it has underground parking, which I don't believe we've seen downtown in a while. Also it looks like they're preserving and restoring that two story building at Broadway and Brooklyn as part of this, which is great. They probably could have gotten away with demoing it if they wanted to, glad they saw the potential that building has.

Another awesome aspect is the Cavender Showroom property is slated to be a mixed use residential development.

This is a really great addition to broadway, especially with the fact that there's retail as well. I am just anxiously waiting for River North, especially all the interesting buildings along Avenue B, to really come to life and its full potential. This is a good step.

The Rivardreport reports the height as 81ft from the HDRC documents, we can probably add that here.

Any word on this one?

This project is on next week's HDRC agenda.

Hixon Properties Inc.'s proposed office project on Broadway Street will be the first mass timber frame office building in Texas, said John Beauchamp, the company's chief investment officer, who hopes it will be the catalyst for the growing River North neighborhood.

"The concept is for the district to be mixed-use," he said. "We want the Cavender properties to be the neighborhood center for River North. What that means to us is all the things you’d see in an urban neighborhood — restaurants, bars and entertainment. Within this building itself, the retail will follow that vision."

Construction starting within a month.

Also per the Biz journal... Looks like this is envisioned as a catalyst for the entire RiNo area.

Quote:

This project will be the first phase in a major revitalization for the River North neighborhood, which could become San Antonio's truest example of an urban neighborhood, Beauchamp said.

"We love the urban neighborhood. There is a very pronounced trend in America, where people young and old want to get back down to areas where they can live their full daily lives; where they can live, go to work, have breakfast, lunch and dinner; where they can exercise, all without having to rely on a car. We feel like River North is maybe this city’s best chance at that urban neighborhood," Beauchamp said. "It already has the San Antonio River. Soon it will have the Broadway Corridor improvements. It has the San Antonio Museum of Art, the Tobin Center [for the Performing Arts], restaurants, bars, and now it’s going to have office."

As an overall design this isn't my favorite (it's OK), but I'm looking forward to it rising for several other reasons.

I'm excited for it as a catalyst and the wood structure. That's pretty neat.

JACKinBeantown May 15, 2018 3:45 PM

That's pretty much where I am too. Plus I like the exposed wood beams, ground level retail, and it looks like the interior will have nice spaces. Otherwise it looks like something you'd see on north 1604 (in a relatively good way).

UrbanTrance May 16, 2018 2:53 AM

I think it looks like it should be on the northwest side as well, but I am happy to see office and retail in that area. Looks like a lot of potential with the lots around it.

Does anyone have word on what happened with this project at the May 16th HDRC meeting?
