HOBOKEN - The Mile Square City now has something in common with San Francisco, Seoul, Sydney, Barcelona and neighboring New York City.

Hoboken will become the next city to boast a luxury W Hotel following yesterday's groundbreaking ceremony on the city's southern waterfront.

The W Hoboken, a sleek, wedge-shaped, 25-story building, will feature 225 rooms plus 37 luxury condos with unobstructed views of the Manhattan skyline, and an upscale bar and spa. Condo owners will enjoy all the luxuries of hotel life, including 24-hour room service, a daily maid and concierge service. It is scheduled to open in fall 2007.

Hoboken-based Applied Development will develop and own the facility, but it will be operated by Starwood Hotels & Resorts Worldwide.

Local civic and political leaders proudly hailed the coming of the W Hotel as a historic and transforming event in the city's history.

"This is a great milestone in the history of the city, and it solidifies that Hoboken is one of the most favored destinations in the state of New Jersey," said Mayor David Roberts, one of the biggest supporters of the project over the years.

The ground-breaking attracted political leaders from all corners, including Hoboken resident Rep. Robert Menendez, who said the W Hotel's presence "exemplifies the city's enormous potential and all the great success it has already realized."

"It's giving us an icon on the waterfront," boasted City Council President Chris Campos.

Michael Barry, president of Applied Housing, said before yesterday that the $62 million hotel would itself bring the city more than 200 jobs, not including construction work, and that guests would spend roughly $100 in Hoboken per visit.

Rumors were buzzing at the press conference that one of W's newest tenants will be newly elected Governor and Hoboken resident Jon Corzine, whose spokesman refused to confirm or deny.

Menendez was asked if he thought about moving into one of the luxury condos, and replied: "I live on a public servant salary, I don't think I could afford to live there."

Although the W Hotel is still to be built, it has already attracted at least one entrepreneur.

"When I was looking for a site for my restaurant, I looked all over Hoboken, but I chose this spot because of the W Hotel," said Richard Browne, owner of Quays restaurant, located less than a block from the site.

Browne, like others, believes the W Hotel will draw some attention away from Washington Street and cast some light on the night life on River Street, where many upscale restaurants have found homes in recent years.

"It's a huge plus for us, and for the town," Browne said.

ABOUT TO BREAK GROUND � The developers of the Monroe Center believe that their artist friendly and transit-accessible project will attract area home buyers.

Monroe Center Development, LLC is ready to break ground on Jan. 27 on a high-rise condominium tower at 800 Monroe St.

This will ultimately be part of a 435-unit development on a 5.5-acre site just steps from the Ninth Street stop of the Hudson Bergen Light Rail.

Not only is this one of the largest projects in the city, it is also one of the most ambitious. Just a decade ago the city's west side was filled with blighted and underutilized properties. But with Hoboken's real estate boom, and the western alignment of the Hudson Bergen Light Rail, the conditions were right for construction.

The developers hope to create a mixed use transit village, with condos, restaurants and shopping, while supporting and bolstering the local artist community.

Nuts and bolts

When completed, the Monroe Center project, which will be built between Seventh and Ninth streets on Monroe and Jackson streets, will include four high-rise residential buildings of between 10 and 13 stories, with ground floor retail, commercial arts space, and mezzanine space. The residential component will be built in several phases.

On Jan. 27, the developers are scheduled to break ground on the 123 unit tower at 800 Monroe St. This building will take between 16 and 18 months to complete, said the developers.

In addition, two former industrial buildings at 700 Monroe St. which house the Monroe Center for the Arts' office and loft spaces, theaters and galleries, are being completely renovated.

The total project also will include be 125,000 square feet of retail space.

Dil Hoda, the managing partner of the development team, added that he is looking forward to finally starting construction. "When we started out, many people this property was really far out on the west side of the city," Hoda said. "But now it's an area that is blossoming."

Artists and small businesses

Already underway is the renovation of the interior of the existing Monroe Center for the Arts at 720 Monroe St. Since opening in 1990, the converted Levelor Blinds Factory has maintained an eclectic mixture of businesses that now include ad agencies, interior designers, cake bakers, architects, toy makers, dance instructors, and yoga studios.

Over the years, the Monroe Center has gained the reputation for attracting some of the city's best artists and most innovative small businesses and entrepreneurs.

Currently, 95 percent of the 110,000 square feet of office space located within the center is being leased by 70 artists and 130 small businesses.

Hoda said that featuring the artists will helps everyone involved. "[The condo owners] will have full access to all of these services. Imagine being able to walk next door to take lessons from a Julliard-trained musician, or take a pottery or dance class. But the artists also benefit because they have a new customer base just steps way," Hoda said.

The new construction of the project will also include seven new artist work and live loft spaces, a two-screen independent movie theater, and a public open area with outdoor performance space.

An 'urban transit village'

Another selling point, said Hoda, is the project's location. Hoda said that because of the property's proximity to the light rail, this project will be a good example of the "smart growth" principle of a "transit friendly community."

A transit village is a state-promoted planning initiative to redevelop and revitalize communities around transit facilities, making them appealing choices for people to live in, while lessening their reliance on cars.

More than required parking

In Hoboken, parking is always an issue, and this is one of the few projects that will provide more parking spaces than the zoning requires. When fully built out, the project will have 1,120 garage parking spaces to complement the surrounding off-street parking.

Park space

According to the developers, outdoor areas at Monroe Center will include one large plaza with stylistic fountains, seating decks and a "hammock park." Each new building at the community will also feature rooftop gardens. "Monroe Center's appeal as a destination will be enhanced by its substantial outdoor public areas," points out Gerard Saddel, a partner of Monroe Center Development, LLC. "A series of public parks and a plaza will be scattered throughout the entire development."

According to the developers, condominiums will run between $450,000 and $1.5 million, and they expect to have a Web site and sales office open in the next month or so.

^um, have either of the last two posters BEEN to Hoboken or Jersey City? There's large new construction projects on just about every block. These cities have great existing residential and commercial areas, have been gentrifying since the 80s, and now that those are rehabbed the old industrial land closer to the waterfront is being redeveloped. The PATH train will take you to either downtown or midown pretty quickly, and the light rail shuttles people between the different Hudson riverfront cities.

Hoboken is a little gem. True, it's overrun with frat-boys on the weekends, but this former frat-boy likes this little town. Fun fact: Hoboken (1 square mile) has more bars than any other city per capita in the nation. I'll drink to that.

My sister just got an apartment in Hoboken. Hobeken reminds me alot of the back bay. It's in a concentrated area and the houses are brick and have varrying design. If I had to work in NYC, I think Hoboken would be a great place to live. Great Bars, Great Shops, and great transportation into Manhattan.

i have always really liked hoboken inspite of its high weekend douche quotient, though it does lend to good clean entertainment. the night before i threw my buddy's bachelor party we went out to a bar in hoboken and without even getting half way through my pint of beer, some coked out girl put her hand on some girl's husband's crotch. the wife didn't waste three seconds before cold cocking her right across her in the eye -- knocked her ass straight to the ground. then when THAT girl's (male) friend tried to break it up, he knocked the wife over, which prompted the husband to clock this dude right in his nose, causing an insta-gusher. all the while, the too-small-of-a bouncer is just yelling to break it up while it's going down. we had a good spot at the bar so we just watched it all happen and toasted to it when they were all cleared out.

so anyway yeah, i dig hoboken but 9 out of 10 new projects there are just FUGLY. even my buddy's condo building, which is built to resemble a five story rowhome, just comes out tacky (on the outside -- inside it's real nice). still, hoboken is an excellent place to live (especially if you like italian food), the lightrail goes both directions, and the path goes two directions in manhattan and another in jersey. hoboken rocks.

Yeah, I've been there. It is a fine place. However, typically W Hotels are in locations that have some sort of edge or chic appeal....which Hoboken does not in the slightest.

WHILE virtually all signs point to a housing market gone limp, sales at two opulent projects in Hoboken and Jersey City indicate that there is still vibrancy at the very high end

At the 55-story Trump Plaza condominium tower rising in Jersey City, more than 100 of 445 units priced from $425,000 to more than $2 million were sold in the first 10 days. At the W Hotel under construction beside the Hudson River in Hoboken, 22 of 36 condos offered at prices from $775,000 to $4.5 million were sold in three weeks.

The Trump building, the first of two planned towers that will be the tallest residential structures in New Jersey, has only dirt, foundation, scaffolding and cranes right now at its site at Washington and Bay Streets, a block from the Exchange Place PATH station. The W, which will be the first of its brand in New Jersey, currently has a similar look at its site on River Street in Hoboken.

Nevertheless, both projects have sales offices near their construction sites, with scale models, streaming video, detailed floor plans and mockups of finished rooms.

At Trump’s lavish sales office on the 13th floor of an office building on Montgomery Street in Jersey City, condo shoppers can get a bird’s-eye view of the construction site and the panoramic view across the river that many tower occupants will enjoy.

The sales office has the same back-lighted onyx walls, Macassar ebony portals and French limestone floors that are planned for the two-story lobby of Trump Plaza, as well as kitchen, bath and room models in the two interior styles that will be offered — one more “glamorous,” the other more “contemporary,” according to the sales agents.

The amenity package includes maid service, valets, porters and the use of Zipcars — Mercedes Benzes available for hourly rent. In addition, 41,000 square feet of “lifestyle attractions” have been built into the project, including a Roman-style spa, a golf-game simulator, a children’s playroom, an outdoor pool, a rooftop green-space and a landscaped plaza.

One-, two- and three-bedroom units at Trump Plaza will range from 750 to 2,050 square feet.

A majority of the condos — about 300 — will be one-bedroom units, according to Dean S. Geibel, managing partner of Metro Homes, a partner in the project. All of the one-bedroom units at the W in Hoboken were quickly sold, leaving the larger units, priced at $1.85 million and up.

Mr. Geibel’s company, based in Hoboken, originally proposed the two-tower project in Jersey City and sometime later joined with Trump to build it.

“We determined there is a strong market for young professionals, especially those working in Jersey City’s ‘Wall Street West’ and the Wall Street across the river, who want the Trump lifestyle of on-the-go urbanity,” Mr. Geibel said. Many of the amenities are pitched directly to such a buyer, he noted — the ultra-modern stainless-steel washer-dryer unit tucked under the kitchen sink, for example.

Mr. Geibel acknowledged that the common charge was higher than at other waterfront properties — $560 to $611 for one-bedroom units, $811 to $1,050 for two-bedrooms, and more for three-bedroom top-floor units — but added that this was because the amenity package was “unprecedented” in New Jersey.

He said the strong pace of initial sales justified the decision to build so many units at a time when inventory had swollen and prices had begun to drop across the state and nation. “The Wall Street economy is bullish,” with the Dow Jones industrial average recently setting record highs, Mr. Geibel said.

“Plus, when you are offering a world-class building with outstanding views, the highest-quality service and unbelievable amenities — all with the Trump name on it — buyers are going to show up,” he said. “We didn’t really have any doubt.”

At the Hoboken W, the one-, two- and three-bedroom condos on the top nine floors of the 225-room hotel and the two 26th-floor penthouse units with four bedrooms are all higher than neighboring buildings in the Waterfront Corporate Center, giving them unobstructed views from floor-to-ceiling windows and from balconies.

The glass-and-zinc-faced tower was designed inside and out by Gwathmey Siegel and Associates, an architecture firm in Manhattan known for innovative modernist style that will stand out amid Hoboken’s traditional squat brick structures, according to the builders, the Applied Development Company of Hoboken.

“This is going to be so different and special for Hoboken that some people have been waiting anxiously to buy homes ever since word got out a couple of years ago that we were going to build it,” said Michael Barry, a principal at Applied Development.

Home buyers at the W will have access to the hotel’s planned high-end restaurant, the Living Room lounge and bar area with a view of the Manhattan skyline, the Bliss Spa, 24-hour room service and the chain’s concierge service, which is dedicated to fulfilling whims.

“You can call downstairs and say you’d like to arrange a four-course dinner for a party of 12 in three hours, and have it done,” Mr. Barry said. “You can be seized with the desire for Beluga caviar and Champagne at midnight, and the staff will scurry around and find just what you want.”

Condo residents can also pay extra for daily housekeeping and laundry service, pet walking and grooming, houseplant maintenance, in-home spa service and so on, Mr. Barry said.

The condo units feature 10-foot ceilings — as do those in the Trump building — and bamboo floors, granite floors and counters in the kitchens, built-in wine coolers, and soaker tubs and glass-tile walls in the baths.

The W condos will be ready for occupancy in the summer of 2008, according to Mr. Barry, and the Trump Plaza building is slated to open in late 2007, Mr. Geibel said. Construction of the second Trump tower, which will be 50 stories, will begin once a large percentage of units in the first tower have been sold, Mr. Geibel added.

Another towering luxury apartment building is set to rise in Hoboken.

Behind the backdrop of cranes, cement trucks and rows of steel, city officials and developers yesterday dug the ceremonial first shovel of dirt at 900 Monroe St., kicking off construction of the $83 million, 11-story apartment building there.

Mayor Dawn Zimmer said at the ceremony that the 135-unit luxury rental building is designed for the future and fits into her vision of a Hoboken that is more resilient against flooding and power outages.

Can't wait for Dawn Zimmer to leave office. Hopefully the next major will implement a change of zoning to allow larger towers. Hoboken is on fire when it comes to Demand. Zimmer is very anti-development when it comes to height. 11-12 stories are fine, but Hoboken needs to follow the trend of Jersey City because the demand is there.

But I must say the influx of new developments is great.

Earlier this week, the Hoboken community celebrated the first shovels in the ground for a project that will add two acres of open space and a public gymnasium as part of the 700 Jackson Street development. Approved last year, the plan will convert a former tow yard into an open grass area with public seating and a children’s play area.

Across the street, a one-acre public plaza will feature step seating and a tilted lawn panel for relaxing and passive gatherings, plus a large marketplace area designed to accommodate vendors. The design of the parks incorporates green infrastructure and underground water detention systems that will capture more than 450,000 gallons of stormwater runoff, keeping it out of the city’s sewer system and helping to address flooding issues.

Per the deal, the park and gymnasium portion of the project need to be completed and deeded over to the city before construction of the apartment component takes place. Estimated completion time on the park section is 18-24 months, meaning the space should open up by late 2018 or early 2019.

I can't believe we had a compilation for Hoboken. I'm stunned that I didn't know we had one. I've been putting all the Hoboken projects into the NY Mid/Low compilation. :oops: Apparently I commented once here, but forgot. :(

In the days coming, I'll transfer some of those projects here. Lots of mid rises and low rises for Hoboken recently within the last 6 months.

The development is finishing up now and will feature two oversized duplex units, both over 2,500-square feet, and a 780-square foot commercial space on the ground floor. With the additional foot traffic residents walking to the park is expected to create, several other projects in the neighborhood are also including ground floor retail, which should help to better activate the streetscape.

Minervini Vandermark also drew up the plans for another property near the park that were approved last February. 100-108 Paterson Avenue, formerly home to an HVAC company, was razed late last year after being sold to a company called Southwest-1 Development LLC and will soon consist of an 8-unit residential building with 1,000-square feet of street level retail.

The lot, much like the Southwest Park itself, is irregularly shaped and has a severe angle at its corner, necessitating a unique design that incorporates roof decks and balconies. The development will be LEED Certified, feature five electric car charging stations and sport James Hardie Plank paneling on its exterior.

Conforming to Hoboken’s trend of bigger spaces, it will consist of eight three-bedroom units and one two and four-bedroom apiece. Underground parking facilities will be included to hold up to 11 cars, and the building, when completed, will be one of the more ambitious environmentally-conscious projects in the area.

Per Bijou’s Pre-Submission Form, the project will include a white roof or “cool roof” that’s designed to reduce energy consumption, plus a thermal hot water heating system. A rain water harvesting retention system will also be featured in the development and two electric car charging stations will be built in the garage. The project will meet LEED Gold Certifications and “strive for LEED Platinum,” plus Passive House Certification will be obtained.

The non-profit is based out of 301 Garden Street and is currently hard at work constructing an annex, which will house three Head Start Pre-K program classrooms and offices for the organization. They anticipate an April finish for the project and will have the facility up and running for next school year’s Pre-K classes.

Local architecture firm Minvervini Vandermark designed the annex and have been working with the organization for years. HOPES President Ora Welch told Jersey Digs that the firm is a “great asset” to HOPES, who were one of their first clients when they started out. “Everything we’ve done, they’ve been there for us,” Welch says.

The design of the building itself has some impressive almost floor-to-ceiling windows and will feature both an elevator and a 2,000-square foot common rear yard. Construction at the site is expected to commence shortly after demolition is completed.

Records from the City of Hoboken show that the building will be five stories tall and contain 28 residential units. Six of the units will have four bedrooms, 12 will have three bedrooms, six will have two bedrooms, and the rest will have one bedroom. Several units will have roof terraces, and residents of the fifth floor will have a private roof deck. There will also be four retail spaces, each of which will be under 1,000 square feet, on the first floor, along with 36 parking spaces.

The project developer and property owner is FGAM, LLC, which was registered out of Garden Street in Hoboken in May 2014, according to the New Jersey Division of Revenue and Enterprise Services. NJ Parcels data shows that the company acquired the property in April 2016 for $8 million from Hoboken Excalibur, LLC.

A proposed Hilton along the Hoboken waterfront took a step forward last night, although some City Council members voiced a few concerns about the current plan.

The hotel, unveiled last year, would be located behind the city’s historic Post Office on Sinatra Drive between Newark and 1st Streets on a parking lot that the Federal Government owns. Philadelphia-based KMS Development Partners presented plans late last year to build a 20-story, 238 room Hilton against the rear of the existing Post Office building.

The hotel, designed by New York-based Cooper Carry Associates, would feature a restaurant and bar plus a 6,000-square foot rooftop event space that would be utilized for banquets and weddings. The property, which will not feature any condominiums like the W Hotel does, would also have a fitness center and conference rooms.

Per the plan, KMS would also renovate the Post Office and add an underground parking garage for their vehicles. The company says the hotel plan provides the only opportunity for the city to change the Post Office’s parking easements at the property, as the redevelopment contract they signed with the Federal Government will be terminated if the project is voted down.

Last night, the City Council voted 9-0 to adopt their Post Office Redevelopment Plan, which was drawn up by Maser Consulting and released last week. Among the new details in the plan are requiring a slender design to the structure to minimize size of the shadow that it would create on adjacent Pier A Park. It also calls for the hotel to have one or more restaurants or rooftop bars open to the public.

The Council also voted 9-0 to refer the Redevelopment Plan to the Planning Board, who will review and make recommendations for the project. Despite the unanimous approval, some council members voiced concerns about the current plan, with Councilman Ravinder Bhalla calling the proposed height “grossly out of scale” with the surrounding buildings, which are all less than five stories tall.

Toll Brothers City Living recently announced the start of construction at its mixed-use development 1000 Maxwell Lane in Hoboken. The 12-story development is slated to deliver 110,800 square feet of speculative office space, street-level retail, and five stories of condominiums.

As previously reported by Jersey Digs, plans for 1000 Maxwell Lane call for five stories of condominiums ranging from studios to three-bedroom units. Eight of the top floor units will have private terraces while the roof will consist of a common terrace and a 6,000-square-foot green roof.

Designed by Marchetto Higgins Stieve Architects, the 14-story building dominates the surrounding public plaza as one of the tallest structures in the immediate area. Negotiations Continue For The Redevelopment Of 83 Willow Avenue In Hoboken, New Jersey

Community meetings organized by The City of Hoboken and a local developer will determine the outcome of a major rezoning initiative known as the Public Works Garage Site Redevelopment Plan. The initiative was launched in 2006 to replace a partially derelict municipal parking garage and surrounding parcels with a mix of residential, retail, and publicly accessible area.

One of the proposed new buildings at 83 Willow Avenue is the primary focus of the most recent meetings. The site is located at the intersection of Newark Street and Willow Avenue where there is an existing parking facility. For construction to begin, amendments to the existing redevelopment plan would need to be reviewed to ensure consistency with previous drafts of the agreement.

The parking lot is owned by 83 Willow Ave Apartments, LLC which has retained Nastasi Architects to design the new building. If the proposals are approved, the facility would be replaced with an 11-story mixed-use building. The structure would contain 2,000 square feet of ground-floor retail, three levels of parking on the second through fourth floors, and 42 apartments.

The residential component would comprise a mix of 21 single-bedrooms, 13 two-bedrooms, seven three-bedrooms, and a four-bedroom unit. Select units will offer private outdoor space along the perimeter of the building. Four units will be marketed below market-rate as affordable housing units.

After a drawn-out process that involved taking the city to court, a Bedminster-based company has been cleared to construct a mixed-use project that includes significant space for one of the largest youth mentor groups in the country.

During their August 5 meeting, Hoboken’s zoning board approved an application from Advance Realty for several parcels they own at 1417 Adams Street. The land totals about 20,000-square feet by combining eight lots, including one that runs all the way through to neighboring Grand Street.

The second and third floors of the project will each contain about 3,000 square feet of office space. As part of the deal, Big Brothers Big Sisters of Essex, Hudson and Union Counties will be given 3,000 of those square feet free of charge for the next 15 years. The non-profit’s chapter included a letter of support in the development’s application and CEO Michele Williers told the city’s Zoning Board back in 2017 that they intend to use the space as a satellite location for their programs.

The apartments in the development break down as 10 three-bedrooms, 17 two-bedrooms, 30 one-bedrooms, and a single studio. A pool and a 3,811-square foot common landscaped courtyard plus five private outdoor spaces are included in the development, which will also sport a green roof system.

The development will incorporate six affordable housing units per Hoboken’s regulations and a total of 66 parking spaces will be included in a garage, 31 of which will be mechanical and utilize a triple parking system that stacks cars in an effort to save room.

North End Redevelopment Plan amendments proposed

On March 3, the Hoboken City Council will vote on the final reading of the North End Redevelopment Plan after the council reintroduced the plan with a myriad of amendments on Feb. 17.

The plan reimagines 30 acres of Hoboken’s primarily industrial northwest and sets the permitted uses and development standards for the North End Rehabilitation Area roughly bounded by the 14th Street Viaduct to the south, Park Avenue to the east, 17th Street to the north, and the Palisades Cliffs to the west. The Hudson Bergen Light Rail line runs along the western and northern edges.

The plan includes a proposal for a new Hudson-Bergen Light Rail station, public open space to connect to a city-wide green circuit, a mix of new commercial and residential uses, a minimum 10 percent affordable housing set aside, a pedestrian-oriented retail corridor along 15th Street, a pedestrian promenade along Clinton Street, and the raising of streets to accommodate underground flood infrastructure.

It includes guidelines for establishing a multi-modal circulation network, including integrated bike lanes, shared parking, new parks and open space, sustainable land use and development, and new public infrastructure.

Building heights would range from five to 10 stories. A minimum of roughly 1,134 units could come to the area, with the majority of buildings being mixed-use with ground-floor commercial space. :cheers:

Ironstate is permitted to develop a new 165-foot-tall building at the Observer Highway parcel and the company will be pitching their latest Urby concept for the lot. Designed by New York-based BKSK Architects, the tallest portion of the development would rise 16 stories, with nine-floor sections constructed along Park and Willow avenues.

The potential Hoboken Urby complies with the Redevelopment Plan density limits and would include 360 apartments. 40 of those spaces would be set aside as affordable housing units and 151 garage parking spaces are included in the plan.

The development would feature two floors of retail set to front Observer Highway. The ground-floor plan includes a 7,139-square-foot storefront plus a 4,427-square-foot space, while the second story would sport a 7,197-square-foot retail spot and another 3,193-square-foot space accessed by stairs and connected via an outdoor patio area in front of the development’s lobby.

The future for Hoboken’s spin on Urby is likely to be clarified in the coming months. The city’s planning board is scheduled to discuss the application’s completeness during a subdivision and site plan meeting set for July 1.

Proposals to redevelop and expand the historic Neumann Lathers Industrial Warehouse at 300 Observer Highway in Hoboken, New Jersey, are again under review by local officials. Initial plans to redevelop the property into a mixed-use commercial hub date back to 2015, but have failed to gain approval from the city and support from community leaders.

Renderings from Nastasi Architects reveal a sprawling complex with at least six buildings surrounding an open-air courtyard. Most of the buildings will top out between six and ten stories and with red brick façades that maintain the historic character of the neighborhood. Some of the taller structures will feature three- to four-story additions enclosed in light gray cladding and floor-to-ceiling glass.

The tallest building would top out at 16 stories.

Current plans call for the creation of 375 residential units, a parking garage, and a small percentage of affordable housing units. The courtyard will feature roughly 32,500 square feet of public space and will be flanked by retail and dining options. To improve the property’s overall resiliency, the courtyard will feature infrastructure designed to capture up to 120,000 gallons of storm water that can be harvested and reused.

Project: 1404 Willow Avenue

City officials are now reviewing proposals to construct an eight-story mixed-use building at 1404 Willow Avenue in Hoboken, New Jersey. Designed by MVMK Architecture and developed by Advance Realty, the building will replace an existing Hertz rental car facility with two ground-floor retail spaces and 52 rental apartments.

The building’s façade will feature a gray cementitious veneer on the first two floors. Beginning on the third floor, the envelope transitions to a dark red brick with a similar gray material framing each residential balcony.

Available units will range from studios up to three-bedroom layouts. At least 10 percent of the apartments will be marketed as affordable housing units. Amenity spaces will include a communal lounge on the second floor, bike storage, additional common space on the top floor, and an outdoor roof deck.

Tenants will also have access to 28 off-street parking spaces across the street in a building that was also completed by Advance Realty. The retail spaces are expected to include a restaurant and a café, both with outdoor seating.

If approved, construction is expected to last around two years.
