FYI - Low floor move in dates are tentatively scheduled for May 8th, with the rest of the building in by June.

Center City District is NOT the Department of Revenue. Everyone in the city in a condo now has to pay this, new or existing. My association had the same thing in their amended documents. You might want to re-read them or ask an attorney in Center City what that means. It does NOT mean you don't get a REAL ESTATE tax abatement. You know the people dressed in blue and green that walk around the city sweeping and cleaning out trash containers? They are with the Center City District. The abatment on that means that condo owners who previously were not assessed to contribute to Center City District services, will be from now on. My assessment was $0.21/square foot per year which worked out to roughly $250 a year. I saw the word abatement and was also confused. The Parking Authority can give you an "abatement" on your penalties and interest on parking tickets, the city can issue a 10 year tax abatement on real estate taxes and the CCD has given abatements on its services as well. That's all it means. Again, Center City District does NOT have anything to do with real estate property taxes.

It's not the material, it's the design! BTW, Minima in old city sells the Louis Ghost Chair for $500, but you can find it online closer to $400. For about the same amount, you can have something a bit nicer, IMHO.

hey guys, just got back from florida so sorry bout the lack of post,, deangelo brothers showed up this week, they have been grading and getting ready for concrete and blacktop, the paint should be starting within the next two weeks on the outside, rumors are june is move in time, not so shure about that, unless overtime is presented.. any questions?

Is there a lighting scheme. I know residential buildings sometimes don’t have them, but does this one?

And I’d hate to beat a dead horse, but the “decorative” mesh on the parking garage, that’s just how its going to look right? We shouldn’t be holding out for ivy should we?

Has the retail rumor mill started yet? You have any insight on that?

What is the design for the resident’s entrance on the side? I see the black-wrapped concrete. Is that being covered with…I don’t know, glass tiles or something?

hey fellas, ive been kind of distant from most of the crew, my gang is responsible for running the electric to the east side where the hoist was taken down, were up to 36 and should be done in a week and a half. after that i should have some news about the first floor...

im very suprised at the fact there is no lighting on the balconys..

the word is, the parking garage is staying like that, but the rendering shows alot of landscape work, the lobby is taking shape.. once they lay the road in between trader joes and the murano, thats when the mesh will fit, right now there is no contrast...

Just heard from a friend whose company just won the bid to do all the new electrical work, that MORTON'S STEAKHOUSE is moving to the old AAA building on Market Street, across from the Murano. The rennovated building will also house a new GOLD'S GYM, a liquor store and a high-end banquet space on the top floor and will have hydraulic valet parking below. Score another point for Market West eh????!!!!!

Murano is looking mighty fine...best new building by far in Philly, in my opinion. It also provides the best optical illusion in any city: giant building up close and really small from afar.

This looks great from 30th street station

Anyone remember the view from 30th Street station looking east even 4 years ago? The building at 2200 Arch Street was in shambles and looked like a bombed out warehouse prior to the Oren Bros rennovation. Comcast Center obviously wasnt there so you had that open gap. And the Murano wasnt there making the space between the PECO building and Commerce Square look ridiculously large.

And this what thousands of visitors to Philadelphia would first see. Amazing how things change that quickly in just a few years. THe view now is clean and impressive.

Bulding is topped out, garage is finished, exteriors only need to be painted. Inside is being finished up, move in for summer 2008 I believe.

I can't beleive I'm going to make my first post about this but I suppose I have to.

Seriously ND, just stop. When I see new posts in a thread I read it hoping to find new information or ineteresting conversation and not inane comments about nothing. If you don't have any new information or anything constructive to add to the conversation beyond what has been said (or requesting information that clearly would have been posted it people had it) then just don't post anything, you don't have to write something in every thread every day, go outside and read a book, maybe exciting things will happen tomorow.

Asking ND to stop what he is doing is like asking a child to stop running around... eventually he'll get tired and he'll stop. And by the way, I love the Murano and the name fit the building very well.

this building has become truly beautiful now that the crown has been filled in. (yea.. old news, but i was away)

also somone recently said about the garage coming together and starting to look nice. im not in the philly area myself so if anyone who has the time to snap a few pics of it so the rest of us could see whats going (if there is stuff going on) it would be appreciated.

The building looks pretty tall.. Its funny how this building makes the twins next to it look really tall!! It has a great effect on the skyline.. Love the updates everyone..

One of the guys you can see in the picture below may well have been messing with me but he said that the mesh around the garage was going to have some sort of solar panelling or something like that put on top which would light the garage up at night. He also said they were due to be completely finished the ground work by June 1st which I do tend to believe.
Time will tell.

What a building! I think it's my favorite new one, even more than Comcast which is really saying something for me. I'm sorry if this has been asked before, you can slap me if needed, but

1) are any of the units being outsourced to other contractors to customize each floor according to each resident's preferences?
OR
2) same as number one but with the same contractors that built the whole building?
OR
3) is there a set number of floor plan choices for residents to have picked from already?
OR
4) or are all the floor plans more or less the same?

Also, there were two interior color schemes available: light and dark. Nothing else to choose except floorplan which are considerably different. See website.

I think when the garage is done, it will look spectacular just like the building. Well almost like the building :)

Look at the renderings on the website, it appears that black curved piece is the main entrance and it looks great. I'm quite sure they are concentrating more on the building where the tenants are expecting to move in soon as opposed to the garage at this point.

Let's just give it time and enjoy how it plays out.

If it is terrible when it is done, they we can all complain on how they screwed up a jewel in the city.

Great news! Unfortunately I don't get into the city enough to see the progress, so if anyone happens to walk by and can grab a quick pic please, it would be greatly appreciated! I only ask because it seems like the Murano has fallen out of our consciousness a little since it's virtually completed. :)

Anyway, they suprised me on Wednesday by broadcasting "The Morning Show" (Angelo, Al and Rhea) from one of the Models Apartments in the Murano ... cool idea ...

i still have not been in the building but they sounded like they really loved the place ...

It looks like they're prepping for a "living wall." It's all the rage now with parking structures, like this stadium in the UK:

This is part of what Trump Tower Philadelphia plans to do to be "green":

As part of the "greening" of the building, all roofs--barring a small portion of the tallest roof--will be landscaped and will house recreation areas such as the swimming pool and serenity gardens. The roofs will be designed to retain rainwater and self-irrigate, eliminating the need to use fresh water for the plants. Condensate from the air conditioning system will also be collected and used for watering. Any excess rainwater that collects will be purified and released into the Delaware River. Living walls will help filter out fumes from the parking garage. In addition, the building is set on a former brownfield industrial site, and 35% of the land will remain undeveloped, leaving some open space.

Based on the research I've done, it certainly seems like the steel mesh on the garage walls could easily accommodate a "vertical living wall." If the builders don't put one in place, I really hope the new condo board will. The living wall would perfectly complement the green spaces on the other side of JFK. Also, talk about great press for Murano and Turner if they surprise everyone with this new green addition to Philadelphia. It would make major headlines if they turn this rather ordinary garage into something very distinctive for relatively few dollars. The arch critics would love it, and so would the Greenies. I'd even pressure my friends at the New York media houses to write up a story or two.

check out www.g-sky.com and www.greenscreen.com. it looks pretty simple to install and since Ivy climbs, the bulbs would be planted at the bottom of the screens and work its way up. but they have other, more complex designs and species to choose from as well. looks really intersting.

But, of course, God does provide alternatives. Murano doesn't have to use ivy. Here, in Scranton, there's wisteria that climbs four stories on a garage at the university. It's drop dead beautiful when in bloom. Ivy's benefit is that it's evergreen, so the leaves would remain as cover in winter.

Jogged through Fairmont Park today, and I have to say, the Murano looks stunning from the banks of the river. This building has lived up to the hype and is a huge win for Philly.

What a beauty, thank you for sharing the pictures. This building was announced way after the Mandeville Place and it has become a reality and Mandeville is on limbo.

Thank God they're going to put trees in the sidewalk. Market St. needs such landscaping badly. Hopefully the roof will be lighted, too. It was designed for a little bit of light!

I was thinking the exact same thing walking around in the sun yesterday...a lot of the business district could use some nature badly.

Market Street really does need the trees. Does anyone know if plant over the subway tunnels requires any additional thought, or are they deep enough to not be a concern?

adding trees shouldn't matter. extra weight is negligible.

It's not about weight...it's about roots compromising the structural integrity of foundations, tunnels, and other infrastructure.

well, trees with especially voracious root systems (willow trees come to mind), may be a concern, but many other tree species don't affect sidewalks as much as one would think. there are plenty of street trees in center city already.

it is interesting to note that such a prominent corrider such as market street is surprisingly bereft of them, and of pedestrian-scaled lighting (both of which make a remarkable difference to the pedestrian experience...you wouldn't think so just talking about it, but actually experiencing it is another thing). Large container trees, like the ones lining chestnut street in front of Domus (34th & chestnut), are another example of street trees, one that demonstrates an artful way to grow trees that might have incompatible root systems.

I wasn't really thinking about sidewalk damage because that's pretty unimportant; more about sewers, water mains, and concrete walls of the market street subway. I'm glad to hear that they don't do quite as much damage as I expected, especially after reading the post that Palms made yesterday about Market Street in University City:
"Since the project’s original design, several changes have been made. For instance, the original plan called for trees within the median but "We cannot plant trees in the median as the roots will not be able to grow (since it’s above the subway)..."

It would be very inexpensive to plant them in the near future compared the value they add to the "pedestrian experience". Anyway, sorry to wander off-topic

Trees are shortly going to being planted on Market Street and 22nd along the building sidewalk.

And in brand new news, the property mgmt has informed me that the Trader Joes apartment building facade that faces the Murano residents will be covered in Ivy.
That side of the TJ building is an eye sore currently so its a welcome change.

Units are 75% spoken for. People began closing in mid June.

Per retail, their have been several offers by everyday shops (read: conveniece stores) for the space but they have been rejected. P&A Associates is looking for a true high-end retailer and is still on the lookout.

I'm interested to learn if the street between Trader Joes and Murano will be widened. Also, some pavement work on 22nd Street would be nice.

To clarify a few items:

I have it on good authority that the parking garage will not be clad in any plantings or any other material other than what is currently installed. The garage is a naturally ventilated structure, so there are requirements for air flow in the openings. When the stainless steel screen was designed, it was coordinated with the parking garage architect to maintain the correct air flow percentages per code. The result of that study is what is installed. The intent of the screen is to breakup the overall mass of the garage while keeping the required ventilation requirements open. Not an easy task by any means.

Trees are required to be planted along Market, 21st and designed for the entry drive. There was no impact with the subway tunnel along Market. The tunnel is rather deep and further centered under Market Street, rather than the sidewalk.

There is no lighting at the top of the building. Never designed for this.

I have been watching this forum for the last 2+ years and am glad that everyone has a positive response to the design and execution.

haha, so SOMEBODY'S getting ivy. i'll take it!

why the need to have a luxury retailer?? i know market street is changing and all, and i also would agree that having a convenience store wouldn't be a good choice for such a space, but maybe a restaurant? lounge? chop it up into 2 spaces and make a boutique and a premium-ingredient smoothie place (PINKBERRY!!). Luxury for the sake of luxury i don't think is right for this location. Walnut Street has luxury, which begat Chestnut St luxury (in some places), it was an organic procession. This feels slightly forced. But far be it from me to bar a business that thinks that the space would be great for their brand. I just don't see people walking to a singular store removed from the traditional high-end retail ghetto of Walnut Street.
