They are tests... I think they will be doing this for a month or so. They started last week.



According to my sources (not as reliable as yours mind you ;)) they are supposed to begin excavating this month, once they have removed excess ground water which is now underway "de-wetting". That is expected to be done by mid February (though I think that is rather ambitious estimate). I don't think that the test driving of piles will take as long for 621CM as for 301 CM (since 301 CM is substantially taller). Of course that's just my opinion.

The machine in front looks like it is a smaller version of a pile driver. Maybe it will be used to place the retaining wall which would consist of steel piles. Maybe there is a stack of them between the two upright concrete piles on the left.

U.S. Bank claims Capitol Mall office tower

The new 25-story office tower developer David Taylor is building at 621 Capitol Mall has a new name, lender and tenant.

Groundbreaking for the 356,000-square-foot office U.S. Bank Tower is scheduled for March 10. Terms of the lease are still being concluded, but it is considered imminent, said Taylor spokeswoman Marika Cronin-Rose.

The bank has taken naming rights on the building, where it will take 34,500 square feet of office space. Part of that will include a 4,500-square-foot branch at the ground floor. The building is expected to take 24-months to build.

Terms of the lease and naming rights were not disclosed.

U.S. Bank is now in 30,000 square feet in the U.S. Bank Plaza building at 9th and J streets, overlooking Caesar Chavez Park and Sacramento City Hall. The new digs will overlook the Capitol. U.S. Bank has not yet disclosed plans for its current site or whether it will keep the branch there or close it.

Taylor's effort to build the tower gained momentum when he signed anchor tenant Downey Brand LLP, which is taking 85,000 square feet in the new building.

With U.S. Bank, the building is now 40 percent pre-leased, said Cronin-Rose, who added that U.S. Bank is also a construction lender on the project.

Taylor has built several signature buildings in downtown's skyline, including the Esquire Plaza, Sheraton Grand Sacramento, the new City Hall Annex and 1201 K St., popularly known as the "Ban Roll-On" building.

The 73-story U.S. Bank Tower in Los Angeles is the tallest building on the West Coast.

Yep. Hopefully this is just the first of 5 Captiol Mall towers. There's a good chance all will be under constrcution before the end of 2006.


I would say 301 CM will be next to start (real) construction).
Then Aura and finally 500 CM. Thankfully even though it's going through a redesign, the application and EIR have continued to move forward. It should be out of the Matrix in time to allow a constrcution start this year. 500 CM is being bankrolled by the developer.

The Mayor and City Council have stated it to be their goal. Actually I think that becoming the "most livable city" is a lot more realistic than becoming a "world class city" . (The old stated goal). We don't need to be 'world class'. Nor do we need to be the biggest or the grandest city. But we can look at what other cities have done right and work to do it better. A city known for it's accessibiltiy to arts, culture, entertainment, education, transportation and a vibrant central core.


That's not to say we need to have a Symphony on par with SF or restaurants equal to those in New York. What I am saying is that we should strive to create a community that enhances the qaulity of life for everyone who calls Sacramento home.

We have blank slates in the railyards and along our waterfronts and a relatively young skyline that is really just beginning to grow and take shape.

We have approxiamtely 40 miles of Light Rail primed for Transit Oriented Development and an old industrial/rail corridor (R street) that would be coveted by many other cities. <<<(It will be interesting to see what Sacramento can do with it).

We have a system of bike trails and parks that attract more visitors than Yosemite Valley and two large rivers.

Maybe I am wrong, but I do not think CG doubts Sacramento's potential. I think he simply wants to know how "livable" is defined and who is defining it.

Now my two cents:
I think the area is already very livable. It may not be the Utopian Leftyville model, which many people on SSP worship; however, Sacramento is livable (I will agree it needs A LOT of work though).

I really was wondering if the City had actually adopted some policy stating "most livable city" as a goal, or rather it was something created out of thin air by one of the SSP posters.

If it was an actual policy, I wanted to know how "livable" is defined by whoever set the policy. Does it mean parks and open space, which families cherish? Or does it mean lots of coffee houses which appeal to single urban professionals? Does traffic congestion come into play? What about air quality? Water quality? Qualtiy of educational institutions? Is mass transit a high priority, or a black hole for money? How about noise pollution? Preservation of historic buildings at the expense or denser development? Should we pursue policies that make housing more affordable, or continue to institute social policies which drive up the cost of everything in the region?

You see there can be many different perspectives on what makes a city liveable. I wanted to know if this term had been defined and put into a policy by our city. But now I see where it really comes from.

Oh, and enigma, I know you find this hard to believe but there is more than one person out there that does not agree with you on everything. I am not Majin. Let Brandon deal with Majin on their bet.

However as I had already pointed out, the "city" (the Mayor and City Council in other words) are promoting the idea of the most livable city in California. The Mayor reiterated that goal in her State of the City speech just the other day.

If I misread your question or read skepticism in your post (since I had alreay answered your question before you asked it), then you have my apology. However given the depth of your negativity and misinformation I think most people here will understand why we are at times skeptical of questions you post. As far as what defines the "most livable" I would have to conclude that is simply subjective.

I just recommend that you look objectively at things. Articles that you post and observations always appear to have a negative slant or seem intended to cast a shadow of doubt. It doesn't take a "clairvoyant" to see it either. ;)


In any case, none of this has anything to do with 621 CM. So I will take this opportunity to ask innov8 to post some recent pictures of the site, when the weather clears.... :yes:

Drove by the site today and noticed that they have built a concrete retaining wall around the entire excavated hole at 621. It doesn't look to be 16' deep and I can't imagine they're going to go down beneath where the retaining wall stops.

I think they might dig down a bit further than seen in the last photo.
When people are walking around in the hole it really gives a better idea
of how deep the hole is.

Moving on up: The California Restaurant Association is not only going to be a tenant in David Taylor's new high-rise under construction at Sixth and Capitol Mall. It's also an equity investor in the 25-story project, to be called the U.S. Bank Tower.

The group is investing an undisclosed amount of money to become part owner of the building. The other major investor is the Lewis Trust Group.

Where is CRA coming up with the cash for its investment? A small portion could come from the pending sale of its current headquarters, the former Wells Fargo building at 1011 10th Street.

That building -- with its immense lobby, ornate 35-foot ceilings with skylights and a three-panel Millard Owen Sheets mural on the back wall -- is a downtown treasure. The buyers are local investors Majid Rahimian and Abe Koshfan.

A CRA spokeswoman says the group will lease back its space in the building from the new buyers -- until the Taylor project is ready for occupancy in April 2008.

The base for the crane is being set... we will not see the crane rise
till November from what I understand. There is a lot of work to be
done on the foundation before steel starts to rise. The base for the
crane will use 80 yards of concete. it's 16' x 16' and 6' deep.

The amount of sluge that comes out of the hole when the pile

Judging from where they intend to place that crane for 621, it seems as if the crane will be over lapping the Aura project...

Remember that 621 is on CM but 601 is oriented toward 'L' Street. Aura's crane will probably be on 'L' St., so that should give them the room they need.

There may also be some cooperation between the two sites for crane use. This may keep one project or the other from bringing in smaller cranes for short times.

^ I've spoken with the area superintendent for 621CM... even though 621CM
and AURA are being built at the same time they will basically just be good neighbors.
Both towers are being built by different construction co. and have different
deadlines to meet. From what I understand, I don't think they will be sharing
much more than the property line between them.

Those barrels have actually only be out there for about 5 or 6 months after they
closed the parking lot. Those barrels have soil samples that were taken from the site.

See that dark area under the driver... every time they insert a new pile
into the ground a gush of water and mud spews out of the hole like
a fountain as the pile falls into place. As the driver pounds it into
position the surface area becomes saturated with mud.
I'll get down there next week and take a few pics of this happening... it really cool. :yes:

When they send the drill down mud will begin to flow out of the hole... as you
can see by the puddle in the picture. So much came out that they needed
to scrape it away (as seen below).

Tom McCarthy is happy to report that the last construction piles have been driven for the new office building going up at Sixth and Capitol Mall. "The worst of the noise is over," he says.

McCarthy is operations director for the Downey Brand LLP law firm, whose offices are right across the street from the construction zone.

Lawyers usually come to him when they have problems with their work space. But during the ear-splitting pile driving, none did.

Maybe that's because Downey Brand will be an anchor tenant in the 25-story building that's to be completed in early 2008. Without the law firm's commitment, construction might not have begun.

DB's lawyers, McCarthy says, realized the racket was "partly our doing."

Structural steel will start to rise on October 9th, and the main crane
for the site will rise in November. There will be a smaller crane on the site
to start building the garage and lower levels of the tower first. :tup:

Beautiful, I cant wait till the end of next month when Ill be home to see(and hear) the progress of the "goingsons" in downtown. Oh and eat at my favorite mexican restaurant Sal's of W. Sac. #1 deal here I come.
