At this point the City and its municipalities are torn between lowrise developments and highrise developments. There is growing support for highrise developments although a number of vocal groups are in opposition.

Strange thing is that in the suburbs a 17-storey highrise was approved with virtually no sweat. Downtown and in the peripheries of downtown anything over 12-storeys creates commotion.

There is a civic election coming up this fall that could see several pro-development councilors take power and things "could" very well change.

The total CRD is 365,000 I believe. This includes the Gulf Islands, I never have figured out why they include this in Greater Victoria. Well what ever....When you actually look at all the new Buildings coming it's pretty amazing for this city!!! I am also excited to see what is in store from Town Line....The Old Hudsons Bay Building and Parking lot.....I really hope it is going to be 20 stories!!! Can only cross my fingers. If it is I bet Pam would faint!!! ---BOB---

Wow! Victoria has a bunch of new projects going on. I haven't been to Victoria since I finished college in Seattle in the late 80's.

Some of those projects have very nice and modern designs. They remind me a little of some of the buildings I saw in Germany and Holland when I was there a few months ago.

Damn! It's not like there are any really tall buildings going up but the quality and quantity of these mid rise projects is quite impressive and Victoria is apparently having alot more construction activity than many cities that are much larger. The Waterfall building is slated for the parking lot at Douglas Street and Courtney. Locals know the site as the old Classic Car Museum lot. The Empress Hotel / conference centre is kitty corner at the bottom.

Naysayers have already voiced their opposition, but they've been losing most of the high profile battles lately so hopefully the trend will continue. That parking lot is a major league eyesore.

Big parking lots are becoming an endangered species in Victoria all of a sudden. Two new highrises (20 and 16 stories) are almost complete on the lot beside the green tinted Marriott Hotel at the right, and two more buildings (12 stories) have been approved for the parking lot in the lower right (which has since been excavated). As usual, the height of these new buildings is causing a stir, even though the tallest of them is only 20 stories. Victoria's reigning tallest building was built in...1969.

Good times. Let's hope all of these new proposals get built before the real estate bubble bursts. In my opinion Victoria is defining itself pretty well as a small city with high quality architecture, even if the buildings themselves aren't particularly tall. The raging anti-development crowd claims it's the end of the world and the suddenly emboldened pro-development crowd wants 30 story buildings, but if they'd both just calm down for a moment I think they'd realize we've arrived at a pretty nice compromise.

We have only had one 20 story building built this year with a 16 on the same lot. The reason for that was because BCBC dump over ten million dollars in restoring St. Annes for that zoning, before selling it. All other buildings in this town are 12- 14 stories, exept for the waterfall at 18 but this is due to the huge lot it is being developed on. The chard tower is the next tallest at 14 stories, all other buildings are at 13 and lower. I can't see how that is a happy comprimise in a city of 400,000 thousand people. I would be happy with 20 and 23 story buildings, like the ones we now have, three in total. One built in both '69 + '71. So I think it is a good thing that there are people who care about the flip side of Nimbyism, and are speaking out.

hahahhaahaha!!! I am not complaining I think it's great. I just think it's a good thing to have a balance of views. if just the nimbys speak out then as they say "the squeeky wheel gets the oil." But we do have a ways to go with the hieght issue. I love the design of the new buildings, and how they are acting well with the street socially. With retail on ground floors. and some commercial spaces in some. It's really nice to see. I just think we need some a little higher. I would like us to break the 20 story range......don't forget this is a skyscraper site ;) :D Cheers all --BOB--

It's amazing really. These buildings sell out way before construction starts. The problem we are having is that there is such a labor shortage here. It takes quite long for some buildings to get started, and since they are presold some developers have had financial strain due to raising construction costs and unskilled laborers. Victoria has the lowest unemployment rate in the Country, it's good in one sense but it’s holding back our growth right now. Funny how it all works hey. Another reason for this is that on top of all these high-rises going up, there is also five or six multi thousand plus subdivisions being built in the burbs right now.

Timeline: start construction as soon as possible and not worry about marketing, at least the whole tower, until construction is well underway and costs are more realistically appraised.

But alas, the lack of tradesmen is pushing developers to line up contractors months and months ahead of time even before final drawings and plans are worked out (which will start immediately).

Expect soil and excavation preliminaries by Summer 06.

I have never seen Victoria have so many cranes in the air. From Sidney to Langford I think I have counted 13 cranes operating new buildings. Then on top of that there is two huge Subbies being built. Royal Bay total living population (20,000 ) and Bear Mountain even Bigger With 3,850 houses etc, then Goldstream estates at 1,100 homes and many more thousand home developments. I would much rather see more of the highrises going up.

Can you guys believe that we have a green member on City Council for the first time this year. She voted against the Project that Mr. Black posted as she said it didn't suite Downtown and that concrete buildings are around for a long time. <--- ??????

Townline, a Vancouver Development corp. is going to publicly unwrap its proposal this week for three different properties Downtown. All three properties are going to be under one developement proposal. Two of these properties are complete city blocks!! I have posted a map of the city below. The properties affected in this proposal are blacked out inside the red circle.....Waiting to see what is in store!

A new project is slowly making its way through the process. Holden West scooped up the details for us and it looks as though the developer is planning either a 24 and 15-storey project with a two-storey podium split up with walkways or a 10, 14 and 16-storey project.

Below are some mockups I've quickly drawn up to give an idea of the scope of the project. Holden also mentioned the architecture will be top notch, a new signature development even.

Next Chard Development will be on Johnson Street. The building in question is the Peacock Billiards building. The owner of this building has agreed to Chard's price and is looking for a new place for business.

David Chard has built the Centra Gas Building, The Corazon, and soon The Romeo's Tower on Johnson St., less than a block away from this new site.

The latest significant proposal for the Victoria metro is Royal Roads Place, at 105m (345') and 29-storeys.

>160 residential units are envisioned. If approved at 29-storeys, this will be the tallest building in the Victoria metro and the tallest on Vancouver Island. It will also be the tallest building in BC outside of the Vancouver metro.

Colwood's 29 story condo tower has been approved. Assuming it actually gets built, it would be the tallest building in Greater Victoria. There are several highrise proposals in Victoria's suburbs right now. This is the second one to be approved. The first one was 17 stories and it was quite a few months ago, but as of yet construction hasn't started.

This is a 20-storey suburban tower to be built atop a mountain. It's called Soaring Peaks but I wouldn't go so far as to call it the king of the hill. Far from it...

Remember how the newspaper loved to call this boom "the greatest development boom in Victoria's history"? Clearly it wasn't, but they kept saying it...and now here we are a couple of years later and -- what do you know -- it may actually end up being just that.

New 15-story proposal in Langford, called "Langford Station". The rendering seems to show only 13 stories. I added it to the list on the first page of this thread.

i spent a evening in victoria from an alaskan cruise last july.
that's one of the most beautiful cities i have been to. western canada is so much more beautiful than the us east coast... the east coast is so ugly in comparison:slob:

The Art Gallery of Victoria's deal with Westbank for a condo/gallery complex was quashed by the city. So now Westbank has plans to build a smaller condo complex, minus the art gallery building:

Victoria is certainly booming. It is too bad there is little Victoria representation these days on the forum with a lot of the traffic going to vibantvictoria.ca. I think there needs to be some serious Victoria bragging going on, particularly in the Canada subforum. Victoria blows all other mid-sized Canadian cities out of the water, and perhaps even some of the larger ones.
