Mad! Why the sudden rush of towers?

LeeWilson
Jul 14, 2005, 2:33 PM
It's not exactly a sudden rush, though there has been an increase in the past couple years.

Here's the number of 99m+ buildings completed or expected to be completed for each year:

1992 - 9
1993 - 8
1994 - 16
1995 - 14
1996 - 14
1997 - 5
1998 - 15
1999 - 8
2000 - 19
2001 - 14
2002 - 21
2003 - 33
2004 - 25
2005 - 22
2006 - 31
2007 - 36
2008 - 19

Nice, nice to see such tall towers like the Nishi-Shinjuku 3-chome office tower being proposed. Still I'd love to see them build some nice trademark building for Tokyo.

I thought earthquakes were a major problem to build higher but Taipei has earthquakes yet they built that super tall tower, so I think a safe tower can be done with good engineering.

Thx Lee for posting. Some weren`t known to me. I knew though that 2007 was going to be the most productive year ever.

I like the world city project. it`s so huge.

There`s no need for taller things. Tall towers are good in getting an image that you advanced, they are a statement, but they aren`t cost efficient.

Tokyo doesn`t need a trademark tower. it has Tokyo Tower for symbol, and for the rest let the neon speak for itself.

Thanks for the updates and the keeping the list, LeeWilson.

Tokyo has quite alot going up. I dont know how long you have been there, but have you noticed any major or visible overall change in the density or "vertical density" of the city over the last few years from all these towers going up? Or is tokyo just so big that this boom hasn't had much of an effect, so far at least?

LeeWilson
Apr 1, 2006, 4:10 AM
A lot of the buildings (primarily residential ones) are slightly isolated, or at least not right up near other ones, so they sometimes go up without having a huge impact. I've been here for only three years, and it took me a while to get really familiar with most of the highrises in Tokyo. A lot of the construction is pretty spread out, but some of it is concentrated in certain areas, and with so many buildings going up, it's hard not to notice them all.

For example, the six tallest buildings in this picture (including the not so tall but large building in the bottom left) did not exist when I first moved here.
http://akiba.ascii24.com/akiba/column/akiba1chome/2005/04/20/images/images771844.jpg

The area around Tokyo station (Marunouchi/Otemachi/Yaesu) is also changing. Also Shibaura/Mita and Shinagawa (Konan) are changing a bit with mostly residential highrises. Shinagawa changed drastically a couple years ago with a bunch of office buildings near the station, but was basically complete by the time I arrived.

Thanks for your interest.

I must agree with you that a lot of the new buildings look boxy, but there have been some really interesting designs go up in the last 10 years or so:

NTT DoCoMo Yoyogi Building, Metropolitian Government Building, Tokyo Mid-Town Tower, Roppongi Hills Mori Tower, Shinjuku Park Tower, Opera City Tower, Saint Luke's Tower, Ministry of Defense Building B, NTV Headquarters, Izumi Garden Tower, Shiodome City Center, Dentsu Headquarters Building Tokyo Mode Gakuen Coccoon Tower, Shinjuku Oak Tower, Cerulean Tower Atago Green Hills Mori Tower, NEC Supertower, Mita Project, NTT DoCoMo Shinagawa Building, as well as the cluster of buildings they made in Shinagawa and the others in the Shiodome area.

I think the problem is that the crazier designs involve different styles of structural support, and they haven't got good enough technology to design them big and wacky in a place that"s expecting to get hit by a huge earthquake anytime now.

For really interesting buildings and creativity that beats most cities I have seen, you have to step away from the skyscrapers and look to the buildings that aren't so tall. But, this is the skyscrapers page so I will shut up now. :)

Thanks for replying. I would say you're mostly right on all counts there, except that I think your list of examples of outstanding buildings shows that some imagination is indeed possible. Sometimes we get a nice one. As for lowrises, one I like that is interesting and easily noticeable is the New National Arts Center Building:

http://kstyle.s57.xrea.com/img/nact02.jpg

Anyway, I've been a little lax on the job here. I haven't had the chance to get out to some of the places to confirm construction or completion, but the following buildings are now complete:

The Aqua Tower is an L-shaped building, and it's much larger than the other two buildings in that development, though of nearly identical height.
The Coccoon Tower I think is interesting, but I would like to see another rendering of it. That sort of webbing stuff on the outside is a little confusing to me. I can't imagine what the final product will look like, but the design of the surface will make or break it I guess.

I wonder why Sumida Tower (New Tokyo Tower) wasn't in the list? That tower will be going to be the tallest tower in Tokyo and whole Japan. Even I didn't see the orgional Tokyo Tower in the list... I wonder why... Isn't those GranTokyo towers belong to the Sumida Towers proposal.. (also I notice that Sumida Tower was approved at the Emporis.com)

LeeWilson
Oct 8, 2006, 4:27 PM
The reason the Sumida Tower is not on the list is because I've only included proper highrise buildings, rather than that sort of tower. The original Tokyo Tower is not on the list both because it is not a highrise building, and because this is a list of buildings 99 m and up built since 2005, under construction, or proposed. Tokyo Tower is nearly 50 years old, so it wasn't included.

Anyway I don't mind talking about anything going on in Tokyo. The GranTokyo Towers are actually surrounding Tokyo station in Chuo ward, and are part of the large-scale redevelopment going on thereincluding. The redevelopment includes the two GranTokyo Towers, Sapia Tower, the restoration of Tokyo station Marunouchi side to its original 1914 form (it lost its 3rd floor in World War II), and the demolision of the Tetsudo Kaikan Building on the Yaesu side, which will be replaced by a concourse with shops and restaurants.

The Tokyo Tower project is unrelated. There were plans for a new transmission tower in the Kanto area. There were a few proposals, including the Sumida Tower and one in Saitama City. The Sumida Tower won the competition and will be built close to Asakusa.

There is a lot going on in Akihabara, so I've made up a map for you.

Finished Buildings
1. Akihabara Dai Building: 147.5 m, finished March 2005
2. Tokyo Times Tower: 138.45 m, finished September 2004
3. Akihabara UDX: 107.7 m, finished January 2006
4. Orix Akihabara Building: 81.15 m, finished October 2005
5. Yodobashi Akiba Building: 60 m, finished 2005

Under Construction
6. Fujisoft ABC Akihabara Building: 146.69, finished January 2007
7. Park Tower Akihabara: 80.7 m, maybe finished September 2006
8. Akihabara Zone 8 Building: 74.8 m, finished April 2007
9. TX Akihabara Station Front Building: 74.6, begun February 2006, no end date listed

Proposed
10. Akihabara Plan: 99.5 m, to begin March 2007, no end date listed

There are two buildings under construction close to the World Trade Center. There is Crest Forme Shiba Tower (クレストフォルム芝タワー) which is 136.4 m tall residential tower which should be finished in November of 2007. The other one is the Shiodome I-2 Block Office Complex Zone Redevelopment (汐留I-2街区業務系複合ゾーン開発計画) which is a 133.48 m tall office building to be completed in March of 2008.
You were probably thinking of Crest Forme Shiba Tower because it is quite tall now. The Shiodome Building is still only a few floors tall.

I think the new Tokyo tower is nice specially because really high but the tower structure is far to be amazing..i think it is not so original and the location of the tower (probably due to the high limit in center tokyo) is really far from the skyline...anyway really good for Tokyo.
What do you think Lee Wilson?

Thanks for the photos qpwoeiruty. Seems like it's almost done now.

onmyoji, I agree that the design is acceptable at best. It is a definite improvement over the previous design, which I thought was pretty ugly. They've refined the shape of the glassy things, but it's still not very original. I'm not especially surprised though. It's unfortunate, but there have only been a few really interesting designs for highrises the past few years. I keep hoping for interesting designs to come out.

Hi Lee Wilson. I got these information through the web. There is something true in these rumors or not? I couldn t find any proof of these new projects....

1. Sumitomo Estate is planning a new huge skyscraper in Roppongi. The building lot is the place Roppongi Price Hotel and IBM Japan HQ now occupy. Sumito bought these buildings by this month and is going to clear them for the new building.

2. Mori already purchased the adjoing huge land of current Roppongi Hills complex to build one more Roppongi Hills complex (2nd Roppongi Hills). The site for a new complex is to the east of current Roppongi Hills. It is said 2nd Roppongi Hills is composed of 3 skyscrapers.

3. Tokyo Prime Stage (joint venture of Tokyo Tatemono and Taisei Corp.) is to build a scraper (200m. 43 stories) in Otemachi. The site is now used as Mizuho Bank Building and Otemachi Financial Center, but is to be a vacant lot by 2009. In Otemachi, lots of building are planned to construct within a few years, so the landscape around there should change drastically.

Moreover I read that there is a project for a 325 meter building in otemachi form the tokyo tatemono. Also the nihonbashi area will be redeveloped...Tokyo is really booming. But in any case I would wait for the official news.

I've been away from this for a bit, but I'm in the process of updating it now. I've updated the under construction list and I'll be updating the rest later on.

I am really looking forward to see your news!!...anyway In the Tokyo page Sumida Tower picture disappeared from the buildings diagram...how come?...

Make sure you've got "tower" checked in your diagram search. Dylan has been changing a lot of things on the site, and he has now set tower off by default, among other things.

All the built, under construction, and proposed buildings have been updated on the main page. The Akihabara Plan Building was reduced in height from 99.5 m to 98.95 m, making it just below 99 m. I wasn't sure if I should leave it in the list or not, but since skyscraperpage.com has space for only one decimal in its database, it rounds up to 99.0 m. Because of this I decided to leave it in. The Nishi-Shinjuku 6-chome West 6th Zone Redevelopment Office however was not as lucky, being reduced in height from 105 m to 87.83 m, so that's gone.

My next task will be to update the renderings to reflect the changes I've made.

On another note, a new proposal, the Marunouchi 1-chome Area Project is going to be the new headquarters of the Sumitomo Mitsui Bank. It's surprising because they're going to be building it on the site of the current JFE Building, a 77.8 m tall building that is just over 30 years old. Seems like a waste to me. Judge for yourself (sorry for the poor photo).

JFE Building:

Marunouchi 1-chome Area Project:
http://www.vgfun.net/lee/misc_images/tokyo/marunouchi1.jpg

Reminds me of the Hamarikyu Building, a building of almost the exact same age and height as the JFE Building which was demolished to make way for a new building that is close to the same height as the Marunouchi 1-chome Building.

I agree..but the shape is quite nice...
Remember that the Japanese houses have a shorter life than in Western countries...So it is a waste but logical for their mind.
By the way did you read that lately has been imposed a high limit for Ginza?? ridiculous!! For mantain the Ginza landscape (???!!) no more then 99 meter high buildings are allowed....
I am really disappointed! Ginza is the real center of Tokyo and it should have some high buil. like Fifth avenue in New York or the City in London..

sorry to break the conversation here, but ~ i've become obsessed with the tokyo mode gakuen tower in shinjuku. i think it's destined to be one of the most-photographed buildings in the world. can someone point me to a place where i can get more info, pics, or updates?

I kept meaning to show some updated photos but never got around to it. Here is a high quality rendering located at the construction site, and a shot of the building as it looked on January 24th.

I don't have a whole lot of information on the building itself. Mode Gakuen is a art and fashion vocational school. I believe it is the largest school of its kind in Japan, and this will be the tallest building belonging to a school in Japan. It is due to be completed in late October of 2008.

I think this building is the most futuristic Tokyo skyline has...
Anyway it is 200 meter high so it cannot outstand from the other buildings around.

Updated. All the info in the first post of this thread, and all the renderings in the second post have been updated with the lastest information I have. Check them out.

Also, Air Rise Tower, Fujisoft Akihabara Building, and Pacific Tower Atagoyama are all completed, bringing 2007's current total to 3.

By the way onmyoji, I know this is a little late but the Mode Gakuen Tower will only be blocked on one side. It will be clearly visible from Shinjuku station and from Takashimaya Times Square...basically anywhere from the east northeast, or southeast. But from directly north, or west, or southwest, like from Say Nakano, it will be hidden behind the other buildings. So in a way, it will be able to show itself off a bit.

'Sexier' Tokyo opens tallest skyscraper
by Kimiko de Freytas-Tamura

http://media.actu.orange.fr/Images/mmd--francais--journal_internet--une/SGE.KFE07.290307150245.photo00.photo.default-345x512.jpg

Tokyo this week opens its highest skyscraper featuring top-notch shops, restaurants and even a hospital as the metropolis tries to project a slicker, sexier image than rising Asian rivals.

Tokyo Midtown, built on what used to be the Defence Agency headquarters, is the latest giant urban complex to transform the world's most populous city and is just a short walk from similarly envisioned four-year-old Roppongi Hills.

Rising 248 metres (813 feet), the central tower of the pentagonal complex is the city's tallest structure other than the uninhabited Tokyo Tower.

Besides 132 shops and restaurants, Tokyo Midtown features a Ritz-Carlton Hotel -- billed as the most luxurious address in the city -- and a medical centre affiliated with Baltimore's prestigious Johns Hopkins University.

It also includes the Suntory Museum, the second major new art gallery to open in Tokyo this year, and pricey condominiums.

The designers said Tokyo Midtown -- which opened to invited guests Wednesday and will open its doors to the public Friday -- was meant to show a more sensitive, aesthetically aware side of Japan, the world's second largest economy.

"Through Midtown, we aim to turn Tokyo into the centre of intellectual creativity for business and culture in Japan, Asia and the world," said Hiromitsu Iwasa, head of Mitsui Real Estate in charge of the project.

"We also want this area to be the centre from which Japanese values and aesthetic sense will be sent out to the world," he said.

A consortium of six companies built the 69,000 square-metre (741,000 square-foot) complex at a cost of 370 billion yen (three billion dollars).

In one corner of Tokyo Midtown is the 21_21 Design Site, Japan's first institute dedicated to studying the creative process of design.

"Japan is essentially known as an economic powerhouse, and we want to show the world another face -- one of design and aesthetics," said architect Tadao Ando, who conceptualised the 21_21 Design Site with renowned fashion designer Issey Miyake.

Miyake hoped the institute would help change a society "solely focused on consumption."

"Today in Japan, we only create products to sell. There is a competition, devoid of feeling, that revolves around the packaging. The goal of design is elsewhere. It is necessary to make more ties with society," Miyake said.

Iwasa, head of the Midtown design, said the project would help Tokyo retrieve an international standing that has slipped since Japan's 1990s recession, as other Asian cities such as Shanghai, Singapore and Hong Kong catch up.

"Winning against international competition (depends on) Japan's aggressive application of design, which is one of the reasons for Japan's competitiveness and is internationally acclaimed," Iwasa said.

Tokyo Midtown lies close to Roppongi Hills, another giant complex of shops, restaurants and condominiums which opened in 2003 and has quickly become a magnet for a young generation of entrepreneurs -- most famously fallen Internet tycoon Takafumi Horie.

Experts said the growing number of mega-complexes in Tokyo was one just one step in ensuring that the metropolis remains attractive.

"Japan needs to make Tokyo sexier," said Yoji Otani, a real estate analyst at Credit Suisse Securities.

"Midtown is not enough. Tokyo will need to develop more diverse facilities and think seriously of ways to make itself attractive for reasons other than its economy."

It seems like they finally realized that they need to get in the competition. I wonder what the design of new tallest will be look like.

I've been a little slow updating again. The biggest news is that Tokyo Mid-Town is now open.

Some other buildings completed since I last updated include Park Axis Aoyama 1-chome Tower, Shibaura Island Air Tower, Shibaura Island Grove Tower, World City Towers Capital Tower, World City Towers Breeze Tower, and Diet Member Akasaka Residence.

In other news, the Mode Gakuen Coccoon Tower is proceeding. They've actually completed the facade on a couple floors, so we can get an idea of what it will actually look like when finished.

Its amazing how you get all the details of these new towers coming up in Tokyo. I was there 2 weeks ago and stayed at the Ritz Carlton, mid town.Great development.
Do you know how much or know of links which can assist me with the transacted sales or rental prices in Tokyo.

Small update. The Shin-Marunouchi Building opened to much fanfare about a month ago. Additionally, Sapia Tower and Vanguard Tower have been completed. I need to confirm the status of some other buildings.

Oddly, the Tokyo Medical and Dental University Research Building II appears to be on hold. It has been topped out, but it is missing the facade on two of the four main sides. I pass by this building every Friday, and I've seen no activity on the site for a few months now. It was supposed to have been completed in March, but there is still a lot of work to be done. I don't know the reason for this yet.

wphk: I don't know of any websites with the information you're looking for.

As someone who just visited Tokyo less than a month ago:

-I never wished for more skyscrapers
-I never wished for taller skyscrapers
-I never wished for different architecture

The city is stunning because it is what it is. The buildings look and 'feel' different than anywhere I have ever been. The density and unrelenting mass of the city is awesome.

Pictures will never do Tokyo justice.

Clarification:

Its not that I think Tokyo should not have buildings that are new, different, and all that - its just the city is absolutely amazing and stunning as it is. Its not like you think, "Wow, this is a ugly/lame city" - it is the opposite.

I think your right on this, Tokyo just seems huge when your there in person you don’t get the same effect in a photo.
I remember the first time I came here, I got off the flight (Coming from Chicago) and got onto the bus and I was in awe at how huge the metro is, I almost fell off my seat it made Chicago look really small to me.

Yeah that is because Tokyo gains in radical, not go upwards like New York or Hong Kong, according to Emporis. I agree, Tokyo is ubelieveable huge in the area size, when I go back to Portland from Tokyo, I feel like "Is that Portland? Too small... Tokyo is like more than 20 times Portland!"
