no, and those aren't even fair comparisons.

How are those unfair comparisons? Remember how each one of those building (excepting IBM) completely dominated the surrounding buildings when they were constructed? Legacy is neighbored by several just slightly shorter buildings.

If its because of how close Legacy is to the street wall, Aon IS the streetwall. If its because its too close to historic buildings, the Miesian Federal buildings are Just as close to the Monadnock building and the "Dearborn proto-skyscraper museum"... And the poor Reliance buildng with Chase tower AND Daley Center just 1 block away!

Lets tear these oppressive towers down, I'm heading over to the "Tear it down Thread" ;) Just kidding.

But I seriously don't understand why you say that...

^ As far as I could tell, there were two components to AdrianXSand's argument: First, the design is "atrocious"; and, second, it's too tall and therefore disrespectful of the historic streetwall.

I think you did a good job of pointing out the contradictory logic of the second component. Regarding the first one, well, I'm really not even sure what he has against it. Personally, I think the tower portion is one of SCB's better high-rise designs.

SolarWind, that's amazing. I love Piano's "flying carpet" floating above the treetops. Park Monroe, on the other hand, is nauseating. Blech.

I just noticed that Park Monroe, in this shot, shares some contextual con-sanguinity with the Michigan Avenue building immediately in front of it. I'm referring to the proportion between overall height and the facade change both of them share near the top, not their quality of design, obviously.

Interesting and probably accidental.

Solar, that is a great perspective - the skyline appears to be exploding outwards, diagonally, from the center. Very cool.

I actually think Park Monroe looks better with it half new glass and half old shitty facade. The Legacy sure is looking incredible and that last photo is absolutely stunning. Great job.

I'm loving this tower more and more. In the midst of this boom, it was always appreciated but still kinda forgotten. Now I'm more excited than ever. I love the knife edge sleekness of the tower. It is a masculine counterpart to Hong Kong's Highcliff....which is one of my most favorite modern residential skyscrapers.

Also, I don't hate the Park Monroe as much as I thought I would. I wish they just reclad more of it.

Whoever did that rendering sure didnt do a very good job, the tower looks way sexier than the rendering and that usually doesnt happen.

I noticed that as well. In the rendering, Legacy looks very dull and boring compared to the reflective, deep-hued tower in reality. I wonder if they purposely tried to understate its looks for some reason...

I don't understand that train of thought (as I'm sure neither do you). The Legacy is CLEARLY set back from the Michigan Ave streetwall, and, at least in my opinion, a great example of preservation of the old/building the new. Here's to many more like the Legacy! :cheers:

I wish the glass would have turned out more like the rendering. In comparison, I find the current look a bit garish.

Actually, I don't think the glass is particularly garish, just highly reflective. It pretty much matches whatever color the sky happens to be that day. I've seen it range from a bluish grey to a cobalt blue. Compare Solarwind's picture in post 1401 (the Legacy blue matches the sky in the foreground) and his picture in post 1397. I've seen the same effect in person.

Even with it's height, I don't think Legacy's going to stand out much. Rather, I think it'll pull a chameleon and blend in with the sky.

I think that the prices start around 400k and the penthouse ran over 7 million. I looked at a floor plan for the 68th floor some time back and I think that my wife wasnt so impressed with assessments and the price. I believe we were quoted around 5.2 million and the assessments were 3500 month. But dont quote me, I will ask her because she said that was bullsheot for what we have now compared to there.

My numbers are from 2006, but 1 bdrms started at about $450k without parking. 2 bdrms at about $600k or so without parking -- and these are the lowest floors. When you add in parking and everything, prices were about $500/square foot on the low end, and it only went up as you went up the tower. All units have eastward lake views of some sort (which are forever preserved views) except the 1 bdrms which only have city views.

Just called the sales office. They've got about 49 units remaining and are about 87% sold -- though they've been at the level for a few months now. Pretty much the only units left are the cheapest, lowest units with borderline views and the most expensive units at the top of the building.

So in short. Expensive building, but not stratospheric like Trump.

It was about 8:30 in the morning, so with the angle of the sun, that's pretty much howit was looking from that perspective.

Here's another shot looking due west about 5 minutes later:

I like Legacy overall, but I sometimes think the glass is to shiny and over the top. I like how reflective it is and how it alters colors, but it seems to shiny and almost metallic looking and it almost looks like some tacky late 80's skyscraper one would find in Dallas.

Does anyone else think this too?

Sorry for the confusion, yes glass=new lens. A much wider angle, so I can share more of the hawkeye views. My niche is really this angle only, but since I live there, can snap many fleeting moments that are captured from my balcony.

Definitely looks T.O. or damn near close from the last few photos (great photos all, BTW). Anyone know what that final slab rising up from the southern portion of the roof is for? Simply to build out the visual form? Mechanical? Occupied space? Certainly looks a bit tight for residences, but these things are hard to tell from far away for me.

We're scheduled mid-day Monday for a hard-hat tour of the top floors of Legacy, with the developer. We'll be shooting video and still photography. Monday is dependent on ideal weather, and will be postponoed if we don't have it. We've already been postponed twice before.
