1150 NORTH Milwaukee-based HD Development Group plans to build a 5-story apartment building with 122 market-rate apartments on a 1.87-acre vacant lot just west of the University of Wisconsin-Milwaukee RiverView Residence Hall located northwest of North Avenue and the Milwaukee River. The building would have 19 studio units, 80 one-bedroom units, 23 two-bedroom units and 122 parking spaces, some indoor and some outdoor. HD Development is not seeking a city subsidy for the project. It hopes to complete the project by early 2013.

New covered stage to be built at Summerfest

Summerfest is planning a covered, permanent stage to replace the temporary M&I Classic Rock Stage in phase II of its south-end renovation plans.

The new stage will have a covering similar to the ones over the Potawatomi Bingo Casino Stage and Jo-Jo’s Martini Lounge but on a much larger scale, said Don Smiley, president and chief executive officer of Milwaukee World Festival Inc., parent company of Summerfest.

Unlike the M&I stage, which was erected for Summerfest and taken down immediately afterward, this stage will be permanent and will hold about 10,000 attendees in seating and standing areas, according to documents Summerfest gave to The Business Journal. Wavy roof pieces and colorful lighting will give the stage a modern feel, and a transparent veneer behind the stage will allow the audience to see the lake behind during daylight hours.

Janet Zweig public art project being installed

Artist Janet Zweig's "Pedestrian Drama," a project that has been in the works for several years, is made from the mechanical flap signs common in train stations until recent years. Instead of a rapid-fire flipping from "London" to "Paris" however, these flips signs will feature cinematic sequences with silhouetted figures.

As pedestrians approach the kiosks, installed on electrical poles, the artworks will activate and begin flapping. Looking inside one of the windows, onlookers will see short scenes of pedestrian encounters. The ideas for these visual stories came from Milwaukeeans and we acted out and filmed by Milwaukeeans as well.

Northwestern Mutual to replace 16-story downtown building

MILWAUKEE - A long time downtown Milwaukee business may be moving much of its operations.

Northwestern Mutual's east office building is aging, and the company says it may be time to move those employees elsewhere - possibly out of downtown.

The building on North Cass Street is deteriorating quickly, and crews will eventually raze it.

Some employees have already been working in a temporary spot down the block.

Officials estimate that the cost of repairing the building is about $40 million, which means the company can either rebuild from the ground up, or share space with their other downtown buildings and their huge campus in Franklin.

"I thought, 'What an opportunity to build an iconic building, a 30, 40, 50, 60-story building, bigger than the U.S. Bank building on what is potentially the most prominent development site in Milwaukee,' " said Alderman Bob Bauman.

But the plans to use space in Franklin would mean moving hundreds of employees out of downtown, which was news to Bauman.

He met with NML representatives on Wednesday

"They never suggested that they would be moving the personnel currently working in that building at (East) Wisconsin and (North) Prospect (Avenues) to Franklin."

"We have not yet determined the size, scope or location of what will replace the building," the company said in a statement to TODAY'S TMJ4.

"The primary focus of our long-range planning process is to define future space needs and evaluate options for meeting those space needs either at our downtown campus, Franklin campus or a combination of both, while also pinpointing costs."

The alderman said he would work hard to keep the company downtown.

As the local alderman for the downtown district, I would support city participation and city partnership in any signature structure they would suggest," said Bauman.

The company is planning an evaluation study to look at potential steps to take.

For the project, called “Menomonee Valley – From the Ground Up,” the UEC has teamed up with
Menomonee Valley Partners, a non-profit whose mission is to redevelop the Valley. The project has four components:
· Improving pedestrian/bike access to and from the Valley.
· Doubling the Hank Aaron State Trail with a six-mile western extension.
· Establishing the third branch of the Urban Ecology Center.
· Transforming a 24-acre brownfield into a visionary public park and ecologically significant natural area.

At Tuesday’s groundbreaking plans for both the UEC branch and the park were unveiled to the public.

Bike lanes for Bay Street expected in November

According to Cecilia Gilbert, Department of Public Works permits & communications manager, the construction project along Bay Street that started June 26 is scheduled to be completed by the first week of November.

There was some delay after work started due to some major sewer design revisions. Gilbert said the work that has been completed to date is related to the storm sewer installation for the roadway alignment for the new bike facility.

The project consists of resurfacing Bay Street from Russell Avenue to Kinnickinnic Avenue and includes the construction and marking of the new bike facility. The raised bike lanes are being constructed from Potter Avenue to Lincoln Avenue and regular striped bike lanes will be installed on the remaining portions of the project.

Curb and sidewalks on the south side and north sides of Bay Street from Lincoln Avenue to Potter Avenue will be removed and constructed after the mountable curb for the raised bike lane has been completed. Asphalt work will start after the curb and sidewalks have been constructed.

Eighty percent of the project, $1.3 million, is a part of a federal grant for a downtown-to-Bay View bicycle facility. The other 20 percent is provided by the city of Milwaukee.

Pabst Brewery transformation in next phase

It's been 15 years since the former Pabst brew house last made Pabst Blue Ribbon on a rise overlooking the northern end of downtown Milwaukee.

Now, the building is being converted into a 90-room extended stay hotel, with the former brewing kettles serving as part of the décor. Known as the Brew House Inn & Suites, the project has a groundbreaking ceremony Monday, with the hotel set to open at the end of 2012...

Alterra BayView has officially broken ground. Renderings and information from their website (link (http://www.acrmke.com/alterra-bayview))

In addition to making use of recycled materials, the Alterra Bay View project also highlights water conservation and runoff management through a number of innovative features. All roof water will be managed through retention "on-roof," with a slow release via on-site bioswales to help remove silt and pollution from surface runoff water. A large cistern is also planned to assist in retention and will be used to water native landscaping surrounding the building.

Additional elements of the project include a focus on improved pedestrian access, sheltered vertical bike parking, "swing set" outdoor seating, and a new bus shelter designed with multi-modal commuters in mind. The shelter was created in collaboration with artists Joe and Janice Niedzialkowski to incorporate bike storage, as well as greenery, trees, rain gardens and public seating tucked into the space wherever possible.

More Apartments Proposed in Milwaukee

Peltz of Blackwatch 68 Properties, Chicago, is seeking city approval this fall for the four-story building that would go up on a vacant site at 1530 N. Jackson St. in Milwaukee. He said WaterStone Bank SSB has agreed to finance the project and, pending the timeline of city approval, construction can start either this year or in spring 2012. Rents for the Jackson Street apartments would range from $1,550 to $1,670 per month.

Breaking Ground: Pabst Hotel

Oregon, Wis.-based Gorman & Company recently began construction on a $19 million project to transform the former Brew House building and Mill House building, located at the former Pabst brewery complex in downtown Milwaukee, into a 90-room hotel. The hotel will be called the Brewhouse Inn & Suites. It will have studio, one-bedroom and two-bedroom suites. The hotel will also have 5,000 square feet of ground floor retail space, which Gorman is marketing to potential restaurant tenants.

Mandel Group Inc. plans to build 150 apartments on a riverside property in Milwaukee’s 3rd Ward where the developer in late 2006 had proposed the Domus condominium project.

“We feel that it’s the best site in the 3rd Ward,” said Barry Mandel, president of the Milwaukee-based company. “It’s right on the river. Our (other) apartments are full.”
Mandel said his company is in the early stages of planning the apartment project and, pending city approval and lining up financing, could break ground as early as the third quarter of 2012.

Milwaukee's East Library branch would be demolished, and replaced with a new library and upper level apartments under a plan recommended Wednesday night.

Waukesha-based HSI Properties LLC is proposing 92 one- and two-bedroom units built above a new library, with 113 underground parking spaces. Forty enclosed parking spaces would be set aside for library patrons on the street level.

The $14.9 million development would be financed mainly through a $10.9 million commercial loan guaranteed by the U.S. Department of Housing and Urban Development, along with equity cash from the developers.

Mandel Group Inc. plans to begin site work by January on the second phase of The North End apartment development, in Milwaukee's Park East area.

That's according to Richard Lincoln, Mandel senior vice president. The expansion plan calls for a 100-unit building overlooking the Milwaukee River, and a 55-unit building at E. Pleasant and N. Water streets.

Both should be completed by early 2013, Lincoln said Thursday. He was at a meeting of the city Redevelopment Authority board, which approved issuing $4.95 million in bonds to help Mandel raise financing for the $36.7 million project.

Welcome. I think we could see the infrastructure become a reality if the city makes a solid plan to do so. They've been successful with larger projects than this in the past (Park East, Menomonee Valley). The building development would depend on the private sector though, but the prime real estate should help. Having Kohl's locate there would of course be dope.

The building at 538 S. 2nd St has its exterior nearly finished. The recycled cream city brick building will be home to, among other exciting things, the Edible Skyline project of CORE/El Centro. In addition to on-site geothermal heating and grey water retention/recycling, this Living Building will use passive cooling and ventilation strategies to keep energy costs down.

Access to the roof will be available via the open-concept, sunlit staircase or the nation's first-ever energy regenerative Otis elevator. The elevator, currently in use in China, will actually feed energy back INTO the energy grid to support lighting, computers and other electrical equipment.

Construction work on University of Wisconsin-Milwaukee's new School of Freshwater Sciences is to begin this month.

That initial work involves remodeling part of UWM's Great Lakes WATER Institute, which overlooks the harbor at 600 E. Greenfield Ave.

That building will be renovated and expanded with $53 million in state money. Construction of the building's addition is to begin by May, according to a schedule released by UW System.

Construction work began Monday on the conversation of the 125-year-old Loyalty Building at 611 N. Broadway in downtown Milwaukee into a 128-room Hilton Garden Inn hotel.

The Hilton Garden Inn is one of three downtown hotel projects that are now under construction. The others are a 200-room Marriott hotel southwest of Wisconsin Avenue and Milwaukee Street and a 90-room boutique hotel at the former Pabst brewery complex.

MILWAUKEE – Potawatomi Bingo Casino, owned and operated by the Forest County Potawatomi Community, announced today it is building a $150 million hotel adjacent to Potawatomi Bingo Casino in Milwaukee's Menomonee Valley, creating new jobs and generating millions in additional revenue for the Milwaukee area.

The proposed hotel will be a 4-star/4-diamond level hotel with 382 rooms, a full-service spa and a casual-dining restaurant. The Tribe is hoping to break ground in late spring/early summer 2012. Construction is expected to last about two years.

"Since opening Potawatomi Bingo Casino more than two decades ago, the Forest County Potawatomi has shown a continued commitment to investing in Milwaukee," said Mike Goodrich, Potawatomi Bingo Casino General Manager and Forest County Potawatomi tribal member. "A hotel development will strengthen the long-term sustainability of the Casino."

Dermond Property Investments’ request for a change in zoning for the properties 1601 N. Jackson and 522 E. Pleasant, the former Joey’s Restaurant location, from Local Business (LB2) to a Detailed Planned Development (DPD) was once again before the City Plan Commission. The proposal was required to go back before the City Plan Commission, because the number of rental units in the proposal had changed. The developer now plans to build a five-story 36-unit residential apartment building that will consist of one-bedroom apartments and studios. In excess of the existing zoning requirement of 18 off-street parking spots the building will include 38 parking spaces, 36 spaces for resident use, and two spaces for guest use.

Well it's definitely ambitious, I'll give you that. No company other than Kohl's who could possibly fill it, but if they scaled it down a little the general concept seems brilliant. Then again, a large hotel/apartments could probably fill quite a bit of those towers.

A proposal to increase University of Wisconsin-Milwaukee student tuition to build a new student union was approved with support of 72 percent of students who voted in a referendum on Thursday.

A new union to replace the aging building at 2200 East Kenwood Boulevard will cost an estimated $160 million.

I saw the blueprints last week for The Moderne and the height has decreased to 315'-7" from 348'. The 315 figure is to the top of the parapet wall on the mechanical penthouse. 299'-3" is the height of the main roof. Floor count is 31 above ground and 1 below ground.

You obviously haven't seen the current union. It's a cool building and extremely popular place. So the problem is that it's constantly crammed (of course it even has a bar in it, welcome to Wisconsin!). It contains a bowling alley and other fun stuff. For a school of its size, UWM is actually quite intimate feeling.

No, the existing transit center (rather misnamed because it's really just a bus turn-around and staging area that riders have never ever really used in the last 20 years) would be demolished, and a new development would take it's place. A new transit center would be built someplace else, at a yet-to-be-determined location (possibly closer to the train station).

I think they mean to incorporate the transit center functions into the intermodal station. I can't see needing new construction for that.

Also, that area is already prepared for any kind of rail system(s) that may come down the road. The pending streetcar system will go there and Amtrak already does, of course. Any other rail needs, such as commuter or light/heavy rail are far, far away. :(

The Milwaukee Art Museum is proposing a new, $5 million addition

The Milwaukee Art Museum has proposed a new building – a glassy atrium – that would give the museum a new entrance on a prime spot of lakefront that isn’t used much now.

Designed by Milwaukee architect Jim Shields, of HGA Architects and Engineers, the $5 million building is part of a larger $15 million project to reorganize the museum’s permanent collection galleries and bring the spaces in the War Memorial complex that the museum occupies up to expected art-world standards for environmental controls.

Local development firm Irgens is planning to build a more than $100 million, 18-story office tower adjacent to the U.S. Bank Center on downtown Milwaukee’s lakefront that would be anchored by law firm Godfrey & Kahn SC .

The law firm is committed to lease about 100,000 square feet, said Mark Irgens, president of Irgens, Wauwatosa. Irgens said he has an agreement to buy the site at 833 E. Michigan St. from U.S. Bank and is one large office tenant away from having the leasing commitments needed to secure financing.

Mandel Group Inc. is firming up plans for its 150-apartment Domus project in Milwaukee’s 3rd Ward and wants to ask the city for approval by the end of the summer.

The Domus is on the Milwaukee River at North Jefferson and East Erie streets. It is near the site where the Italian Community Center and Marcus Investments are floating the idea of building a bridge to better connect the 3rd Ward and Walker's Point neighborhoods. There’s more on that project in this week’s issue of The Business Journal.

Mandel Group also is contemplating plans for that piece of shoreline as part of the Domus project, said Robert Monnat, chief operating officer. As it stands now, there is a short abutment jutting into the river for a railroad swing bridge. Monnat said that abutment could be incorporated into a new segment of the Milwaukee RiverWalk that is included in the Domus project.

The pier would make for a good fishing spot, Monnat said, and offer a new experience for pedestrians on the RiverWalk, which mostly hugs the shoreline. He stressed that Mandel Group is exploring the idea, and there are many details that would have to be worked out before anything becomes formal.

A 44-story tower overlooking Lake Michigan that features high-end apartments and a hotel would replace the underused Downtown Transit Center under a proposal being recommended by County Executive Chris Abele. The building, known as The Couture, would be developed by Rick Barrett, who's completing the 30-story Moderne apartment high-rise on downtown Milwaukee's west side. Abele wants the County Board to approve negotiations for Milwaukee County to sell the transit center site, 909 E. Michigan St., to Barrett. The Couture, with an estimated $120 million price tag, would generate property tax revenue, as well as hundreds of construction and hotel jobs, Abele said Tuesday.

It would be great if this 44-story tower is built. Not like Milwaukee's skyline is anything to brag about, but this would be a welcome addition. Plus Milwaukee's skyline is nearly nonexistent looking west out from the lake. Pretty disappointed if this proposal falls through. I think it would help offset the blandness of the nondescript US Bank building nearby.

Sorry, it has nothing to do with white colored buildings or the dairy industry.

In the 1830s, when Milwaukee's brickmakers dug up the local reddish-brown clay and burned it in their kilns, the resulting bricks came out with a distinctive creamy, light-yellowish or buff color. Hence the nickname "Cream City." The unexpected color change was due to a high content of magnesium and calcium in the clay.

The artery is a linear park discovered by beintween that seeks to reclaim the former Wisconsin Southern rail corridor, addressing food desert issues and underprivileged communities of Milwaukee. The 2.4 mile stretch of privately-owned property offers 20 acres of land to integrate communities along a 'creational trail, connecting the Beerline Trail at Keefe & Richards to an extension of the Oak Leaf Trail beyond Hampton Avenue.

After collaborating with neighbors, the property owner, and the city, as well as tooling hundreds of tires, we came up with matireal as a catalytic path surface for the artery, a linear park that will reclaim a 2.4 mile long rail corridor and connect communities. Now that we have a replicable prototype, we are ready to move up in scale and begin blazing our matireal trail in the spring of 2013.

Northwestern Mutual Life Insurance plans to build a new 30-35 storey office building at its downtown campus in the near future. The new development would be built where the current "East Building" now stands (the plans are to demolish the current 16-storey building due to increasing maintenance costs).

There are no current designs for the skyscraper, though CEO John Schlifske explains that the building will be "iconic." A design for the new tower should be revealed in mid-2013.

The announcement affirms Northwestern Mutual's commitment to downtown Milwaukee. NML has about 1100 employees in the existing East Building, and those jobs would remain with an additional 1700 jobs to be added downtown in the future.

This proposal seems very likely to happen, with the City seeming very friendly to NML's requested TIF District. This is quite a gain for downtown - the scraper could be the new tallest in the state (although I doubt it). In any case, it certainly would add to the skyline; Schlifske explained in an interview that the design would "blend in" with the architecture currently at the lakefront (http://urbanismnews.com/wi/milwaukee/fourth-and-state-john-schlifske).

This is in the same vicinity of the proposed Couture project and 833 East (the adjacent 18-storey office building proposal). Along with the tentatively approved streetcar and assuming the Art Museum renovations go through, then the "Gateway to the Lake" might become very first-rate indeed.

I'm the tower crane operator on the new Hotel at Potawatomi. I was also on the tower cranes at Park Lafayette and St John's On The Lakefront in Milwaukee.
We pumped 1040 yards of concrete today into one pilecap/pad that will serve as the base for two elevator shafts and a stairwell.

Rocky Marcoux, Commissioner Department of City Development, speaking before the Redevelopment Authority of the City of Milwaukee board today, gushed on about the impact of Northwestern Mutual Life’s proposed $300 million downtown office tower project. In his words it is a “celebration of downtown.”

NML will use 70 percent of the funds created through this TID, or $48 million, to partially offset additional costs incurred by developing a 840,000 square foot office tower in downtown Milwaukee versus building at their Franklin campus. During the RACM meeting Steve Radke, V.P. of Governmental Relations for Northwestern Mutual, explained that the additional costs included $42 million for tower construction, $5.5 million to build on swampland (“Lake Emily” as he referred to it), and $8 million to relocate and reconfigure the complex internal infrastructure that is currently housed in the East Building, which will be demolished to make room for the new tower. Ald. Bob Bauman briefly spoke in support of the project and made it clear that “this company had options,” in fact less expensive options, and they decided on downtown Milwaukee.

Scheer added that the $48 million could rise to $50 million if NML were to expand the tower to 1,000,000 square feet.

The other 30 percent of the funds, $17 million, will be used to fund infrastructure projects in the nearby area for the City of Milwaukee. Marcoux said the city will rebuild the intersection of Michigan St. and Lincoln Memorial Dr. to create a gateway to the city that is safe and usable for pedestrians. Additionally, the project envisions two new bridges to better connect Downtown to the lakefront, and additional streetscaping along Michigan Street.

Northwestern Mutual Life Insurance Co. has hired New Haven, Conn.-based Pickard Chilton to design its office tower planned for downtown Milwaukee, the company announced Friday.

Pickard Chilton will be responsible for the design of the building's exterior, as well as the main lobbies and public spaces. AG Architecture is working with Wangard Partners to help create a Mixed Use development at the intersection of Water and Brady Street on Milwaukee’s East Side. The goals of the project include connecting the existing pedestrian traffic patterns down to an extended Riverwalk which will connect to the Marsupial Bridge. Kimpton Hotels & Restaurants plans to build a 158-room hotel on a 3rd Ward parking lot owned by the developer that is also building the downtown Milwaukee Marriott.

The eight-story hotel, expected to open in 2015, would be built on the northeast corner of Broadway and East Chicago Street in downtown Milwaukee. Kimpton, based in San Francisco, pitches the project as a boutique hotel that would have a rooftop bar with a ground-floor restaurant.

Kimpton operates 58 hotels and 67 restaurants, but has no presence in Milwaukee.

“We’re seeing a growth demand for our style of boutique hotels in the market and have been attracted to Milwaukee for some time,” Kimpton CEO Mike Depatie said in an announcement of the project.

Common Council panel approves TIF plan for NML tower

The Milwaukee Common Council’s Zoning, Neighborhoods and Development (ZND) Committee on Tuesday unanimously approved $54 million in tax incremental financing (TIF) for Northwestern Mutual Life Insurance Co.’s $350 to $400 million office tower project at its downtown Milwaukee headquarters campus.

A marketing plan for the 3-acre site that will open on Milwaukee’s lakefront by 2018 could include a nationwide bid to seek a corporate headquarters to move there.

The land southwest of East Clybourn Street and North Lincoln Memorial Drive would be available for a development after the state of Wisconsin moves two ramps in the Lake Interchange. Milwaukee development commissioner Rocky Marcoux, talking to aldermen on April 23, said he wants to market it to attract a corporate headquarters to the city and build off momentum from Northwestern Mutual’s nearby 33-story office development.
