And why would making the tower into a rental instead of condo project cut costs?

The change to rental probably had more to do with the market and getting financing. Conceivably there could also have been some design elements changed in the process.

I hate to be debbie downer here, but nothing's changed in that photo from the last 2 weeks of the crane being parked and the forms left half up for the 39th floor. I swear I'll let everyone know as soon as I notice them getting back to work on the top of the tower.

For what it's worth, all of the frames are now in for the base of the tower (school), and they are very rapidly bricking up the first floor of the base along William St. Also, they appear to have gotten the finishing touches on the third and 4th rows of cladding on the east side of the tower where there were the small gaps in the last set of photos I took. The two crane tower pieces are still on the ground unmoved. Finally, there was a huge delivery of aluminum ducting delivered today that was piled up on the Pace side of the building.

Yeah I hope Tower Verre aka MOMA Spire does get built in the next 5-10 years. I know it is on hold for now but it isn't dead so that's a good thing. As for Beekman Tower I'm glad it's rising to its full height of 876 feet. Downtown needs something tall right now until the Trade Center is rebuilt. Beekman would have the highest rooftop in Downtown or second highest because I forgot how high 40 Wall Street's highest floor is. American International has a rooftop of 850 feet. Anyway Beekman wouldn't be Downtown's tallest because of the spires atop 40 Wall Street and the American International Building.

This, the BofA Tower, the NYTimes Tower, and 15 Central Park West are truly the shining relics of the present decade, just as the Chrysler Building was during its; I'm sure that when they are built, the MoMA spire, the WTC complex, and others will define the next. Unfortunately I cannot say the same for many shorter structures built in NYC.

I often refer to it as Downtown's "Tower Verre", but it could also be Downtown's "Chrysler". The WTC towers may be bigger, 30 Park may be taller, but this one won't be denied.

It's stainless-steel. An it's looking a lot better than the renderings.

Well, I don't know if people would agree with this statement, but I imagine this may turn out to be Gehry's definitive masterpiece, created in his later years. If not, then certainly the most visible.

Wow, now that the cladding is going up, I am a huge fan of this tower, even though I usually think that Gehry's work is gimmicky and arrogant. What makes this building work so well is that he actually grounds it in the architectural context.

I can't be the first person to make this connection. But what other iconic lower Manhattan structure has a masonry base and flowing, metal drapery? The Statue of Liberty.

This building mixes the past and the present in such a brilliant way that it sticks out but blends in. It also allows one of Gehry's biggest criticisms, that his buildings are often just plain buildings in futuristic cladding to actually be an asset. It would have made quite a statement if 1 WTC looked something like this, maybe with a golden spire.

No, it wasn't a purposeful echo of the SOL, though I guess it could work like one: I believe the neighborhood demanded that the base be more conventional, in keeping with the buildings surrounding it.

For once, NIMBY's actually contributed.

The base is designed the way it is because it's a school, though Gehry was involved with some of the interior elements.

This building almost brings tears to my eyes. It's not very often that the actual product is better than the renderings. This is an instant classic.

I feel the same about 55 Water Street and its friends at NY Plaza. A rape of the skyline if ever there was one...:yuck:

Othere than the WTC, the Beekman could be one of the greatest gifts to the Downtown skyline.

Every time I see that thing I think "what IS that?"

I'm not in Brooklyn often, and you'd have to be right in front of it to see it at street level, so fortunately this is rare.

philvia, that second shot of yours with the facade is great. The uneven undulations in the facade are almost contextual to the textures and reliefs of the neo-gothic historic buildings nearby. It's like a ultra-modern, Dali-inspired version of it's surrounding buildings. It's intentionally distorted, but visually appealing at the same time.

I think, though I may be wrong, that the Empire State Building originally lacked a spire; maybe someone will come along and add one to 8 Spruce in time?

Maybe, but it would have to be a real spire that fits with the design of the rest of the building... not some standard,tacked-on antenna like the some other new Manhattan projects have.

Would have to see a rendering with that, but it seems the flat-roofed Beekman has enough cool stuff going on with its cladding that it wouldn't need anything else.

i think this building already has a lot going on and i cant really imagine a spire looking good on it.

Is that stainless steel? The ripples in the cladding look really crisp, it looks good.
I probably won't be back in NYC before Sept. Will the building be topped out by then?

I'm pretty sure it's stainless steel. If the building ever resumes construction on top, it is going about about a floor and a half a week, so 38/1.5 says 6 more months of concrete pouring, meaning closer to October/November. I guess if they never add another floor to the building that it would also be topped off too, no?

In any event, there has been 0 progress on the top, although they rotated the crane to face north, it is still locked down and not doing anything. Moving on from the bad news, here's some shots from today. This sunny weather has done wonders for the performance of my crappy camera.

One last thing - it may not be obvious in the photos, but it really does look like some kind of cladding/paneling will be going in over the "white" portions of the base windows. I think, if they match the stainless steel of the tower, this will look really nice.

From walking by the site every day, I will absolutely believe it when I see it happen. Ratner has proven over the course of this project that he's not afraid to burn money on it. We're talking about a site that had a tower crane installed some 6 plus months before they ever bothered to erect anything out of a finished basement - so I mean, I agree, it could happen.

In any event, until they actually put people back on top of the building, I'm not convinced they're going to finish it. All of the union signs are still up, but I think the Kresler/Borg signs are down. I'll confirm that tomorrow morning.

It's at a transfer floor; more complicated operations need to be finished there before new vertical progress can be made.

That said, here's a picture I took from Fort Green Park in Brooklyn this morning, and Beekman is just beginning to break the treeline. Woolworth will be totally obstructed in a few months.

In any event, until they actually put people back on top of the building, I'm not convinced they're going to finish it. All of the union signs are still up, but I think the Kresler/Borg signs are down. I'll confirm that tomorrow morning.

From everything Ratner and Co. have said, the addition of new floors was paused. They never said it would resume immediately. I wouldn't read more into it than that...

Baumgarten said the addition of new floors had paused so Forest City could look for ways to save money, possibly by re-bidding construction contracts.

In a statement, Baumgarten added, “Given current economic conditions, including downward trends in construction costs, we are conducting a study to evaluate potential opportunities to achieve savings on the project.”

When the cladding catches up to the roof, and they haven't resumed construction of additional floors, then we can question it. In the meantime, I'm enjoying the beauty of it.

It is pretty spectacular, no? In more mundane news, though, here's some comparo shots of the base. It looks like there will NOT be additional panels on the tops and bottoms, but that just metal caps are going on between panes (it also looks like the panels are metal to match the tower, though).

The base can be excused, I guess. I would have liked the transition to street level, but as it is now it makes you look up, where you will be able to appreciate the full beauty of the tower.

They're currently renegotiating the construction contracts for the remaining floors in order to save money.
