Good god thats a lot of rebar!! Looks like there are at least 4 layers of rebar just for that slab, and there might be another underneath that one (where the man in the last pic is standing). Wonder how many tons of steel they used just for the slab? Love these kind of pictures (they don't call me engiNERD for nothing)

Are those non window panels painted to look like clouds over a blue background? I origionally thought they were just reflecting the sky but after looking at the rest of the pic's i am not so sure. If they are painted they look simply amazing. I have never seen that before ona building if that is the case.:tup:

I think the cloud pattern is repeated every 5 panels, so it clearly is part of the design.

There isn't any room for concrete among all that rebar. Russians sure know how to build them strong. :)

I also stared at the cloud pattern reflections for a while before I found the repeats, never seen that idea before.

is it just me, or do all of the workers look non-russian? i'm aware russia is a multi-ethnic federation and all, but not one of the laborers pictures appears to be russian, they all appear to be central asian/chinese. is that normal for construction projects in russia?

If they are local workers, then they may be Vietnamese.

Actually, maybe somebody with building construction phasing knowledge can answer a question for me : why are the lower floors not being clad ? I've seen this before but I've never understood it.

they installed it on lower floors, because there was framework on upper floors, when 40th was completed. it will be moved up later. same was with 30.

The Federation Tower is the showpiece. It will actually be two towers, the taller one with 93 floors and a height of 1,161 feet, and the other with 63 floors. A 1,470-foot spire will rise between the monoliths, with glass elevators running up its core, offering a panoramic view and entry into the buildings. The towers will have 4.5 million square feet of high-end office space, luxury apartments, shops, restaurants and a 44-story Grand Hyatt hotel. The overall impression of the architect’s rendering of these slightly bowed, glass-sheathed towers and central mast is that of a mammoth sailboat rising above the Moskva River. A blue banner hugging one side of the smaller tower reads, “This is only the beginning.”

For Polonsky, these details are the least of his worries. The main difficulty in building the Federation Tower is that such a building has never been attempted in Moscow. The complexity and height of this structure bring into sharp relief the inadequacies of the current system. For one thing, there is no comprehensive building code in Russia that dictates how the tower should be built. Moreover, Mirax has never attempted a structure on this scale. “We have mass experience building 35-floor buildings,” says Aleksandrov, the chief of construction. “But 90 floors is a totally different task.” As a precautionary measure, Aleksandrov says, Mirax chose to erect the smaller tower first, to “test our technology.” Europe’s tallest building, it turns out, is also Europe’s tallest training exercise.

The Federation Tower started out on a shaky financial footing as well. When Polonsky broke ground, he had no outside financing for the skyscrapers. In Manhattan, for example, it is customary to secure 80 percent or more of the financing on a building before construction begins. “In Moscow, you won’t find a single investor who will give you money without seeing the building,” Aleksandrov says. “Not everyone has the ability to build in Moscow. Moscow can be very capricious.” Polonsky began the project with his and Mirax’s own money — how much he will not disclose. As progress on the Federation Tower has become visible, investment has poured in. The major share of financing has come from Vneshtorgbank, the country’s second-largest bank, which has extended a $250 million line of credit. The Kremlin owns 99.9 percent of Vneshtorgbank, meaning that the Russian government serves as the Federation Tower’s primary financial sponsor.

Since there is very limited skyscraper-construction expertise in Russia, Polonsky hired the Chinese contractors as well as Turner International, a firm based in New York. Turner and the Chinese firm have worked together on several high-profile tall buildings, and on the Federation Tower they are essentially acting as their own regulators, making decisions as they go along.

The Russian Towers Are Coming
Foreign investors are getting in on projects from Moscow to Novosibirsk


Not too many years ago, Moscow's skyline consisted of little more than the onion domes of the Kremlin and the Gothic spires of the Stalin-era buildings known as the Seven Sisters. But today, a forest of cranes dominates a 250-acre stretch along the Moscow River, where the 93-story Federation Tower -- soon to be Europe's tallest -- is rising. A few blocks away, the European Trade Center, with 160 stores, a nine-screen cinema, and a swimming pool, is nearing completion. And on the city's outskirts, the 54-story Triumph Palace last year began offering luxury residences to wealthy Russians. All across Moscow, new office towers and apartment blocks are transforming Russia's capital.

While much of the boom is due to oil money, overseas investors are getting in on the action, too. This year, foreign investment funds are likely to sock as much as $1.5 billion into Russian real estate projects, nearly double last year's level, according to real estate consultant CB Richard Ellis Noble Gibbons. "Russia is clearly a key market for us," says John Carrafiell, global co-head of Morgan Stanley Real Estate, which in July bought 10% of developer RosEuroDevelopment. The Russian group plans investments worth $3 billion over the next five years, including office towers and shopping malls in major regional cities, and a $500 million campus for high-tech firms in the Siberian city of Novosibirsk.

The attraction? Booming business and rising personal wealth mean that demand is up for all types of property. Top-quality office space in Moscow now rents for $95 a square foot -- two-thirds higher than in Midtown Manhattan. That's bad news for Moscow's business tenants, but it's a boon for real estate investors, who are seeing annual returns that top 10%, vs. 4% to 5% in Western Europe and the U.S.

Morgan Stanley isn't alone in trying to cash in on the growth. Austria's Meinl European Land Ltd. in March paid $508 million for four Moscow hypermarkets. British fund Raven Russia Ltd. raised $266 million for Russian real estate last year. And London-based Fleming Family & Partners three years ago launched a $60 million Russian real estate investment fund with money from U.S. investors such as the General Electric Pension Trust (GE ). Now the group is raising a second fund, worth at least $150 million, and hopes to invest $1 billion in the country over the next two years. Russia "gives substantial upside compared to Western Europe," says Nikolai Karetnikov, Fleming's asset manager in Moscow.

One problem, though, is finding projects that meet Western standards. Investors remain concerned about the quality of Russian construction and the reliability of partners. Until recently, foreign investment funds put money into completed buildings only, steering clear of the risks connected with construction and development -- a murky business in Russia. Construction projects typically require more than 300 separate permits and licenses. It's a red-tape barrier that opens up big possibilities for corruption.

But as property prices rise and bargains grow scarce, investors are starting to take on greater risk for higher returns. They're now keen to fund construction, where annual returns of at least 20% are the norm. They're also targeting smaller cities such as Novosibirsk, Ekaterinburg, and Krasnoyarsk, which are largely virgin territory. "The Russian regions are now much more attractive for investors than Moscow," says Natalia Korotayeva, commercial director of RosEuroDevelopment. "You can still buy a very good site and build a very good project at low cost."

Indeed, as Moscow real estate prices continue their ascent, there are growing fears that the market will overshoot. Russia's reliance on volatile oil heightens the chance of unexpected shocks. But analysts play down the risk of a commercial real estate bubble. Demand continues to outstrip supply by a wide margin, says Irina Florova, head of research at CBRE in Moscow. While Paris and London each have 300 million to 400 million square feet of modern office space, more populous Moscow has just over 50 million -- much of it Soviet-era construction that lacks air conditioning, sophisticated communications, and sufficient space for parking. Says Florova: "We don't think we will have any crisis soon."

can't wait to see how this looks when finished. the renderings are fantastic!! One of my top 5 favorite designs for sure. Is this building going to be anywhere near the propsed Foster triangular supertall ?

The east tower seems to have more than 4 levels (I'd say 7/8 above ground)

This project is going to be huge, if you look at the "shorter" tower and notice where the connection points are to the middle spire. Then look at the rendering above ^^^ note those connection points and then you realize what a massive tower this is.

Awesome project in Moscow. I love the clouded spandrels.
I think Russia is by far the leading nation in skyscraper construction in Europe.
Places like London or Paris one would think large projects will be underway but the attention is at places like Madrid and here.

Love the design, love the height and love the middle part with the elevators.
Keep up the updates please!

I got some great shots on the 8th of april. Long distance. But they are awesome! Gotta find my memory stick adapter once I do..ill post..i have a great view of the towers (i live in moscow). Coth, ya jivu na kutuzovsky prospekt. I get an awesome view of the whole city :D
