As the future of the sinking Pier 40 continues to be debated, the future of the lot across the street is becoming more clear. Currently occupied by a car wash, glass store, and strip club (just what everyone wants near a park!), the property at 357 West Street could be headed for a makeover lead by hotel/condo developer Ian Schrager (of Studio 54 fame). The Post reports that Schrager is currently in talks with site owner Richard Mack of Area Partners. Everyone declined to comment on the project, but confirmed the two were "working" together. The site is zoned for a structure of up to 89,000-square-feet, and it's not yet known if it will be condos or a hotel.

For decades, the old time diner was a staple in New York City. Vinyl booths, linoleum, aluminum, stainless steel, framed and autographed 8×10 pictures of performers, black letter boards listing daily specials, matzo ball soup, omelets, BLTs, burgers deluxe, endless coffee in a cup with a saucer, the counter with stools riveted into the floor and veteran waiters and waitresses who have no time for customer indecision… This breed of diner is an endangered species in the city.

These days, when new diners pop up or old diners get renovated, they’re designed with a suburban, mall food court, family restaurant flavor, completely stripped of the sharp, shiny, noir aesthetic character and sophisticated design wit that made the city diner interesting in the first place. The new ones blow it. These newer, friendlier, “re-imagined” diners are ugly, if not just plain boring, providing a decidedly anemic dining experience. The owners evidently forget what city they’re in and don’t let (or pay) good designers with talent and taste to do their job.

There's a hotel planned on the same block on Leroy Street too. Between this lot and Canal between West and Greenwich, there are some enormous properties which are itching to get developed.

Eugene Grant is selling 550 Washington Street which is a 1.3 million square foot office building that's only 4 stories tall, so it naturally covers 3 or 4 city blocks. Then directly across Washington St there's the enormous UPS sorting facility, which is also 4 city blocks or so. To speak nothing of the UPS gas station, surface parking lot on Greenwich across from UPS, or other parking facilities used by the public or FedEx's facilities too.

There's a handful of brand new high end rentals that got built two blocks from all these too, on Greenwich between Spring and Canal. Only a matter of time before it creeps north.

Aren't one of those 4-block parcels being taken by the sanitation department for a depot? Or did those plans change?

It looks like lower Manhattan will be treated to another building by starchitect firm Herzog & de Meuron. A tipster tells us that the Board of Standards and Appeals voted today to approve a variance for a HdM-designed 12-story mixed-use residential building on West Street across from Pier 40 between Leroy and Clarkson Streets. The address application on the BSA website lists 354/361 West Street as the property (BSA calendar number 192-13-BZ, if you want to search for it), and public records show that the site, along with 357 West Street and 156 Leroy Street, changed hands last year and is now owned by an entity identified as "AP-Isc Leroy Property Owner LLC C/O Ian Schrager Company"—i.e. a partnership between developer Area Property Partners and hotelier Ian Schrager.


I'm looking forward to what gets built here, Herzog & de Meuron aren't known for dissapointing designs.
