Super tall condo coming to Brickell

A New York developer who made headlines in Manhattan with plans to erect a super skyscraper is now planning to launch a very tall condominium on Brickell Avenue.

Kevin Maloney, founder and CEO of Property Markets Group, said the developer will start taking reservations next week for Echo Brickell, a luxury condominium at 1451 Brickell that will rise about 750 feet — or 60 stories — and include up to 250 units.

Maloney and Ryan Shear, managing partner of PMG in South Florida, held a focus group Thursday at International Sales Group, which will market the pre-construction project. They gathered some of Miami’s top real-estate brokers to sound out what the market wants in what would become the tallest residential building in Miami to date.

“The caché of this building is certainly the height and the view,” said Maloney, who separately expects to break ground in July on Echo Aventura, a 190-unit bayfront condo that launched sales last fall.

Uruguayan architect Carlos Ott is handling the conceptual design of the Echo Brickell building, which will feature larger units than typically seen on Brickell. Penthouses will likely span more than 7,000 square feet.

With Miami’s latest condominium boom gaining steam, Maloney said competition was keen for the 1451 Brickell site, which sits on the east side of the avenue and currently houses the sales center for the Brickell House project. Newgard Development Group is building the 46-story Brickell House at 1330 Brickell Bay Drive a few blocks away.

PMG recently signed a contract to purchase the Echo Brickell land from an investor who holds it through a corporation, 1451 Brickell Inc.

Detailed renderings are supposed to be out in a few days. Final height hasn't been set yet. Supposedly first 30 units went on sale and sold out in a day (upper floor units went for $1750 per square foot at 5,000+ feet per unit)

This could end up being Miami's new tallest. The final height is still not out yet but it was reported on exMiami that Carlos Ott stated the Penthouse is 769 feet above the ground and then there are those glass fin things extending up from that. Will be close but I would think that if you are a few feet away from being the tallest in the city, why not just add a couple of feet for the extra publicity? Doesn't seem like they will need it for sales though, supposedly they have only 30 of 190 units remaining after only a couple of days of sales.

Although Echo Brickell is not set to be completed until 2017, all but the priciest units in the planned 60-story condo tower have been snapped up.
A month after the condos went on sale, only about 50 units on the tower’s top floors of a total 190 units remain, and these will be sold in a second, exclusive release, Ryan Shear, developer Property Markets Group’s managing partner in South Florida, told The Real Deal.
“We’ve sold out everything that was on the market,” Shear said.
The 750-foot tower, conceptually designed by renowned Uruguayan architect Carlos Ott, will be Miami’s tallest residential building.
Miami condo prices are soaring as demand, particularly from foreign buyers, far outstrips supply.
Much of the new inventory — including at Echo Brickell — is being financed by what has been dubbed the Latin American model, where buyers pay much of the construction costs up front, along with high initial deposits.

Hehe, like the way it TOWERS over the 789' Four Seasons in the renderings I've seen.

That's because 750 feet is not the final, actual height

Quoted this from SSC

Apparently, Carlos Ott says it's 769 ft. at the uppermost penthouse so with the flaired peak, it will exceed 800 ft.

PMG Set To Close On Echo Brickell Land For $25 Million

Echo Brickell developer PMG is set to close on a $25 million purchase of the land at 1451 Brickell Avenue where the tower will be built. The sale is expected to close on Wednesday, according to a press release issued by the broker. A $25 million sale values the property at about $955 per square foot.

The seller is a corporation which lists Jorge Hernandez as director. The land was last sold in 2008 for $22 million.

Construction of Echo Brickell is expected to begin in the first quarter of 2014.

This tower was recently FAA approved, and is coming back from the recession. The height is 637 feet since it was downsized. The mayor also expects this one to be fully approved and ready for construction as well. Good thing all these projects are coming back from the grave. :cheers:

Sad because the height reduction will likely mean a change in design to one of the cooler proposals on this forum. It seriously is a sweet looking tower in those renders.

The official data from PMG said the first quarter of 2014. But I'm sure by the summer it will speed up. Maybe a slight delay as of this moment.

A demolition permit was recently approved, along with a construction permit for the foundation of the building.

The 57-story condo tower will include 180 residential units.

MIAMI—Property Markets Group just won a $123.6 million senior construction loan for Echo Brickell, a 57-story luxury residential condo development in the heart of Downtown Miami’s Brickell Financial District. Canyon Capital Realty Advisors offered the funds.

Ronald Muzii, Jr., South Florida-based senior director with Canyon, called the condo development an “iconic addition to the Brickell skyline." Echo Brickell is currently over 80% presold, and groundbreaking will begin immediately with delivery set for 2017.

Yea it began construction. I believe right now its not up to the SSP version of construction, but in relative terms, it is u/c.

I checked the website, and they did update it. Here are some very nice renderings (interior).

Buyers at the luxury Echo Brickell condominium will be welcomed home by a greeter not usually known for its hospitality.

The 180-unit Miami building will feature a 12,000-gallon shark tank in its opulent lobby.

While the rendering appears to show two very large sharks circling a center column, it’s more of a guideline than a picture of exactly what the aquarium will look like.

Planned for completion in mid-2017, the unique Echo Brickell building designed in collaboration with Carlos Ott, already has more than 85 percent of its units under contract.

And what’s left isn’t cheap. Most of the remaining units are penthouses, the most expensive of which runs upwards of $18 million.

In comparison to Echo Brickell’s 12,000-gallon tank, the largest residential aquarium in the U.S. is a 20,0000-gallon tank in Wisconsin, according to Aquanerd.com.

Thanks plopplop for the update. Looks like in a few weeks this should be u/c by SSP standards. Good news for Miami; last couple of weeks have seen a flurry of projects being started metro wise. More cranes will dot the coast line. :cheers:

The Council on Tall Buildings and Urban Habitat (CTBUH) already has this listed as under construction. Anyways I can't wait to see this skinny tower go vertical and plug in that gap in the skyline between the Chase tower & the Four Seasons.

Yeah, its a pretty crazy number of 500+ foot towers u/c in this area. I'm excited about this building in particular because it has a really smooth look that isn't chopped up by miami-style balconies. By the way, at what point can we move this to the under construction section?

Nice another one u/c. This and 1000 museum are the sleekest things rising. Although I am quite a fan of SHoPs recent proposal for the Innovation Tower. A twisting design thats unlike others that tend to be dramatic. Fits in right.

Looks like advanced shoring is occurring. I don't see any caissions, but it might be a question of image resolution. But by any real world standards this is definitely u/c. Definitely advanced foundation work.

Also CTBUH lists this as under constriction. I'd say another 2 weeks or so and we should see caissons. Looks like there getting ready to dig them in.

I have Sixteen 500+ footers under construction within the city of Miami now. The Edgewater district immediately northeast of downtown has four out of those sixteen towers but that depends if you consider it part of the greater downtown area though.

And if you consider those Paraiso projects to be U/C. I think Bayviews is actual U/C but not so sure the others are yet. Brickell House is completed so it should not count anymore. I guess I forgot about Aria but thats another one that is still digging in the dirt, no verticality yet.

Emporis does list Brickell House as completed. I think Brickell BayView , if that is the project you mean is now Brickell Heights since it's address is the same when it was announced and sits on the land right next to the Chase tower.
Aria on the Bay is still listed as planned.
So if we remove Brickell House from the list it is Fifteen towers over 500+ Feet U/C with 4 U/C in Edgewater. Do you consider Edgewater as part of the "greater downtown area'? When all of these towers are completed Miami will have 45 skyscrapers over 500 ft.+| 152+m. It would place Miami in third place in the US after NYC & Chicago in that category and surpassing Houston by 10.

I believe that emporis figure is wrong. Should be the current height and floors indicated in the title. Sales office confirms it.

I believe that emporis figure is wrong. Should be the current height and floors indicated in the title. Sales office confirms it.

Yeah i'm quite excited about this one because it has a nice design and height and on top of that it will fit well with the four seasons tower. 1000 museum will be really awesome to watch rise--its gotta be one of the most unique towers set to rise in the US today.

IDK if the SSP community see's it. Its crazy to think that a tower such as that (1000 museum) only has 87 posts meanwhile 500 Walnut in Philly has 179, and is clearly provincial in comparison. Some fine projects in Miami but no love. A 20 floor building in Calgary gets 400 plus replies but something incredible not so. :(

Yeah, Miami and Florida in general don't seem to get too much attention. I've got to say that when I visited Miami during the winter, I was amazed at how much construction was going on there. It was just like a playground for me! Sales offices pretty much every other block and a new towers going up all over the place. My point is that Miami is a really, really exciting place for anyone interested in big buildings and skyscrapers and so it must be that not too many forumers are from that area.

There are plenty of forumers it's just that they fled over to SSC since nobody here seems impressed with what's going up in Miami.

Nearly a year after construction began at Echo Brickell, the first glass is now being installed around the building’s robotic garage.

When completed, the project will include about 180 units in a 57-story tower.

PMG is the developer, while Carlos Ott is the design architect.

Not many can compare. I think the people that have never visited it, who talk crap about it, will love it once they come to the sunshine city. Often is the case. They come, are amazed by how much is going on, and then they become interested.
