PlusUrbia Reveals Plans for Port Miami 2035 World Trade Center

Plans for building a brand new sea-side commercial district, World Trade Center, on the west end of Dodge Island at the Port of Miami, were first announced in 2011.

The port had announced a competition soliciting construction plans for its 2035 master plan. The competition now has a finalist - PlusUrbia, a local design firm, which has released its renderings for the port, reports Curbed.

The Port of Miami, popularly known as PortMiami is the largest operating container port of Florida. It is using a planning tool, POM 2035 to support business sustainability and carry out its operations in an environment friendly manner.

The new commercial project is a part of the Miami-Dade County's Comprehensive Development Master Plan (CDMP) and hopes to prepare the port to compete heavily in the coming future.

PortMiami had announced requirements, that the master plan will need to adopt in its design. The requirements include four efficient cruise terminals and three cruise berth terminals. Plans for development in the nearby Biscayne Bay were also asserted. The area will get new retail and office spaces including a megayacht marina.

Apart from the commercial plans, PortMiami has been signing development plans to improve its infrastructure as well.

In 2012, PortMiami signed an agreement with the U.S. Army Corps of Engineers to seal a deal that will enable heavy load ships to enter the port. In 2010, construction on the Port of Miami Tunnel started which would connect McArthur Causeway on Watson Island and PortMiami on Dodge island. The Tunnel is slated to be completed by May 2014.

I'm not so sure about this plan all though some of the proposals are good. I don't think the southwest portion of the Port which is undeveloped should be used to build another marina & some more residential highrises. This portion of land should be used to expand the cargo facilities instead if Miami wants to remain a competitive port especially with the deepening of the channel underway to be able to handle the super Panamex ships once the Panama Canal is done deepening in 2014.

I'm not so sure about this plan all though some of the proposals are good. They could use all the dirt that they have from this project and dump it into Biscayne Bay to expand the cargo facilities if they want to.

Looks nice but I'm not a big fan of the concept (neither are too many other Miamians). Land at the port is very finite and that land should be saved for port uses. They may not need the land now but when they do in the future it will be tough to get it back once hotels and offices are built there (who wants to live in a port with all the shipping related noise anyway?). Plus getting in and out the port isn't easy. The Port of Miami needs money to pay for dredging but there has to be other ways to get it other than selling off its land.

I agree, the location is terrible. That island should only be for the port/cruise terminal and maybe utilities.

Beckham’s soccer plans conflict with PortMiami’s business plan

Of all the plans to inject more revenue into PortMiami’s strapped finances, none has the sizzle of David Beckham’s personal soccer team. But can the most indebted port on the East Coast afford the fun and games?

That’s a central question facing elected leaders as they consider Beckham’s offer to bring professional soccer back to Miami in exchange for a stadium site at the port.

The nine acres he wants near the shallows of PortMiami’s southwest corner would upend the port’s own detailed plans for millions of dollars in new real estate income from a proposed trade and tourism center that could contain as much as 7 million square feet of new revenue-generating space. The controversial venture, opposed by Miami’s commercial real estate industry, was designed to help PortMiami create a new profit source as it manages a debt load quickly nearing the $1 billion mark.

The port’s financial challenges — Moody’s downgraded its credit rating last fall, citing concerns about a cash squeeze — raise the stakes for Beckham as his team pursues a stadium footprint that would account for about 25 percent of the land the port wants for commercial development. Miami-Dade Mayor Carlos Gimenez has said he will insist on compensation for any stadium land, but the deal could hinge on just how bullish the county should be on the port’s ability to be downtown’s next big commercial district.

“The conversation about soccer has never been just about soccer,’’ Gimenez said Saturday. “If a stadium can be a catalyst to development, we’re interested. If a stadium is going to be a hindrance, we’re not interested.”

Soccer backers see the port’s commercial strategy as too ambitious, and argue that a stadium with Beckham’s cachet can deliver both the foot traffic and the political support that PortMiami needs to bring private development to its island home.

“The port will achieve a greater return sooner because of the higher value of the real estate that remains for development,” said Neisen Kasdin, the former Miami Beach mayor and lawyer leading Beckham’s negotiating team.

David Beckham's Miami soccer group has already made it clear that the southern tip of PortMiami is their preferred location for a new soccer stadium, and with the release of the first batch of artistic renderings this morning, it's clear why. The stadium, as they envision it at least, would have spectacular views of Miami's skyline through a futuristic roof.
Beckham's group also answered a number of lingering questions about the project in a interview with the Herald published this morning, including announcing plans for a new footbridge so fans could park downtown and confirming that the University of Miami is in talks to play football at the stadium.

mong the biggest questions about Beckham's proposal have been how thousands of fans would get to the park for every game and where they would park. Beckham's group partially answered that question with Arquitectonica's plans for the stadium plaza, which would include a pedestrian bridge along an unused drawbridge already connected to the site.
That would allow fans to park downtown and make a 10 minute walk to the stadium. The planners also claim that since games would be at night, there would be minimal conflict with cruise ship traffic and would allow some parking on the island; they also promised not to schedule games the same nights the Heat are playing.

Royal Caribbean Is Fighting To Keep The Port Beckham-Free

Royal Caribbean Cruise Line, which has enjoyed the unique privilege of having its bayfront corporate headquarters located within the port, right in the middle of all the maritime action, does not like the idea of a soccer stadium being built on its turf, and they're ready to rumble.

The site is too restricted for David Beckham]'s soccer stadium extravaganza they say, security is a big fear too, and congestion is an even bigger fear. Not a word about losing their rarified perch with its sweeping views. On the up side, now that an opposition has been assembled, the real fun of megaproject bureaucracy can begin. Lawyers at the ready? Let the battle begin.

David Beckham's aspirations for a new Major League Soccer stadium at PortMiami have lately been going about as well as Liverpool's title chase. That's an English soccer joke, people. They're not going well! Faced with stiff opposition from Royal Caribbean and competing developers, Beckham's proposal has begun to look politically toxic, raising the question of whether MLS will come to the Magic City after all.

But Miami-Dade Mayor Carlos Gimenez opened the possibility of a new option yesterday: a downtown waterfront stadium for Becks that's not at the port. Instead, he suggested, the soccer field could be built on a huge boat slip just north of the American Airlines Arena.

I wonder if the Mayor is crazy. That "boat slip" would have to be filled in which would raise the wrath of the environmentalists and who would pay to fill it in?
Also the land above the slip shown is part of the still developing Museum Park and many Miamians cherish what is left of their waterfront park land.
Both the Port site & this site are terrible ideas. Why doesn't Beckham look into downtown Miami proper? There is plenty of land north of the CBD.

There is still the possibility of the stadium being built on the portside. Its up to the mayor and city commission BUT they may allow it. Up to them thou...

The might be able to work out a deal to build the stadium along with the original development (See Renderings).

Beckham presses forward with Miami stadium bid

Beckham's consultant, John Alschuler, a real estate adviser who has led waterfront development projects in New York City, Hong Kong and other metropolises, said development of a stadium and other commercial property would likely generate $6 million to $10 million in annual revenue.
He said fewer than 100 jobs would be created directly by the franchise, but thousands more would result indirectly at restaurants and nearby businesses. Alschuler also denied traffic congestion would worsen, noting fans wouldn't arrive until around 6:30 p.m., hours after the cruise ships have sailed.
"It's sheer, deliberate, willful misinformation," Alschuler said of the alliance's claims.

South Florida's last soccer team, the Miami Fusion, played 30 miles north of the port and lasted only three years until 2001 because of low attendance.
That history, perhaps, led Beckham and associates to two conclusions: The stadium must be downtown, and the team must win.
The decision ultimately rests with the mayor and county commission. Miami-Dade Mayor Carlos Gimenez has asked Beckham to consider an alternative site near the Heat's arena. But he said he could potentially support a Port of Miami stadium.


Beckham, for his part, came back to Miami on Tuesday, holding private meetings with commissioners and weighing Gimenez's suggested site.
"We want to be a positive for people," Beckham said. "This part of America has not had a soccer team for quite a few years, and they deserve one."

David Beckham Is Cool With Putting Stadium In Old FEC Slip

"The preferred sites are the ones on the water" David Beckham said at County Hall, referring to the already preferred site at the port, and the alternative site that he loves almost as much that Mayor Gimenez proposed at the old Florida East Coast Railway Slip on Biscayne Boulevard. Seeing opposition to his port stadium plan, Becks is now open to this other option.

The slip, a long inlet that reaches all the way to Biscayne Boulevard, happens to be the same site Gimenez swore wouldn't be used for Beckham's stadium back in December when he then proposed filling it in for a park.

This could be a bad thing though for the project. IDK, the public tends to be anti development. Same with Skyrise Miami, a referendum is going to happen for that project. Even though construction for Skyrise is likely to begin in June. Hopefully the voters see the benefits. The referendum is for the soccer stadium that the mayor and Beckham seem to like, although it is technically not required.

The mayors of Miami-Dade and Miami said they favor a voter referendum on a potential stadium — and David Beckham’s group appears to agree.

The longer David Beckham and his investors spend scouting publicly owned sites for a potential Major League Soccer stadium in Miami, the more it looks like the group will have to go to at least some voters for eventual approval.

Miami Mayor Tomás Regalado said the city will require a referendum if Beckham’s group settles on filling and then building on a city-owned deep-water basin, known as the Florida East Coast Railway slip, along Biscayne Boulevard.

And, in a new wrinkle, Miami-Dade Mayor Carlos Gimenez said Wednesday that the county could also seek voter approval if Miami Beckham United asks to build on PortMiami’s southwest corner — even though a referendum would not be required for the county-owned property.

“I know that there are a lot of commissioners that would like that,” Gimenez told the Miami Herald. “I think that, at the end, the people’s voice should be heard.”

A ballot question would push back the deadline set by Beckham’s group, which had hoped to have a stadium plan in place this summer to present to MLS. The earliest a referendum would take place is in August, with November a more likely possibility, Gimenez and Regalado said.

Even if they fill in the boat slip above there is not enough room to build a soccer stadium there. Just look at how much bigger the AA Arena is in comparison and they have a capacity of 19,600. Don't soccer stadiums have larger capacities than this?

1) Apparently it would eat into Museum Park, cutting much of it off from Biscayne Boulevard, but the water-end of the former slip would become parkland, and that park land would continue through Parcel-B, the site behind the AmericanAirlines Arena, all the way to the port bridge.

2) Including Parcel-B and the former slip-bottom, would give the area a net-gain in park land of 20 percent.

3) The plan seems to make the stadium as low-profile as possible, which is nice if you're a condo dweller worried about losing your water view, but still creates a barrier for those on Biscayne Boulevard.

4) They're saying Museum Park is an "incomplete" and thus mediocre park because of all the stuff that was planned for it but canceled and that this is a reason their park would be so much better. Apparently they don't think it's gorgeous as it is like we do.

5) The soccer stadium would be an "amenity of the park". Soccer Little League, or whatever it's called, anyone?

6) The stadium will be max 90 feet high along the road and 60 feet high along the bayfront, far lower than the AmericanAirline Arena. They also claim it will blend into the park, with cafes and commercial "folded in" to the side of the stadium, whatever that means.

7) The stadium will "incorporate greenery into its facade and concourse." Okay, so at least it will look like a park.

8) The stadium will supposedly only host 25 events a year, a figure probably meant to appease those whose worst nightmares consist of being stuck in traffic jams. The other 340 days a year are still up for grabs, people.

9) It will be an "an unparalleled fan experience" and an "iconic home for soccer". Okay, we'll give them that.

10) A big new bay walk would border the park.

11) You can hardly see the stadium in any of the renderings. Really? It's the magical disappearing stadium for 25,000 people.

1. Beckham's Stadium Will Transform the Waterfront
The one thing that everyone can agree on is that, if approved, Beckham's stadium will radically transform the downtown waterfront. Although sketches suggest that the stadium itself will be much lower -- and lower key -- than it would have been at PortMiami, putting it just north of American Airlines Arena will require some serious reshuffling. First, it will require the filling of the FEC boat slip next to American Airlines Arena. John Alschuler, Beckham's real estate advisor, says the group is prepared to pump $20-30 million into filling the boat slip and other infrastructure. That's on top of the actual stadium, which could cost more than $200 million.

2. It Will Add Parkland
Beckham's soccer stadium can't completely fit where the boat slip is, so it will also have to sit atop part of what is now Museum Park. But Alschuler and Claure were at pains to point out that their plan will actually increase the amount of parkland by 4.3 acres, or around 23 percent. That's because land will be added between the stadium and the water, as well as in front of American Airlines Arena.
"We've made it 20 percent bigger and 100 percent better," Alschuler said of the park. "The orientation of the park now runs along your greatest resource, which is Biscayne Bay." He said that a $150 million plan to create a long, uninterrupted bay front park back in 1997 had been allowed to fizzle into a mere $10 million landscaping project today. "We've seen a history of diminishing resources in this park," he said. Beckham's stadium would put some ambition back into park.

3. But It Eliminate Part of Biscayne Bay
If Beckham gets his way, the FEC boat slip will be gone. Whether we should care or not is up for debate. Alschuler called the boat slip water "brackish" and said there was "nothing natural about the shore" or sea bottom. But Stuart Sorg, a retired Navy SEAL and chairman of the City's Waterfront Advisory Board, says filling in the boat slip would be a mistake. "It's a beautiful piece of land that should remain the same way it is," he says. "Open land is so important. We try to save land for the people, not just to cover it up and put something on it, let alone a stadium that will be empty most of the time.

His worries are echoed by Laura Reynolds, executive director of the Tropical Audubon Society. In a statement distributed at the press conference, she questioned whether the boat slip could even be legally filled in. "We contend that the people of Florida, Miami-Dade County, and the Florida Legislature intended for Biscayne Bay to be held in the public trust to enjoy water dependent activities for ours and future generations," she said. "We contend that Biscayne Bay Aquatic Preserves is Miami's great urban park."

4. You Won't Have to Pay for It
Both Beckham and Claure have made it clear that they aren't asking for any city or county funds to build the stadium (Beckham & Co. did successfully lobby lawmakers in Tallahassee for a lucrative state tax break, but that doesn't have much of a direct impact on locals). Unlike Jeffrey Loria, whose Marlins stadium in Little Havana could ultimately cost taxpayers around $2 billion, Beckham and his partners will pay roughly $250 million out of their own pockets to fill the boat slip and build the MLS stadium. They will then own the stadium, which will sit upon public land.
"Not a dime of public money will go towards creating almost nine acres of new public parkland," Alschuler said. "This will be 100 percent paid for by private dollars."

5. But It Will Cost Us
Beckham's plan does have some indirect costs for taxpayers, however. The City of Miami spent $4 million on its own park plan, which would have to be radically redone to accommodate the stadium. The city also recently spent $12 million on upgrading the boat slip. Those sunk costs would effectively be squandered when the boat slip is filled with rubble. "It's our hope that people will understand that a dramatic improvement [in the park] is a fair value," Alschuler said.

6. The Stadium Has Other Benefits
Because of the boat slip wrinkle, Beckham's bay-front stadium is bold. But it isn't nearly as big as what he had proposed at PortMiami. There are no hotels, for instance, included in the new design. Yet, Alschuler stressed that the stadium would be a serious boost to both Museum Park and the downtown economy.
"This is what has evolved" currently in the park, he said. "There is no shade. There are no children's facilities. There are no places for people to gather. There is no place to have an ice cream with your child. There is no place to have a glass of wine and enjoy the view. It is a skeleton park. Not a fully fleshed out, robust park."

In contrast, Alschuler said that stadium would fit as seamlessly as possible into the park, and that ground-level cafes and restaurants would be accessible on days when there are no soccer games. Meanwhile, the side of the stadium will be used for wallcasts -- perhaps of World Cup games -- as with the New World Symphony building in Miami Beach. "We want to be good neighbors," he said. "We will be good neighbors."

7. But Parking Will Be an Issue
Alschuler conceded that those attending games at the stadium would have to "utilize the parking that is already here" in downtown. As one newscaster pointed out, half of downtown's 20,000 parking spots will soon give way to new development projects. But Alschuler said that by scheduling games on Saturday afternoons and Wednesday evenings, he hoped to avoid overlap with Heat games while luring visitors to downtown when they wouldn't otherwise be there.

Asked whether Miami's public transportation system was up to the task of delivering fans to the stadium, Claure said a downtown stadium was better off than elsewhere. "Downtown is the only location in Miami where you can arrive using public transportation," he said. He also pointed out that a downtown stadium was a condition of Major League Soccer's decision to award Miami a team.

8. "The U" Will Not Play Here
Beckham and company had floated the idea of hosting University of Miami football games at the stadium, but a bay-front location makes that almost impossible. The low-rise stadium (at around 90 feet, 60 feet shorter than American Airlines Arena) will only be able to hold around 20,000 fans. That's less than half The U's average attendance last year in Sun Life Stadium.

9. Much Remains Up in the Air
In two weeks, Beckham has gone from fighting for a spot at the port to totally revamping downtown's waterfront. His team was keen to declare they had only had 12 days to come up with the sketches on display. One angle that was absent was the view of the stadium from Biscayne Boulevard, a major source of concern because it will cut off the view of the water. Sketches of the stadium itself aren't available yet either.

Miamians can expect more detailed stadium sketches in the months to come. Also up in the air is a land swap deal between the city and the county required before the boat slip can be filled in. That would require city commissioners to sign off on the plan. It's too early to tell if they will support the stadium, or turn against it, as county commissioners did.

10. You Will Get to Vote on It
But the biggest obstacle to Beckham's bay-front stadium is a public vote. Beckham and his advisors have long sought to distance themselves from the Marlins' stadium -- which was never put to a public vote and became so toxic that county mayor Carlos Alvarez and county commissioner Natacha Seijas were both recalled -- by promising a referendum.
"I've always said that our team will be the people's club -- another downtown amenity that makes the entire Miami-Dade community proud," Beckham said in a press release.

The issue is expected to be on the November 4 ballot. Miami Beckham United is up against lingering stadium suspicions. But Claure said the team was ready to release its secret weapon: a David Beckham charm offensive. "You'll see David as a very active presence" in the campaign, he said with a smile.

11. (Bonus!) The Team Won't Be Called "Miami Beckham United"
Despite the wishes of one British woman seated next to him, Claure announced the team will not, in fact, be called "Miami Beckham United." Instead, Claure said he and Beckham hope to get help from Miamians in choosing a moniker.

More than a decade ago, activists struggled against — and ultimately defeated — a proposal to build a baseball stadium on Miami’s waterfront. Now community organizers face a new battle: David Beckham’s campaign for a pro soccer stadium at Museum Park.

The Beckham group proposes to fill in the site’s slip and take a 4.2-acre chunk of the new park’s roughly 19 acres of public green space to accommodate a 20,000-seat stadium, according to the Miami Herald. The plan pledges to add 8.5 acres of green space behind the stadium, for a 4.3-acre net gain in public space.

“It’s much more than 20 percent better. It’s 100 percent better,” Beckham’s real estate advisor, John Alschuler said.

But the proposal has generated criticism from some downtown residents. The condo associations of four towers across from the park site oppose the plan.
Some say they bought units in the towers expecting to eventually have an unobstructed view of green space in Museum Park. Those expectations are now threatened. :tantrum:

The site for Beckham’s stadium would be developed by Miami’s Arquitectonica firm.

This looks very good. It would really brighten up the area. Heck, they could connect this to the Bayside Marketplace and Bayfront Park to create a whole line of parks and attractions across the street from the wall of skyscrapers. The area would be even more attractive.

Major League Soccer doesn’t want David Beckham’s Miami stadium to be located next to the Marlins Park in Little Havana.

“No — we’re not considering that location,” MLS President Mark Abbott told the Miami Herald. “Our strong belief is that, to be successful, it needs to be downtown.”

Recently, politicians had begun to promote the Marlins site, and it could be difficult for Beckham to find another piece of public land for his private stadium that his investors find suitable, according to the Miami Herald.
The stadium would seat between 20,000 and 25,000 fans and cost as much as $250 million.

David Beckham Irreverently Lets Go of Dream Stadium Site

After giving it a good go, David Beckham is finally branching out from his minefield-ladden dream of building Miami's glamorous new, TV-ready Major League soccer stadium on a waterfront Downtown site, which is fabulous because if he kept announcing sites just to have them get beaten up on by just about everybody the whole stadium idea might have sunk fast.

Beckham's love for Miami still endures, and he's willing to build an inland stadium to make it happen! And Miami is not about to lose what will be a fantastic new sports franchise for the city because of a couple pimply proposals. And he's got a few more options up his tailored sleeves, but he's not revealing them yet. "My dream was to have our stadium on a waterfront. It's not worked out like that and we have alternative sites. It will happen." he said, along with saying he'd been "cheeky" about the earlier plans.

Miami-Dade County Planning to Extend MetroMover Loop to MLS/UM Joint Stadium Site

Miami-Dade County Commissioners are close to releasing a plan to extend a MetroMover loop from Government Center in the heart of Downtown Miami to a potential shared stadium for UM/MLS at the Former Orange Bowl site. The mover would allow MLS Miami fans to board the train from their favorite soccer bars in Downtown before the game and allow UM students the ability to board and attend games from stations near their college campus. These plans are in the preliminary phases but have huge support from the community and Miami-Dade County Commission – according to the plans creator – Commissioner Bruno Barreiro.

Though the plans are in preliminary phases, we know it would include a light rail loop from Government Center in Downtown Miami. The loop would go directly west from Government Center then turn north to dock between Marlins Stadium and the UM/MLS shared stadium. Loops have recently been built in Downtown to the Omni area and Brickell that have been very successful.

MLS and UM are currently ironing out the details for a plan to build a 40,000-seat stadium on the former Orange Bowl site. UM officials including Donna Shalala met with David Beckham, Marcelo Claure, Simon Fuller and MLS Commissioner Don Garber two weeks ago to discuss the partnership. The negotiations went well and plans have since moved forward. We are expecting to hear plans for a stadium and MetroMover in the next couple weeks.

I still think UM football and MLS soccer should not share a stadium
the marlins park site seems small for a good size stadium.
Have you heard about the orlando MLS, they upgraded the size to 25,000
and dont have to share it with anyone.

PortMiami Land Once Eyed By Beckham For Soccer Stadium Could Get A Hotel And Convention Center

A company is proposing to develop a project called Miami Yacht Harbor at PortMiami, on land where David Beckham wanted to build a soccer stadium.

MITC-2015 Inc. is the company that is pushing the proposal. Rene LaComb, who was part of an investment group last year that unsuccessfully tried to take over the Miami Marine Stadium last year, is the company’s principal.

The project could include a convention center, hotel, and yacht marina on 8.7 acres at the southwest corner of the port. Dade County’s 2035 Master Plan for the port envisions exactly that type of development.

Marine Spill Response Corporation currently has a long term lease for most of the land. Dade commissioners will vote this week to authorize negotiations that would move them to another part of the port at no cost.

Details of a lease for the valuable plan have yet to be worked out, but MITC-2015 claims that the project could generate $76 million for the county over the first ten years, including lease payments, sales tax and ad valorem tax.

The Downtown Development Authority last year wrote a letter opposing commercial development at the port, saying that it would flood the market and cause a glut of space.

Beckham’s plans to build a soccer stadium on the land were killed after Royal Caribbean funded a campaign opposing the stadium there, while also threatening to move their cruise ships elsewhere. RCL has a below-market lease for their headquarters building and parking lot on adjacent land, and a stadium would have blocked their views of downtown.

Dade’s Trade and Tourism Committee will vote on whether to begin negotiations later this week.
