Agreed. The Burnaby town centres will be very impressive in a few years.
Looking forward to see the 50+ floor towers go up in Brentwood.

It's pretty obvious there's no need for view cones to be imposed upon Metrotown when viewing from Richmond. But since you asked...
1) You're viewing a far distance from Richmond to Metrotown. The skyline becomes smaller in relation to the mountains behind the further away you are. In Vancouver many view cones originate a short distance across False Creek along the seawall. The mountains are easily hidden behind the buildings.
2) You're viewing from Richmond to Metrotown. Richmond has no say in building heights in Metrotown.
3) Density of buildings in Metrotown is more sparse than in downtown Vancouver. You can see through Metrotown, but you can't see through the wall of condos in downtown Vancouver.
Without viewcones there will be many popular places in Vancouver where you won't be able to see mountains anymore. The vast majority of people really don't care that much about skylines and tall buildings.
Believe me, I like tall buildings as much as the next person (in this forum, that is). But views to mountains so close to the city core are a natural assets most cities do not have. It should be embraced. Personally I think the view cones are a bit of an overkill and some of them should be rid of; but there is still merit to them. Surely you can see that.
Lastly this isn't Asia or Dubai, we don't need super tall glittery buildings to impress people.

Not to mention that Metrotown runs along the top of a ridge, so it's not really in a position to block any nearby views, while Downtown sits right in front of a long decline putting it in front of many people's potential views. Building the tall stuff at the top of a ridge means size becomes much less of a view hindrance.
(As for downtown viewcones, I kind of wonder about them in light of the current amounts of available stock. Like, as fewer developable plots become available, decreasing the risk (if you will) of building too many blocking buildings, do y'all think they will loosen things up and allow things to be built out organically? Like, when its a Manhattan situation where buildings slowly slot into a built out cityscape?)

The concrete columns above the second floor on the south facing portion of the tower appeared royal blue tonight. It appears to be wrapping for panels? Could be paint.

The "royal blue" is peel and stick water proofing. These columns will be clad in metal or stone paneling. I have a pretty good view from Station Square.

If this building were to be built in Vancouver, people here would say, "This building's height and scale totally don't fit in the neighbourhood!" I always wonder why is that? I saw someone post a pic depicting the contrast of single family homes and the new Safeway redevelopment project in Marpole, as if that was a very obscene thing.
Well, in my humble opinion, a couple of towers like the Sovereign would look lovely at the Olympic Village, complete with large shopping podiums. :notacrook:
In a way, Burnabians are mentally more progressive for accepting such a project in their midst.

Burnaby is more business friendly, the problem with Vancouver is it is almost too liberal for it's own good.
I disagree with you btw, I like the skyline of Vancouver to be defined by the DT peninsula. If the highrises spill too far outside of the peninsula it will lose it's character.
A bit of density along skytrain corridors is ok but nothing above 20 stories outside of downtown.
I am not a fan of the oak ridge redevelopment because the buildings are much too massive for the community in which they will be constructed in.
I'm pro density, but outside of the downtown/west end core I'd prefer to see 4-10 story town homes similar to how europe designs their cities.

I don't mind the Oakridge development because it's a big mall in a central location on a Skytrain line. However, I hate the Marpole rezoning. It seems to have come from nowhere. It was just an average neighbourhood, might even be one of the cheapest in the city proper, and all of a sudden the city decides to build high-rises there. There is nothing even close to rapid transit there. Densify around transit first. There is more than enough housing to go around right now without having to build high-rise apartments in random locations like Marpole.

Well, to me, OV and West Broadway are both part of downtown. Like I said, Burnabians are more open minded to high-rise developments anywhere in the city. No one really opposes high rises in Brentwood area, even though Metrotown is the rightful city centre of Burnaby. Another Sovereign-like structure built in Lougheed would be welcomed, I'm sure. However in Vancouver, even the suggestion of having highrises in OV is seen as a travesty, lol!

Seriously though, that podium manages to look more dated/industrial than the office block of The Crystal across the street (built in 2000). I can't think of anything good to say about the execution of this project.

It looks like a residential building that would have been built in HK back in 1999; huge podium, tall and slender, bland.
I'm not trying to jump on the hate train, but other than what this building will do for the Metrotown skyline at a distance, it's a pretty poor attempt.

I have to admit I lost most of my interest in this tower as soon as I saw the spandrel go up. At least it is evenly spaced for the most part and not as terrible as the Mark. I'm hoping also that any exposed concrete is painted white and not beige (for the love of god).
I'm surprised that Metroplace is actually shaping up to be the nicer of the two monstrositys.

Burnaby definitely leads the region in building new clusters of tall residential towers. Has there been any concern about expanding Skytrain capacity or parking?
I searched this thread and the biggest difference between Oakridge in Vancouver and Sovereign in Burnaby might be the lack of mention for parking.

Rezoning to allow hotel signage on top of the building (Willingdon side only) was approved yesterday. Interestingly they were permitted a sign on two sides but opted for one larger sign on the West side.
"3.0 SKYSIGN PROPOSAL
3.1 The applicant is proposing to install a skysign for the "Element by Westin" Hotel on the Willingdon Avenue (west) frontage of the mixed-use residential/commercial building (under construction) on the subject site.
3.2 The proposed fascia skysign is comprised of an internally illuminated, LED circular "e" logo with no lettering for the Element by Westin Hotel.
The logo is 3.7 m (12 ft.) high, 3.7m (12 ft.) wide, with a total area based on a "string - line" perimeter measurement of 10.5 m' (113 sq.ft.). The sign will be mounted 143.9 m (472 ft.) above grade and 4.0m (13 ft.) from the top of the building's mechanical penthouse."

If the measurements regarding the size and height of the sign and its proximity to the top of the mechanical penthouse are correct, then it is difficult to see how this building can be 155.9 metres tall.

Yeah, adding it up yields 151.6 m
(being generous and assuming measurements are to the outside rim of the sign)
143.9 + 3.7 + 4.0 = 151.6
Is that rendering of the podium the same as the finished product?
Hard to tell with the at dusk rendering with randomly lit windows.

Now that this and other buildings in metrotown have broken the 30 storey barrier it definitely make for a more interesting view from the surrounding communities all around the greater Vancouver area

It was up for a long time after the building was topped out. I wonder what they were using it for the past few months? It was a spectacular part of the Metrotown skyline for a long time:

I live a block away from this one, but I like Metroplace better too.
Sovereign is ok, but too many seafoam spandrels and other boring materials.
It'll be fine, as long as there are not more towers with the same external scheme around.

I don't think I looks that bad at all. They do need to finish painting it, but not bad.

Problem is the podium, not the tower. The tower is fine and even nice. Not a gem, but nice addition to impressive skyline.
Anyone know when are going to be moving in? Whole tower was still all dark last Saturday evening...

Looks like they are behind on the interior. If you look at the picture from the 21st of October there are no blinds visible.

its their only element brand in the vancouver area, probably the same as having the hard rock casino vancouver in coquitlam...
don't they refer to the hilton just up the block as the hilton vancouver too? since vancouver doesn't have a hilton
