ATELIER

http://www.journalofcommerce.com/images/archivesid/24100/100.jpg

Located at the corner of Robson and Homer in downtown Vancouver. The 29-storey, $140-million Atelier project is being developed by Magellen Developments (20/20) Inc. and will complement the circular design of the public library across the street. The project includes CRU & restaurant space on the main level, office space on the 2nd & 3rd floors, daycare facility on the 3rd floor, and 183 condo units on the upper floors. Atelier’s rooftop gardens are designed with ample plots for residents’ personal gardening.

And good call on creating the thread. Every tower project should have its own individual thread no matter how big our small.

Strangely, the flat side (south side facing 889 Homer) looks the "cleanest" least cluttered of the facades.
We won't really get a good view of the curved facade until the construction elevator is removed.

I have to admit I'm not all as impressed by the tower as I thought I would be. I had high hopes from the sketches and from the scale of the podium.

I'm still thinking it will look better because there will be greenery on more than one level - podium and additional plantings two floors up. But there seems to be a lot of unnecessary "false" windows (not sure of term, spandrels maybe? . . .frosted glass instead of clear windows or brick walls).

I was looking at the building the other day closely, and a lot of what I had thought / hoped would be floor to ceiling windows are frosted glass instead.

officedweller
Jul 24, 2009, 10:18 PM
The alley side looks awful - too much going on there.

The back side looks quite clean with the gray panels (but which don't match the rest of the tower at all).

The curved side facing the library may not look all that bad - looked at it the other day and the vertical elements of the mullions seem to stand out more and more as the glass rises on the tower - that could overcome the overuse of the frosted spandrel panels. We won't know until the construction elevator is removed and the balcony railings are finished.

The tallest Yaletown Park tower blocks the Homer Building corner of the site - so I only see the part of the site closer to the concrete office building. All I can see are piles of dirt and a caterpillar or two - but I will see the tower rise - it should line up with Atelier. I'm hoping after both are completed I'll still be able to see the top of the Hotel Georgia tower above them.

One of the other forummers posted great pics from I think Jardine's Lookout.

Is their a "How to post pics - for dummies" guide?

They need to be hosted on photo hosting service like Imageshack:

http://www.imageshack.us/

800x600 is the size you normally use.

The forum coding is IMG for photos. So IMG would appear in square brackets [ ] before the url for the photo and after the url for the photo in square brackets with a / before it [/ ].

Imageshack also has the IMG coding already done in one of the links that pops up after you load the photo - so you can cut and paste the link for forums.

The awning is in on the Robson side - looks great.

The glass looks OK when looking up at the tower from Library Square and the curve, in the right light, allows the spandrels to blend with the vision glass. The glass looks lousy if looking straight-on at it (i.e. from Seymour)

The Atelier crane is coming down. Actually, it started yesterday. As the pieces swing by my living room window I'm kind of relieved. When it first went up it was around the time that they had those crane crashes in New York.

I'm also looking forward to them getting those sidewalks done. It's quite the mess right now.

Getting ready to pour more forms for the rooftop gardens on the top of the north end of the Atelier podium. Two things that make up a little bit for having a tower planted right across from my window (and removing a fabulous view) is at least the facade facing me is curved and also the rooftops of the podium will be attractive and interesting, rather than just gravel and air conditioning equipment.

The double height retail space on the ground floor in this shot should be amazing. The ceiling is as high as in Subeez, but I think I saw a mezzanine towards the back of the space. Should make for either a cool restaurant or store (it better not end up being office space).

The quality of glass can't be too high if the panes are limited to standard 5x8' panels. This is why people say vancouver condos all look the same. We did better back in the day... ie the 30-foot high planes of glass at the lobby in 1500 W Georgia, or the restaurant addition at the hotel renaissance...

I meant in terms of distortion. On some condos, even small panes have significant distortion.

More glass being installed on the corner of Atelier. The whole thing seems to be at the "taking forever" stage. How many months do we have to wait for the sidewalk?!!!

I suspect that the sidewalk is being accelerated fro the Games. The curb has been poured on the Homer side - even though it looks like it'll be used for loading, etc. for quite a while longer.

Looks like the glazing is slowly being completed. My photos (January 23):

Does anyone have an idea as to what type of retail is set to occupy the base of Atelier?

I would be surprised if it was leased out. However, I am excited for the possibilities.

Robson St. is sleepy past Granville towards BC Place now. The next couple years that will majorly change!

I was walking halfway along the new sidewalk on the Robson side before I realized that it was done and open now. What a relief! :)

I hate the steel frame angle at the corner... Why not just raise the podium by another floor instead of faking the extra densty. It's like those crappy suburban podiums in coquitlam with the over-height canopies that pretend to be 2 stories high when clearly the roof is barely 4 metres above ground.

I don't think that it will look half bad once completed.

I think it is somewhat intended to echo, or rather complement, the treatment of the podium of the Westin Grand across the street.

Better (more substantial) than the fake beams/streetwall on Bentley (Homer & Nelson).

The inverted L-shape is also echoed in the brick areas of the facade.

Is there anything you do like? I swear 95% of your comments are negative, especially on SSC. Honestly, is there any tower or project you like in this city?

i think it will be a nice looking structure when finished. I hope those renders are true, and there is indeed a cherry tree placed at the edge near the steel frame.
