Nice.

From the red sign, Arc International is the architect, and this will be their offices.

The number of gawd-awful useless hydro poles in major parts of Vancouver is a joke. Hello underground services?

...which raises the question:

Does the city mandate that projects like this move the hydro poles underground?
I've seen it done on the projects near my loft on 8th/Cambie when they were building The Rise, and I think the Crossroads development, and it made the area look so much better. But I'm assuming the developer pays the city to do this. Is this correct?

I think that's right.
Not sure what'll happen at Dolce Vita (or if it has already been put underground. There may be an issue with the City of losing the "character" of the overhead lines if they are undergounded (apart from the fact that they are apparently a huge hazard in the event of an earthquake).

Most large projects have to make provisions for underground service. It's not a requirement on infill projects. While it would be nice to have them place the wires underground, they would have to return above ground immediately for the building next door as the lines don't terminate there.

I guess power would be switching on and off on a regular basis if every construction project had to relocate cables. They should really do one block/street at a time

I'm not familiar with the store in question. What is it?

its one of the the williams-sonoma best selling brands at the moment - its cheap and hip - well cheap in terms of hip - but a lot is over priced IKEA stuff

I love their stores though

KORE, on Burrard & 3rd) now has glazing on the East side of the second and third floors.

AMINAT Architecture, on 7th near Granville, should be receiving it's front door shortly which will mean the exterior is basically complete.

I noticed that the windows on a whole bunch of storefronts on the block of West Broadway between Cambie and Yukon have been papered up (the north side of the street.

That stretch of W. Broadway between Main and Cambie is going to look very different in about 5 years, thanks to the Canada Line.

That building is larger than I thought it would be based on the DP application - hopefully it will spearhead even larger projects in the station area.

That's a great looking office infill. Love to see that part of West Broadway being densified. Can't wait for the Wendy's to go.

I wouldn't exactly say they're being kept - they just aren't part of the project - ie. different owner(s).

I can try and take a pic for you in the next few days as I work in that area. It's nearing completion now and I think it's a pretty good looking infill sort of project. Sure seems like it's taking forever to wrap up though...

I really love these lowrise/midrises in this area and hope to see more of Main St between terminal and Broadway fill in with attractive buildings like the Jacobsen.

As a former Vancouver resident--Mount Pleasant area--I find this forum interesting in its lack of interest/coverage of what is really the best part of Vancouver--the area between 2nd and 16th, UBC to the drive area.

Does anyone know when that low rise on Robson and Bute (I may be mistaken on the cross street) will be completed?

This building has been under construction for at least 2 years and shows little progress.

I recall seeing somewhere that the developer went bankrupt. I cannot recall if it was a true bankruptcy or a rearrangement under ccaa.

The Pulse looks ok. The stairs on the outside are an interesting touch. Is that a Blenz Coffee going in there? I guess that helps fulfill the Vancouver requirement to have at least one coffee place for every block. Hopefully The Pulse will fit in nicely with the development that's going to go in across the street where IGA is.

Hopefully The Pulse will fit in nicely with the development that's going to go in across the street where IGA is.

Speaking of which... looks like a presentation centre is under construction in the IGA lot for said development.

- signage calling it "On Broadway" along with a render has been installed

Note... I was wrong in my previous post about Intracorp already starting construction on Spruce... I beleive they did take this project over from someone else, but they've yet to break ground. I'm not sure what the other site under construction is/was.

Re: Mantra - it appeared that some of the residents are starting to move in and they have some on-site show suites now.

The Ferrari-Maserati Building at 3rd & Burrard has gotten a few bits of the window frames in place... what's the technical term?... we should start seeing some glass within the next month!

How long is this project going to sit idle? It's been under construction for at least 2 years now.

its the amenity room/space for the Project.

also its been taken over by someone else and work has been ongoing for the past couple months. only like 6 or so workers small team but they are working away go buy Mon-Fri and you can see them in the parking area out back.

For Spruce, I like the spiral staircases from the penthouses to their rooftop patios/terraces. Pulse started this in Vancouver and I would have no objection to it becoming part of the city's architectural vocabulary.

To bad the city is cashstrapped as is, the surrounding area sure could use a pool at Trout Lake, the one at Renfrew is beyond busy.

Saw that model yesterday before UDP. Looks fantastic. Couple other models kicking around for SEFC, some decent and good looking stuff. Didn't have my camera with me, though my hands were full anyways.

The new Trout Lake Ice rink is in the foreground. The new community centre is in the background. Both projects share the same architect Walter Francl.

Its my understanding that the moderne buildings built on the west side of Heather between 10th and 12th, and on the south side 700 block of 10th are to be demolished to create a park-like setting and reveal the original 1907 Vancouver General Hospital. In the picture, you can see part of the 1907 building peeking out behind the demolition. A few years ago I heard that the 1907 building will be renovated to become the new nurses residence.

This is the site of the old BigBamBoo club (quite infamous for its weekly fights and stabbings). There were a few name changes over the years with the last one being BarCode. Changing its name every few years didn't lessen it's reputation for weekly fights, stabbings and occasional "gun play"

Ahh Barcode wasn't that bad, it became a bit of a UBC hangout late in its life and really calmed down.

The tower going on there is a 13 storey condo if i remember correctly... might be a floor higher or lower, I can't remeber, but thats the jist of it.

Shitty as Celebrities is, it makes a convincing argument for itself as a night club. And yes, I've lived in large cities outside Canada.

I guess I should mention the 3 story apartment building a block West of Cambie and 16th at the South side, which was abandoned for a good year, is almost finished. All of the exterior is now in place and fences have come down.
I though it was going to be demolished because it stood open/exposed and was always soggy/wet with no facade to cover the wood during last winter.

Ah, I pass it daily and didn't see *anybody* there for a long time...at one point fences/coverings were falling down. Thanks for the info, so they are renting it? Do you have any more information about it? Yep, its looking pretty good and fits in nicely!

My house shares the alley with it so I could see the construction people daily going in the back. They were really slow and it was starting to get annoying because of all the mess in the alley.
They don't seem to be doing any advertising for it, I think they already have enough people interested to snap up all the suites!
When I last talked to them, about 2 weeks ago, the plan was to have everything finished by March.

I wish we had a bit more info about infill projects on Hastings east of Glen. I really love the infill and how it's revitalizing the scuzzy rundown parts of the street all the way to Boundary. (I like what's going on in the Burnaby part as well.)

I drove by this yesterday and was really impressed with the results. Looks quite classy I think!
