I'm in Mondrian. The base floor options are definately less durable and less quality compared to the upgrades. We upgraded to a wide plank ash and it held up quite well. Actually, we just sold our condo and almost everyone who came through were impressed by how good the floors looked compared to other units in this and other projects around town. A few of the units in our building with the base floors have noticed large gaps developed between the planks due to changes in temperature throughout the year. You should definately upgrade your floors, if not for your own sake, then for resale value.

shows empty space across from Central 3 which is actually filled with houses - it's fine to have it empty so that you can actually see the buildings, but kind of weird to then fill it with people strolling around who in reality would be standing in the middle of a building

So is seems like phase 3 is officially happening now with the deconstruction of the medical building? I hope that proposed rooftop pool happens. Will the addition of phase 3 slow down the building process for phase 2?

A fair number of demolitions so far this year - this building, the Lorne, and the National Bank on Rideau. Maybe others, not sure.

The way these sold out so fast and with the demand for condos increasing, I am surprised Brad Lamb doesn't make Phase 3 a point tower in the 25 floor range. It would have great views over the other two phases. I don't think it would be too out of context for the area.

Actually, it kind of would be. I couldn't see anything more than 12-14 storeys built there, and even then it would require a zoning amendment and garner a lot of community flack. Central 1 got its extra storey or two because it was on a corner with commercial on all other corners.

Sure that would be nice but i have to say i really like the look of central 1 for a shirt building it looks alot bigger then it really is.

It does look taller than it actually is, and I'm sure the want for condo's in centertown and downtown is only going to increase. With the exception of some designated heritage locations, I can see more of Bank and other major streets downtown get redeveloped in the near future.

I live in the neighbourhood and wouldn't mind 25 floors there. Every extra floor above 5 floors would mean 6-8 units which represents, a potential 120 residences not being built in or around the Greenbelt.

I am all for Intensification over Suburbanization. Fewer trees and greenspaces lost and fewer cars on the road.

Not sure what you mean here. I have a unit in Phase 2, they were 60% sold when I put money down on mine- and that was a long while ago. I have a more recent price list and there are very few units left. Construction on phase 2 was already supposed to start. I'm hoping that once the core structure from that medical building's gone they'll break ground.

I haven't got any word via email or anything from urbancapital about phase 3. I've said it here before, but they REALLY need to hire someone to update a blog or something, for people who have already put money down on these units. I would really like to keep up with what's going on without having to go into the sales office.

They should have gone for 12 floors here, considering the building already looks that good without all of it's exterior fitted yet...at 12 floors, it would have been more like a miniature version of Mondrian...

I agree, but the height is fitting with the area for now. Maybe, as I suggested before, Phase 3 will go for the full height and stand 20 or 25 floors behind Phases 1 and 2.

Brad would have no trouble selling every unit I am sure.

Have you seen the floor plans for this place? GOD AWFUL! You basically have no choice but to cook in your living room... wow totally uninspired!

At least the building looks nice from the outside though.

I think most of these condos are being bought by investors who don't plan to live in them but will rent them out and sell them once the prices "skyrocket."

I looked at the Central 2 site but there wasn't any progress worth capturing. Mostly it's a storage area for bricks and other stuff for Central 1 right now.

I can admit when I'm wrong. I was sceptical about this project, but I am impressed at how well it integrates into the existing neighbourhood, and then takes it up a few notches. Driving out of downtown along Bank street, the building really polishes everything up well.

Being there really has a good feeling to it, but then traffic of all types is really quiet due to construction just down the street, so I'm still not completely convinced that this is a place personally would want to be.

Great job and great addition to our city!

i'm also very happy with the way it integrates. the red brick touches really match the neighbourhood. i'm only worried about how the ground floor will be...will their be retail? i used to have a loft in the east market by the same company and there were three little storefronts on york, a little one on george but the entire cumberland face was garages and ugly utility connections and walls, totally ruined a block of the market.

I'm pretty sure Sobey's will be the tenant. If you recall, Councillor Holmes voted against the project because there would be 6 or 7 delivery trucks driving up Metcale every day to feed the people of centretown. Delivery trucks!!!!! On an empty, barren centretown street filled with bikes!!!!!

Contrary to popular suburb belief, there is quiet time "downtown"...saturday and sunday mornings are the best for a quiet stroll to the coffee shop before the city wakes up.

Just walked past, and noticed that the scaffolding is down from the old facade, so you can now see it in all it's glory, minus the ground floor which still has hoarding up.

Now all that has to happen, is for a developer to buy the land on north side of Gladstone and build something that's 12-15 storeys, as Central will be a nice setback for a taller building to it's north...well, I think so anyways.

Anywhoo, back on topic...Central looks great, and blends nicely with the streetscape...

Has anyone been to the pub located kiddie-corner from the Central 2 site on Bank? I'm guessing the owners saw the imminent influx of humanity and set up shop strategically.

That hole for Phase 2 is getting big quick. I feel as if the weather has facilitated the process.

Yep, the Berryman Pub. Very good place. It's kind of an upscale sports pub with quite good food. I'd recommend it!

Phase 1 will have Shopper's, Starbucks and something like "Urban Capital Realty". The developer is now going to have a hand in resale.

I hope that this Shoppers is a 24 hour one. I don't understand why areas further out have more 24 hour conveniences than the actual core...

oh good! there will be a shoppers! i have really been noticing what a pain it is that you have to walk three minutes in either direction from bank and macleod to get to a shoppers....huge hassle! this will fit in the gap nicely. i look forward to the day when bank street is ALL shoppers! uniformity is beautiful.

Seriously, though. Although to its credit, Dear Bank finally cave in and started weekend hours at a downtown branch, instead of the former situation where the only Saturday services was out in Buttflaps, Bank Street South somewhere.

The TD branch by Bank and Huntclub is open 7 days a week now...even when it's not holiday season. You can come visit this part of town any time you like...hehehe

I've always loved Urban Capital's projects here in Ottawa, but looking at what they can achieve in Toronto, I like them even more! I can't wait to see what projects they do here next.
