They are not planning any, unfortunately. Charlesfort has not been much of a mixed-use type of developer even though they haven't lacked the opportunity (Glasgow on Bronson, come on down!) The Gardens' Tower II had a small retail space carved out of its ground floor, it was shown as such on the floor plans, but if you walk by it today you can see that the space is shuttered and used for something else. The Continental on Richmond Road has the same mention of retail space on the ground floor - a tiny speck of a store that may end up never being a store but rather a guest suite or something like it.

For all his beautiful buildings that is the biggest of Charlesfort's shortcomings.

The fact that HP doesn't have retail stores was one of the reason I purchased a unit. As a resident, I'd like the building to be purely residential. With retail, they wouldn't be able to put up iron fences and the greenspace will not be private.

FYI, Phase 2 construction will begin in January. There are enough sales for that to happen. In fact, they will be tearing down the two buildings currently in the footprint at the end of the month. Bai bai art gallery...

They have lowered the prices for Phase 2 though, about 2K each. Time to buy??

Scince theyve come out of the ground, it's been going up almost one floor a week, should go pretty fast, first move-in's are sheduled for this spring...:jester:

The Glassworks building on Main St. has a small hair salon in it.

I completely agree about the Glasgow on Bronson... for many of the other buildings, retail may not have been viable, but for that one on Bronson, some nice ground floor retail could easily have been supported.

now that's a pace of construction that I like.

Is it just me or is the pace of building in other city's a lot quicker?
Like why does it take 3 years to erect a 24 story condo ex Claridge Plaza.
The Chicago spire will probably be done before the second tower of Claridge Plaza.

^Claridge Plaza broke ground almost exactly 2 years ago. I remember because seeing the old retail building come down was what prompted me to join this forum.

I joined the forum a couple of years ago when I started looking for a condo here in Ottawa (that would be an interesting thread: When did you join SSP and why?). The fact that I still own a small piece of that hole in the ground at Bank and Laurier also shows how slow things get built here. I guess we have to accept that we're not Toronto/Calgary/Vancouver and that there isn't demand for their style of speedy construction turnover.

Same here, interested in Hudson park specifically, never did get a unit for financial reasons, guess I still have a chance if I really wanted to though! Can't wait to see the finished product

There's a thai place right in front of Hudson Park (sw corner of lyon/nepean). I'd like to see more 'international' restaurants here, it'd be nice.

There will be a sushi place coming soon, right next to the Thai restaurant across from Hudson Park.

They've driven down metal beams around the perimeter of Phase II. Excavation will come any minute.

I think there are limitations to the kind of restaurant you are allowed to have under mixed-use condo. A sushi place or a sandwich shop like Subway where they do little cooking is OK but anything more that involves a lot of raw ingredients and cooking fumes is out of the question. Beckta is better off where it is as they own that building.

Probably because it would be in the podium section with enough of a buffer zone. I know in the Exchange in Westboro there were strict by-laws as to what can go in the ground floor shops because apartments were directly above. I couldn't imagine living over a restaurant with greasy exhaust so the city must draw a line on certain types of food service.

The Mondrian with several levels of parking between the ground floor and the first apartments might be subject to different rules.

Guys I LOVE this building. When all the crap that's going on with the Portrait Gallery, the O-Train delays, the Lebreton Flats mediocrity, and the Claridge pimples flaring up all over town, Charlesfort comes through like a ray of light through the thunderclouds.

Check out that art deco detailing! Eat your heart out Toronto....

I'm getting on a plane for Ottawa in 6.5 hours! Let's hope there's at least one hockey game left to watch when I'm home.

I know the photo was of the Hudson (nice by the way), but I was struck by the typical Centretown streetscape. Why does street level Ottawa always look so ratty and cluttered? I suspect tha half the streetsigns and other "accoutrements" could be eliminated and nobody would miss them. It certainly encourages me to look up at new construction!

Although you must admit, Bank St. from Wellington to Laurier is very nice looking. :)

And speaking of nice streetscapes, does anyone else here share in my love of the tiny section of streetscape that is Somerset between Bank and O'Connor? Historic buildings, lovely trees, great street lighting, outdoor patios, huge mural? I love that little strip of Somerset...

I heard a rumour that they're eventually going to be doing the same kind of streetscape from Laurier to Somerset. It'd be cool to have wider sidewalks and a more pleasing atmosphere all along Bank St. up to the Glebe...

I heard that too back in the day....probably from someone here on the forum. That stretch has a lot of potential and it would be great to have those great sidewalks on Somerset connect with equally nice ones on Bank all the way to Wellington. While the construction is going on, it might be time for some of the business owners to spruce up the facades of their buildings a little bit as some are looking downright decrepit.

City and BIA envision a brighter Bank Street

Bank Street is set to get a makeover and it’s long overdue according to those involved in the new projects.
“Bank Street is obviously no Sussex Drive,” says Gerry LePage, executive director of the Bank Street Business Improvement Area. “There’s no question that we have to improve the esthetics of the street.”
The Bank Street BIA is figuring out details for a new program that will allow businesses to receive grants to renovate their storefronts.
LePage says the BIA will hire an architectural firm to develop three or four storefront designs that would complement the street’s existing layout. After that, it will look for a small construction company to implement the plans.
Businesses interested in rejuvenating their exteriors will have to submit a formal application with their choice of design by a deadline to be set at a later date. LePage says commercial viability and a clear commitment to Bank Street will decide which businesses are eligable.
Grants ranging from $1,000 to $10,000 will be awarded, estimates LePage. The funds will come out of BIA’s normal operating budget. Though there is not enough money for everyone, he says he hopes the program will cause a domino effect among Bank Street businesses.
“If you change 40 or 50 per cent of the facades on the street then you are going to have critical momentum and you’ll see other businesses changing their facades too,” he says.
Sonia Poliguin, co-owner of the Ink Spot, a tattoo parlour and piercing shop near Bank and Gladstone, welcomes any attempt to improve the area’s esthetics.
“There’s too much cement and not much more,” she says.
Uninviting storefronts, too few benches and little greenery deter would be shoppers from coming to Bank Street, Poliguin says. But improving the facades of some of the buildings might change that.
“I think it would attract a lot more people,” she says. “Absolutely we would benefit.”
Somerset Ward Councillor Diane Holmes says the City of Ottawa has been working for two years on a plan to make Bank Street more inviting for shoppers and tourists. Widened sidewalks, newly planted trees and more benches and bike-racks – all expected to cost the city millions of dollars – will accomplish this, she says.
The facelift comes on the heels of a major renovation project to fix the street’s sewer and water lines.
The city is almost done work on the Laurier to Wellington section of Bank Street, and finishing touches such as the final asphalting of sidewalks and the planting of trees will finish this spring.
“The more inviting it looks the better,” says Holmes “Bank Street could definitely do with some more colour and more life.”
But she adds that the esthetics of the street alone will not determine how many people go there.
“The stores also have to be interesting,” says Holmes.
Darien Duck, an employee at After Stonewall, a gay and lesbian bookstore near Bank and Gilmour, has a similar opinion. She says shoppers are drawn to the area by an array of specialty stores selling products they cannot buy anywhere else.
“It’s a destination area,” says Duck. “People who want what we sell come because they know it’s here, not because of the beauty or not of the place.” Although the Bank Street BIA has not set a strict timeline for its façade program, it will probably start contacting architectural firms in July, and construction should be underway by 2008, says LePage.
Holmes says the city will be working out the design details for the Laurier to Gladstone section of Bank Street this year. It will continue renovation efforts all the way down to the canal over the next few years.

Great photos harls; you always find the interesting angles. This building is rounding out the block really nicely on that corner. Charlesfort has got to be this city's best high-rise developer.

cant wait to see more of the facade, by far the most exciting development going on in Ottawa, Mondrian and Central are great too its just that we already know that they're gonna look like east market.

i noticed the building from the queensway coming from Kanata today.it's cool to see some highrise going up closer to the 417 a bit.

As of yesterday, they've sold 114 out of 123 units in Phase I. Only 9 units left for sale. Nice...

I bought my unit last year, when I moved from Vancouver...have been patiently waiting ever since. My move in date is supposed to be end of September (6th Floor).

Wow, that's pretty soon. Keep us up-to-date on the move-in date if it changes at all. I'm even skeptical about my Mondrian move-in date set for next summer. Just seems like a lot of work needs to be done before then.

I think there are others in the forum that also purchased from HP.

Also bought a unit in Hudson. A 2 bedroom Normandie model. Charlesfort still plans on having everyone in before Christmas. I am on 10th floor and my move in date is planned for Oct-Nov.

I walked by the site a few minutes ago.. they've put some windows in on the front already. Nice black trim.

I didn't realize that the excavation work for the second phase was already complete.

It is generally wise to get a pre-approved mortage amount and rate from a financial institution at least six months prior to purchase. Most lenders will guarantee a rate for six months. If the rates start to go down afterwards, they'll match them, if they rise, your secured at the lower rate.

TD (the bank associated with Hudson Park) is currently offering a 5.99% fixed 5 year rate with 1% cash back, and is guarenteed for a 24 month period. Last year when I signed, it was at 5.44%.

Thanks. It's from the 31st floor of the Minto Suites Hotel. The window is in the elevator lobby... pretty easy place to access.

I'd like to take a pic from the Crowne Plaza rooftop restaurant, but I'm not sure if they'd allow deadbeats into their establishment.
