For those that don't know what Vancouver's skyline looks like, post a panoramic shot of the city. Basically Vancouver is a massive number of 20 story towers with a huge park. It's nice to see some of the towers are hitting 600ft. The above designs are all very nice.

I think the mayor of Vancover will walk before a 900+ft tower appears in the skyline. Let's hope I'm wrong. Some super talls would really add to the skyline.

There will be a day where Vancouver will have to stop their cute little height restrictions. With property values going through the roof and the city growing as fast as it is there is, the Shangri-La won't be the tallest for long. Within the next year or two there will be another tallest going up, no doubt.

Close but no cigar. Huge portions of the downtown and yaletown areas are zoned for around 300ft, and most buildings seem to be able to squeek out 30 stories or so, some a few highter, some a few lower than that. There have been some complaints that it is making this area look flat. I think 25-40 story buildings for residential purposes works very well. Tall enough, but it doesn't make the city feel like a bunch of dark, windy, lonely canyons that I have experienced in many other cities. I love tall, but the feel of the neighborhoods seems more residential somehow at this height level.

It would be nice to get 2-3 towers in the 700-1000 foot range, but I hope buildings this tall, if ever allowed to be built at all, will be in the downtown core.

Yes, I agree, it is rather flat on the south end of downtown. The only building that sticks out a little bit on the very far right of the photo is most likely One West which is 47 stories tall. I always felt that the 300 foot limitation in this part of town could have been relaxed a bit and additional height allowances granted for projects closer to the downtown core. I understand that this is somewhat of a reality with the present zoning and viewcones, that stairsteps heights taller as one reaches the central business core, but it falls flat south of Granville Street.

:previous: I should also add that the viewcones and the shape of our skyline was designed as a rounded bubble, not to exceed the mountain tips from primarily False Creek and southern view locations. The above photo was most likely taken from Jericho Beach or Spanish Bank, a skyline outlook that the people responsible for the current height limits did not consider.

West Broadway at Quebec street, looking west. The SkyTrain Millennium Line will be extended in phases under Broadway to the University of British Columbia (UBC) over the next 12 years. Central Braodway is ahead and it is the second densest concentration of jobs in British Columbia after the downtown core.

Looking south up Quebec street. The articulated diesel bus is part of the #99 B-Line bus rapid transit line that runs along Broadway out to UBC from the major transit hub at Commercial Drive and East Broadway. The #99 B-Line exclusively uses 120-passenger articulated diesel buses with as little as two or three minutes of headway. It currently carries in excess of 70,000 passengers per day and it will be replaced in phases by construction of the above-mentioned extension of the SkyTrain Millennium Line next decade.

West Broadway experiences a major bottleneck at Cambie street due to the SkyTrain Canada Line construction. It goes from a total of six lanes down to two. The bus-only lanes are forefitted in the intersection and the buses must merge with regular traffic. The bus to the left is one of our new 77-passenger electric trolley buses.

Because of the construction on Cambie it is easier to walk a block east or west of the street when heading north towards the Cambie Street Bridge and downtown. This is at Yukon and 7th. The second building to the left is called The Rise and it is a mixed-use building housing three large format retailers (Home Depot, Winners clothing, and Save on Foods), and a number of rental condos on the upper floors. The building further ahead on the left is also a new building. It houses two large format retailers, Canadian Tire and Best Buy.

Ivy is being encouraged to grow up a blank cement wall of the Canadian Tire building. Every new building is expected to have a landscaping plan and the developer pays for the public realm improvements associated with construction of a new building. Some of these improvements include new wider sidewalks, new street trees, etc.

Looking south along Cambie Street. The Rise is on the left and the new public realm it is supplying is taking shape. In the centre up the street is the Canada Line construction. The building on the right is called Crossroads and it is a mixed-use building incorporating a medium-sized office building that will be the corporate headquarters for Yoga wear maker Lululemon, 88 condos, a Whole Foods grocery store, a Royal Bank, and a number of restaurants.

The Cambie Street Bridge is down to two lanes from its previous six in order to make room for the construction of the Canada Line. Pedestrian and cycling access is unaffected.

Most of the Olympic Village surrounding SEFC neighbourhood will be built to about the same approximate height as the building on the right in this photo, which is about 90 feet in height. There will be a number of buildings that reach slightly taller and others, obviously, will be shorter.

A streetcar line, Vancouver's first in more than 50 years, will run down First, below, and connect to SkyTrain to the east and Granville Island to the west. Additional phases are planned.

These new towers are being built by Concord Pacific in the Cooper’s Quay precinct. Behind them is BC Place, home of the BC Lions football franchise and the site of the opening and closing ceremonies of the 2010 Winter Olympics.

Things are moving along for the Olympic Village itself. Construction continued through the worst of winter without disruption. The weather is fine again, the snow has melted, and the first flowers are starting to bud. It has become a pretty busy place. 12 tower construction cranes are building the 16 buildings, the first of which is about three storeys above ground. The remainder is all below- or at- grade.

The following several shots of the new man-made marine habitat island. The very small bay to the left is where the daylighted stream will empty into False Creek. There are dozens of streams running under Vancouver, all of which were filled in or buried in sewers more than a hundred years ago. One is being daylighted and deeply integrated into the landscaping of the Olympic Village. The elementary school will be right beside it and children can be expected to play on its banks and run across its pedestrian bridges.

The new Seawall features separated pedestrian and bicycle/wheeled vehicle paths, a number of boardwalks that feature recovered wood from the old industrial piers on the site, and an inlet with pedestrian bridge adjacent a piazza and the community centre. A marina for non-motorized boats (Dragon Boat war canoes, kayaks, etc.) will be adjacent.

I like the building with the Home Depot in the bottom. I assume it's going to replace the existing Home Depot just East of downtown as they're quite close? OTOH, according to their website, there is only one Home Depot in the CofV, so they could probably support a second.

The Ritz

The retail podium is turning out quite nice. Is there a specific term for the small "rims" of concrete that protrude out above and beside the window? I like it. I also the like the sloping glass on the second floor and the crisp cornice line it creates. Also, note that the wrapping is being taken off of the red panels. Some of the wrapping was torn off of the building during our last wind storm to reveal a sort of ruddy red colour but thankfully the real red is better.

I've only started really paying attention to development in Vancouver for the past year or so and I guess that makes me a relative nooby in the Vancouver development realm which leads me to my point. Please can someone who lives in Vancouver please explain to me how the city can sustain and continue to grow its skyline of (according to emporis) 583 highrises completed with 54 under construction 21 proposed and 20 more approved. The city only has a population of 611,000 and a metro of 2.1 million. In comparison Boston has around the same population and density within the city limits and around 5 million more people in the metro than Vancouver it and only has 267 highrises completed, 14 under construction, 17 approved and 12 proposed.

Simply put how and why does a community of this size have so many highrise buildings?

There are a few factors at play here.
The first is the land issue. Vancouver and it's metro have very little available land to build on. Mountains to the north, the Pacific ocean to the west, and the US to the south.
The second reason are the ALRs( Agricultural Land Reserves). A lot of the remaining land in Metro Vancouver is farm land and cannot be developed.
Third is the cost of a single family home in Vancouver. The average price is around $1,000,000. You can get a two bedroom highrise downtown for a little more than half that. So first time buyers in Vancouver are drawn to highrises simply due to location and the relatively 'cheap' prices compared to a house.

As you can see it all comes down to the land crunch. Expect to see a lot more highrises and even a few skyscrapers in Vancouver's future.

Yes I agree it does look alot taller than they really are! In some shots it reminds me alot of Manhattan just because of the shear density and look of the buildings. I think they should definitely work on getting some supertalls. Are there any proposed at least?

Well even if it does look taller, so what. It will make the skyline a little more intersting and break up the plateau it currently has. Plus, a 1000ft-er if designed right could end up being the sum-all-be-all icon of Vancouver. Take for example the Eiffel Tower and Empire State Building. Both were lamented in their infancies over how much bigger they were than everything else, ESP. the Eiffel tower. Nowadays if you think of Paris or New York you will think of these two magnificent structures. An iconic supertall would be great for Vancouver, IMO. :tup: :notacrook: :cheers: :banana: :D

Yeah Vancouver does lack some sort of iconic supertall that just screams "THIS IS VANCOUVER, BIATCH !" kind of like CN Tower for Toronto, The Bow for Calgary (in the future, that is), Eiffel Tower for Paris. I mean, Canada Place is nice, but it's not extremely obvious to see when you see the city's skyline. Vancouver needs some sort of big and nice public plaza in downtown with an iconic landmark so people can go there as THE place to celebrate in Canada Day, New Year, Christmas... etc :notacrook: Right now I feel there's a lack of public space for people to gather and celebrate in Vancouver and all the celebrations are spread around the entire metro area.

Vancouver's skyline will definitely be getting taller in the near future. It has already begun to with what will be the top three tallest buildings in the city all currently u/c - the Shangri-La, the Ritz, and the Hotel Georgia.

With these new taller buildings setting a precedent, developers have been increasing pressure to go higher still with more tall concepts being floated around at the moment - no official proposals as of yet though.

Next year the City will be reviewing its height restrictions ("view cones") which if relaxed could result in many new taller proposals. However, I think it will be quite some time until we see a 1000-footer. I doubt view cones would be relaxed to such a degree any time soon, plus we need a few more in the 600-900ft range to bridge the gap a bit.

I totally love Vancouver and I was very excited to see everything that was being built last time I visited (in 2005). I stayed at the Opus Hotel, and although I had heard some people dismissing the whole Yaletown area as a yuppy condo-land, I rather liked the atmosphere of the place, with its shops and cafés. It was admitedly not a heart-stopping place and at some points it looked rather bland. I was wondering about those other developments in the Northern part of the downtown peninsula, around Coal Harbour and West Georgia Street. I remember that despite it being a pretty nice day, the area was pretty dead and no one seemed to be out and about. Has that changed? Construction has continued and I was wondering if any of those places had actually turned the area into a place where people would actually want to hang out in... Or are those condos just speculative investment for real-estate developers and inhabited just a few weeks of every year, if at all?

^^^ its picking up a little - there is now a grocery store - urban fare - which has brought some life to the area, the restaurant at the park is always packed in the summer, i can't remember 2005 things change so fast - overall its still pretty quiet but the seawall is the busiest

a little further up from there is more retail like shoppers drug mart so that too adds to pedestrian activity

The area around Coal Harbour and West Georgia (also known as Triangle West) has come along nicely since 2005. There were many towers u/c (or about to be started) in the area back then and they've all topped out now and some are now occupied and some are not quite there but very close. Pedestrian activity has definitely picked up in the area, though there is certainly still room for improvement. The retail density in the area has really improved but there are still a good 10 or so recently completed retail spaces spread around a few new buildings that have yet to find tenants.

The newer retail establishments that have setup shop in the last year or so in the area include (off the top of my head) the Urban Fare grocery store (bottom of Cielo), a Shopper's Drug Mart (bottom of The Ritz), Waves coffee shop (bottom of Sapphire), Starbucks (bottom of The Melville), a car rental place (bottom of the Melville), a sushi place (bottom of the Melville), and a salad-based lunch place (bottom of the Melville). And also a bank in the bottom of an older office building across the street from the Flatiron. There is also a new restaurant in the new Loden Hotel that just opened as well. There is also a Burberry and a second new Urban Fare grocery store in the base of the Shangri-La on Georgia Street. It is not quite finished yet so soon there will be a few other places opening in the base including a restaurant and a sculpture garden.

As a Vancouverite myself, I do agree that these are the most well-known ones around here. These are great builders of the Metro Vancouver Area and they do have a lot of projects going on at the same time. Another one I know very well is "ADERA"....do you know that one. I've been to a lot of their developments. Also, "ASPAC" should be on your list too! That was the one who planned the Coal Harbour 15 years ago...now Vancouver Waterfront is a great place with awesome buildings. I think that is the company who did "2 Harbour Green"...I just visited that place a week ago. And now they are going to Richmond Oval and develop that waterfront community. It's called the "River Green"....I should start a thread on that.

Another one I know very well is "ADERA"....do you know that one. I've been to a lot of their developments. Also, "ASPAC" should be on your list too! That was the one who planned the Coal Harbour 15 years ago...now Vancouver Waterfront is a great place with awesome buildings. I think that is the company who did "2 Harbour Green"...I just visited that place a week ago. And now they are going to Richmond Oval and develop that waterfront community. It's called the "River Green"....I should start a thread on that.

Adera is more of the Metro Vancouver Area....the current development sites they have in Vancouver would be in UBC....they are called "Pacific Spirit" and "Pathways"...

vancouver is so beautiful. i hear austin was going to be replicated after vancouver. and apparently one of the architects based in vancouver designed one of our buildings which has already topped out. the buildings website says that the designer is responsible for most of vancouver's landscape. (here's the link to the website www.springaustin.com )

and considering the only similarity of the spring is it's tall thin structure that makes it seem taller... given none of the other buildings proposed or under construction here in austin has that distinction. i see the same traits on some of these skyscrapers posted on here.

vancouver on the other hand is more like a concept... like the entire city was designed by one mind... or the rest of the designers followed the same idea. i particulary like the last picture posted. i hope to visit someday... and as a matter of fact i've looked into going to vancouver film school... actually i'm about to pop in a dvd of their brochure.

It's true that Vancouver has an amazing skyline for a city of its size. It's also true that we have some very interesting pieces of high-rise architecture in the city. What worries me is that these is a "ameness" developing in many of the new buildings, both office towers, and residential towers alike. The style of Vancouver is modern and interesting, but what the city lacks is real elegance in its high-rises (readers will disagree loudly, no doubt . . . . )
To give you an example of several truly elegant high-rise buildings, take two
examples from Montreal.

The first is the "Tour de la Bourse" (formerly called Place Victoria).
The second is the "Château Champlain" hotel.
Both were built in the late 1960s, but look as timeless now as they did then.
Our buildings are great, but are often a bit overzealous in their use of kooky angles, and furthermore, little attempt is made to harmonise with the neighbouring buildings, resulting in a "hodge-podge" effect.

So please, go to the Montreal page, and take a look. Thank you.

It's all a matter of taste, of course. Nevertheless, Tour de la Bourse is still considered one of the most elegant examples of the International Style.

Regarding the Château Champlain (and this is my opinion only) it still has the same ultra-classy elegance now that it had when finished in 1966. It
isn't particularly tall - less than 40 stories - but makes an architectural statement that is both bold, daring, yet dignified and classical, all at once.

One major building in Montreal that I DON'T care for (and I'd like to hear your opinion) is the the one on de la Gauchetière Street. I forget the address.
It's that peaked roof that puts me off. And it's currently the tallest in the city, too.

In fact, yes. While many people lament, and rightly so, the demolition of the first Hotel Vancouver, the current one is more elegant in structure, and could fit in any major North American city; NYC, Chicago, SF,....

These are good projects for Vancouver. I know this has been said numerous times, but something really needs to be done about these height restrictions. Vancouver has enough density, let's start adding some 700 or 800 footers.

Not going to happen!

Vancouver just underwent another major study to reevaluate height limits and has concluded that there will not be any height increases allotted.

Perhaps in another 25 years the city will reassess the height limits and allow for an increase or two.

how come vancouver's buildings are all so flippin beautiful?! there's not a single city in the planet that compares... they might lack the height of chicago and certainly doesn't come close to new york in terms of size, but golly those buildings are so beeeauuteeefulll!!! forget about the backdrop.... any skyline with such modern beautiful buildings in any place in the world would be just as nice.
