I'm not sure exactly what your question was. But it looks like there's three highrises and one midrise in this project. No idea on the floor count. As for the heights, I'd estimate that the tallest building is 400 to 450 feet, and the two shorter buildings are around 350 feet. The shortest one seems be around ~150 feet or so. This would be by no means the tallest in Uptown, but it would be one of the taller ones, probably in the top 5.

Can someone move this to the proposal thread?

no. there is an apartment complex there with tenants still living in it. they even still have signs in front advertising move-in specials.

There are 4 buildings that have been discussed for the River Oaks District.

They include a 35 story condominium tower, a 26 story hotel (some have stated it would be W's Houston location with condo units), 12 story Le Méridien hotel and a 10 story office building.

See this article (http://houston.bizjournals.com/houston/stories/2007/08/13/story1.html) from the Houston Business Journal for more. It states that groundbreaking would occur in late 2008 and would be completed at some point in 2010. This would be built directly next to the High Street Houston (http://www.trademarkproperty.com/content2.asp?propertyid=19&pageid=47) project which should be completed beforehand.

It's a very aggressive proposal and it will def. spread out the uptown skyline if it is built.

According to an insider that posts regularly on HAIF, clearing of the current Westcreek apartments that currently occupy the site will begin in late 2008 with groundbreaking occuring in January of next year.

That sounds about right. I had a co-worker that lived in Westcreek that sayed the project was suppose to start in January '09. I can't remember when he said the place was getting the wrecking ball.

Great news on this project! I recieved an email from one of the managers of emporis who has placed me in contact with one of the people on the engineering side, and we now have a bit clearer view of at least the floorcounts & some partners.

From the email...

Block "A" condo- 32 stories Architect Pappageorge/Haymes,Ltd. Chicago

Block "B" W Hotel 34 stories
Designer Gensler Santa Monica office
Architect of Record BOKA Powell Dallas
Brockette Davis Drake- Structural Engineer

Block "C" LeMeridien Hotel- 18 stories- Same team as Block "B"

Block "D" 16 Story Office building, Gensler Los Angeles office designer.

I'm confused... wasn't something in Uptown supposed to be like 66 stories? Was that the W Hotel or what?

That's the Ritz Carlton, which is supposed to be part of BLVD Place.

Also, we should add the floors to the title of the thread & change it to "River Oaks District" instead of just "Oaks"

It's really compelling that developers are planning a W and a Ritz Carlton at the same time. Granted, the two hotels are almost two miles apart but they'd both be bringing in a lot of luxury hotel rooms in an area of town that has a higher percentage of them than anywhere else in town, including downtown Houston.

I know, I know, neither the River Oaks District or High Street is technically Uptown but they're both very close, and at the rate things are going, the two areas will have essentially merged in the next 10-12 years.

I was kinda thinking about that yesterday as I was passing through the area.

Given the amount of densification Uptown and the amount of projects aimed at doing the same within the west side of the loop (Specifically Upper Kirby/Greenway), it shouldn't be too long until the skylines blend together a bit better.

I mean, just within several blocks, there's this project, High Street is right next door and the Highland Tower is right behind that. Never would've seen all of that coming just a few years ago...

I would like to see a Ritz or W Downtown, too. A W-Dowtown is more likely. Maybe it will happen. DT needs some upper-echelon hotels, like Mandarin, Shangri-La, Peninsula, etc.

I kinda hope that's what becomes of the second convention center hotel. Add in a residential component (either luxury apartments or condos) and that'd be something great to see.

That is awesome news. July is not very far off. So 4 new projects for sure, and more to follow. Also I do hope they put something downtown, and i agree something with residential would be very nice. Very kewl...

Yeah I hope it does as well. It was suppose to break ground last month but nobody knows if it has already.

That rendering is new though so there's probaly still something going on. :)

The River Oaks District ranks as the most ambitious mixed-use deal announced in recent times.

OliverMcMillan LLC of San Diego, a notable mixed-use developer, revealed plans in August 2007 for a $600 million project on Westheimer, where a portion of the Westcreek Apartments are located.

The 15-acre project was designed to have two luxury hotels with 500 guest rooms and 150 condominiums; a 250,000-square-foot office building; 300 apartments; and 350,000 square feet of upscale retail stores.

Construction was supposed to start at the end of 2008, but there has been no indication that work will begin any time soon. OliverMcMillan executives could not be reached for comment.

Nothing new. Hopefully the economy lets up soon. I'd rather it not be built than be built in empty like projects in other cities.

i'm not optimistic about this but i have no doubt that even if this does get axed, something big would be built there anyway. the land is worth too much and the area is ripe for redevelopment.

the economy crapped out in the late 80's/ early 90's but by the mid 90's this city was exploding with new development.

Houston really had nothing big for almost 15 years built after the bust in the 80s. What if its another 10 or 15 years until we see anything again! AHHHHH!!!!

Seems like they are trying to get upscale retail. Hope this works out. Since this is river oaks and with all the upscale retail in the fly over video, the hotels should be something like a Ritz, Peninsula, M-O, or W Hotel instead of a simple Marriot, Hyatt, or w/e.

why did you have to bump this? lol, this is depressing to look at. all the towers were scrapped due to the economy collapse. its just a big mixed use retail shopping center now with some apartments and a little bit of office. so much wasted potential. fortunately the Westcreek development just northwest of it is planned to have some towers.
