You know, sometimes I wonder if there were this many negative headlines about the Chrysler and Empire State Buildings after the crash of '29.

I can just see it:

"Market Crash threatens to halt work on Chrysler's sparkling new headquarters!"

"Empire State Building construction wasteful in new Depression Era"

....things of that nature.
...and if there wasn't any of that bullshit then, what exactly happened to society now that we can't get a similar crop of buildings out of the ground in an economic downturn? I know it's been asked before, but ....*sigh*....I don't know, REALLY? REALLY?!

I think [American] people are way more pessimistic about pretty much everything now than they were 80 years ago. Just look at the doom addicted right wing radio audience.

I dont know, if you read old newspapers from the 20s and earlier, pretty much its the same bs. Same people speculating about new diseases and terrorism, etc. No joke, people were scared about terrorists even back then. I think it was in 1920 that a terrorist blew up a car loaded with explosives on Wall Street and killed a whole mess of people. The newspapers were all abuzz with the same crap we see today "terrorist pose threats to national security" and so on. Its all just history repeating if you ask me. People back then thought that the days teens were degenerates and that society was falling apart just like they do today.

WTC Tower 4 Utility Work on Liberty Street

Night utility work began this week on Liberty Street to tie in water and sewer connections to 4 World Trade Center. The work is taking place from 8 p.m. to 5 a.m. nightly, closing Liberty Street to vehicular traffic west of Church Street. It is expected to continue through early August, about the same time the future 64-story structure will reach street level.

Glad to see that WTC4 is a Silverstein tower, I mean that construction is really fast , the last photos from Stevedale/Nyguy show the progress, tower's core is reaching the street level.

In that mass of towers, it would take a true supertall to dominate. But from other angles you would probably get a better scale. I do believe though, that if the tower was rotated, it would dominate more from the sheer wall (Church St) side. As it is, it looks like two buildings.

Silverstein facing uphill struggle downtown

The Port Authority is demanding that developer Larry Silverstein give it one of the plots for his three planned towers at the World Trade Center site in exchange for helping to finance construction of one his buildings, sources say. To win its aid, the agency is also telling Mr. Silverstein to exercise a lease option that would lock New York City into renting 600,000 square feet in the building that it may back or alternatively, to find another tenant.

Sources say that Mr. Silverstein is resisting exercising his option with the city for what is called Tower 4 because he believes the agreed upon starting rent of $59 a square foot for the 15-year lease will be way below the market when the building finally opens, currently slated for 2014. Downtown rents are currently $44.58 a square foot, down 11% from last year, according to Cushman & Wakefield Inc. The Port signed a 30-year lease at Tower 4 for 600,000 feet.

The Port, sources say, told Mr. Silverstein that if he doesn’t want to enlist the city he should find an alternate tenant because empty buildings are harder to finance and because they drive down neighborhood rents. The problem is that the recession has pushed the most major tenants to the sidelines and those still scouting the market are in no rush to ink a deal.

Accounting and consulting firm Deloitte is seeking between 600,000 and 800,000 square feet and it asked Silverstein Properties to submit a proposal for Tower 4. However, numerous developers received the requests and sources say the firm is in no hurry to make a decision.

^ I don't see that happening. There's a reason T4 moved faster along than the Freedom Tower, but the Freedom Tower takes off this summer. Tower 4 will follow later this year.

As Larry Silverstein headed to Gracie Mansion Thursday to lobby for government backing to construct two towers on the World Trade Center site, he released a report from the real estate company charged with leasing them. The report predicts the properties will command rents that are at least 79% above the current average downtown.

However, the report by CB Richard Ellis Inc. doesn’t predict how long it will take to lease the properties...

The CB Richard Ellis report projected that rents in what is called Tower Four could reach between $77 and $93.68 a square foot by the time it is completed in 2013. Meanwhile, the firm predicted Tower Two’s rents could hit between $91.47 and $107.83 a square foot when it is completed in 2015. The estimated rents include various tax incentives and rebates available to companies that move downtown. Currently, downtown rents average $43 a square foot.

The report estimates that vacancy rates will peak between 14% and 17% in the first quarter of 2011, while rents will bottom out between $53.62 and $64.19 a square foot, representing declines of 24% to 37% from the peak.

CB Richard Ellis says the market will begin to improve later in 2011, which is one reason for its stance on rents at the towers. It also notes that tenants are willing to shell out more for new properties.

The report seems to bolster what sources say is Mr. Silverstein’s assertion that the $59 a square foot the city is slated to pay in Tower 4 under a 2006 agreement is too low. Sources say that in exchange for its backing, the Port wants Mr. Silverstein to exercise an option that would force the city to sign the deal because it is easier to finance leased office towers, and because empty properties lower rents elsewhere.

I enjoy visiting this particular thread...it's like a much needed respite from the 175 and 200 Greenwich threads. There's a bit of optimism to be found and it's nice to feel like we are moving forward with the rebuilding after all.

This one does fly under the radar. It's to be the headquarters of the Port Authority, and the one tower the PA is willing to help with financing.

Sometime in August they'll also be adding a second crane, though I'm not sure when the steel itself will begin rising. But by the fall there should be at least two WTC towers rising skyward.

Regardless of whether or not towers two and three are going to be built at this time, is the concourse going to be built as planned (whivh will connect all the towers)? From the last pic I can kind of make out the makings of the concourse and other lower levels.

The lower floors of those towers have to be built regardless of whether or not the office space above gets built. In the couple of years it takes to get those lower floors built, Silverstein could continue to press for financing to get the full towers built, assuming he won't reach an agreement before then to do so.

My uncle recently got a job on this building as a rebar guy/ foreman, so if he's allowed, I could potentially get pictures the site itself, and then great pictures as it goes up.

Although when I talked to him about it he said he had to "sign his life away" to get the job (safety, etc. He even had to show I.D., birth certificate, citizen papers, and a check on all of it) so I'm not sure if he can send pictures around.

Let's hope I'll be able to upload them if I can even get them (or if he's even allowed to take them)

It is wonderful to see this Tower rapidly approaching street level. I feel like I am a part of history watching this site being developed and all the construction.

I can only hope that ALL the Towers will be built. This is a tremendous opportunity to build a massive amount of Prime Class-A office space...and the bonus is it should all be complete when the recession ends. During the Great Depression the Chrysler Building and Empire State Building were built and have become icons of American Architecture. I can only hope the same will be said of the buildings under construction and planned for construction.

From what I understand, it may be up to about 2-3 floors (possibly more) by October, but do not expect any cladding.

W.T.C. tower work continues despite impasse

There hasn’t been much good news about the World Trade Center site lately, as delays, cost overruns and disputes continue to dominate the public face of the project.

But at site meetings led by the Port Authority, an executive with Silverstein Properties said one project consistently lifts everyone’s spirits: Tower 4, which the developer is building in the southeast corner of the site.

“Everybody is more or less in awe of how fast it’s rising,” said Glenn Fidje, a construction executive with Silverstein.

The progress is still mostly invisible from street level, but that’s going to change soon. Structural steel will begin poking out of the ground in September, and the building’s concrete core will rise as well, Fidje said. Another tower crane will arrive around the end of the summer.

On a recent afternoon, scores of workers moved over Tower 4’s subgrade levels, erecting the steel rebar that strengthens concrete columns and preparing concrete molds for upcoming pours. Most of Tower 4 has risen to the B1 level, just below what will become the ground floor.

“You come out in the morning and you see something, and you come out in the afternoon and it’s different,” Fidje said as he looked out across the site. “It’s amazing.”

Fidje joined Silverstein Properties a year ago because he said he could not pass up an opportunity to work on the rebuilding of the World Trade Center.

“It’s the greatest development project in the world,” he said.

Designed by Fumihiko Maki, Tower 4 is scheduled to top out in the middle of 2011. The 64-story tower will contain retail on the first five floors and office space above, totaling 2.3 million square feet of space. The Port Authority and the city are slated to occupy two-thirds of the offices, but Silverstein has not locked in an agreement with them.

Several other pieces of the Trade Center site are moving along rapidly as well, particularly in the memorial quadrant, where steel framing the tower footprints has taken shape over the past six months. Across much of the memorial, that steel has risen nearly to street level.

The site of One W.T.C., the Freedom Tower, was busy as well, with workers below grade preparing forms for concrete pouring. Steel for the tower has risen to 105 feet above street level around one of the two tower cranes in the tower’s core.

But Tower 4 has made the most visible progress over the past several months, and Fidje credited that to the strong communication between Silverstein, contractor Tishman Construction Corp. and subcontractor Rogers & Sons Concrete. Rogers & Sons, a small family-owned firm based in Lagrangeville, N.Y. won the job over more established contractors, Fidje said.

“Every day you learn something different,” said William Sousa, a foreman with Rogers & Sons. He said Tower 4 is the biggest project the company has done, and he is seeing construction methods he never saw in his 20 years with Rogers & Sons.

At a typical high-rise, workers have a two-day concrete cycle, framing the forms one day and pouring the next. At Tower 4, the monumental floor slabs below grade require much more preparation. They are also stronger than the concrete in other buildings Rogers & Sons has done, as a security measure.

Sousa said it was important to him to be part of the rebuilding, and his 11-year-old daughter likes telling her classmates where her father works. While many people are skeptical about the World Trade Center construction, Sousa said the final product would ultimately matter more than the process.

“In end, I think it’s going to be a nice job,” he said.

Cost: $2 billion

The progress since the start of construction last spring on the 64-story World Trade Center Tower 4 is a success story on a multi-mega-project program rife with delays, lawsuits and political turmoil that has caused public anger and devastation since the 16-acre site of the Sept. 11 attacks started undergoing redevelopment.

The 975-ft office tower at 150 Greenwich Street, which will face the World Trade Center memorial and the Freedom Tower, will be the fourth tallest skyscraper (at the site) and the first U.S. office building designed by Pritzker-Prize winner Fumihiko Maki, who clad the concrete-and-steel building with a signature "minimalist" 757,000-sq-ft curtain wall.

Its construction has been anything but minimalist or simple, however.

It took the Port Authority of New York and New Jersey two years to excavate the proposed site, and the process was not without surprises: excavators came across a large pit formed by an advancing glacier in the 40- to 60-ton bedrock necessary to support the weight of the future tower. The team had to first fill it with high-grade concrete, bringing the total amount of required concrete to 114,000 cubic yards (as well as 22,100 tons of steel).

The nearby subway line tracks required the Port Authority to put up a retaining wall on the western side of the construction site; its mere existence caused some to say the site was not ready and resulted in arbitration that had the agency--who will lease one-third to two-thirds of the building's office space from Silverstein upon completion in 2012--owing $50 million to the site’s developer, Silverstein Properties, for delays.

Nonetheless, issues resolved, the $2 billion project (originally estimated at a little over $1 billion) is now underway, with the team, headed by New York's Tishman Construction, figuring out ways to meet the deadline.

"In order to maximize the construction schedule, the below-grade work is being done in a tiered or wedding cake fashion," Malcolm Williams, assistant construction manager at Silverstein wrote in an e-mail reply to questions about the project. "As opposed to completing one entire level at a time, one area may have several areas that are two or three levels ahead of areas in a different section of the below-grade work."

The first three floors, as well as two levels below grade, are reserved for retail podium. Above it, 44,000-sq-ft floor plates will reach to the 46th floor, after which the floor plates turn into 34,000-sq-ft trapezoids. Two elevator banks of eight cars each and one bank with six will serve the lower floors, with the upper floors serviced by two banks of six cards each, a central core running through both types of floor plans. A 45-foot span on the west side will face the memorial, while the 35-ft-span will face east. The building will also provide access to the below-grade transportation and retail concourse connecting to the Santiago Calatrava-designed central PATH terminal, itself scaled back considerably from its original plans. With these connections, ongoing integration with the rest of the projects surrounding WTC 4 became integral.

"The most challenging part of the project is the coordination of constructing 1 of 7 mega projects in a 16-acre site," says Williams. "Knowing what’s happening with the neighboring projects is crucial to the success of all the projects."

Like the completed WTC 7, the tower will seek LEED Gold, through a 20-percent energy need reduction over the city's standards, as well as tapping into the site's proposed 4.8 mW of power generation from fuel cells.

In a modest lot in Orange, New Jersey, a section of 4 World Trade Center (4 WTC) has risen. It is a "curtain wall mock-up" of the future skyscraper's façade, commissioned by developer Silverstein Properties and erected by metal fabricator firm MetFab this spring. The mock-up stands 50 feet tall and 20 feet wide, and has given architect Fumihiko Maki and his design team a chance to view how the ultra-clear glass and steel function in the light of day.

MetFab built the 4 WTC mock-up at its plant, where it manufactured the massive steel mullions -- the longest of which tops out at 47 feet and weighs 7,000 pounds (about the weight of a Hummer). It holds in place the massive glass panels that are made to be as transparent as possible, to "bring the outside in."

Meanwhile in Lower Manhattan, Tower 4 is now nearing the end of its foundation-construction phase, with its four sub-grade stories now filling out the southeast corner of the WTC site. It is expected to reach grade by early September, when superstructure erection will begin.

The completed tower will be home to a 47-foot-tall lobby that faces the National 9/11 Memorial, enclosed by 20 large glass panels. The full tower, to reach 64 stories total (975 feet), will be wrapped in 10,000 glass panels and be built with 26,000 tons of structural steel. It is projected to open in 2012.

This is a "curtain wall mockup" of the office lobby of Tower 4, which will face Greenwich Street and the WTC Memorial Park. The architect - Fumihiko Maki - designed the lobby with "ultra clear" glass, in order be as open and transparent as possible,

The mockup was put together by Metfab in Orange, NJ. It is 20 feet wide by 50 feet tall. It consists of two very large panels of glass (10 feet wide by 12 feet tall), 24 panels (2.5 feet by 11 feet), and a series of steel mullions. The longest mullion is 47 feet high - the height of the lobby, and weight 7,000 pounds, the weight of a Hummer.

The finished lobby will contain 20 of these large glass panels and building will contain 10,000 glass panels in total. Each glass panel is made of two laminated layers.

26,000 tons of structural steel
25,000 cubic yards of concrete
10,000 glass panels for the office tower (maybe 1,000 more at the podium)

Although the actual tower itself is now approaching street level, the lobby glass is usually one of the last things to be installed.

Partly because, apart from the glacial hole they found in it's basement, there weren't really any setbacks, like the PATH over in 1 WTC's basement.

Looks like Tower 4 gave 1 WTC a headstart, and caught up to it in the past few months. If it keeps going at this rate, they'll both rise at the same time. And with absolutely NO problems with the foundations at Tower 2 and 3, these towers could rise even faster.....well, after the arbitrations.:haha:

Once this tower tops out, it will create a new interesting balance for the Downtown skyline, being the tallest building in the neighborhood (I believe 1WTC will be considerably shorter in its u/c phase than 4WTC once the latter tops out). We've seen plenty of renders of either 1WTC towering on its own or the whole complex put together, but I'm pretty sure there have been no renders of just 4WTC dominating the skyline.

This will be one massive tower considering it shares the bulk of One Liberty Plaza, yet it’s taller. It’ll be interesting to see how it plays out in the skyline. Most likely it’ll have that dominant bulk edge which is possessed by the likes of One Chase Manhattan Plaza, 55 Water Street, and One New York Plaza (and you can now throw GS in there too).

I think it's going to depend strongly on the angle. From the two edges that are hacked off, I actually think this building is going to look incredibly thin. From the other two sides (face on and broad edge on) it's going to look huge.

As for construction, I think the "delay" in superstructure is because they are going to bring the whole site to grade. They nearly finished framing the 3rd lowest basement floor today on all of the parts of the site that had been behind. Two more levels on these areas and the whole site will be at grade. Then it's off to the races.

Still very pleased at the pace of which this tower is moving. I’m confident for those who view it as just another bland and boring box will reverse their opinions when this starts shooting above street level. Though it is essentially a box, it has many twists that I look forward to seeing.

Where's the structural steel for this tower? Are they putting in floors first, and then steel? At first, I thought they were going to rise simultaneously like at 1 WTC. Or is the steel already encased in concrete?:shrug:

I’m confident for those who view it as just another bland and boring box will reverse their opinions when this starts shooting above street level. Though it is essentially a box, it has many twists that I look forward to seeing.

One of the reasons I like this one as much as I do is because of its simplicity. In a complex where each of the towers grapple for attention, an elegant, understated tower such as this one is a needed change of pace. Not to mention that, while it is a box, it is looking to be a box that is going to be very well done. Box architecture can be very beautiful in its own right when done correctly.
