Does anyone know when the facade will start going up? Or will we have to wait as long as wtc1v2 had to?

wow...its funny that you asked that. i haven't even started thing about cladding with this one.i almost forgot this one would have glass :haha:

At last, Larry Silverstein and the Port Authority have a deal regarding the financing of Silverstein's 4 World Trade Center, the first of three towers he's to build at Ground Zero. Now what?

Expect to see the rise of a steel infrastructure that looks like an office building on a fast track before the end of the year.

Structural steel has risen to a mere four floors above ground and below-grade lobby and retail areas are complete.

Perimeter steel should rise to the seventh floor -- the first office floor -- by Oct. 30. Then, structural steel is to begin fast-track construction through topping out in spring 2012. The steel should rise at about one floor per week and should reach the 45th floor by Sept. 11, 2011.

The curtain wall devised by architect Fumihiko Maki will begin appearing in winter 2012, and the tower should open in fall 2013.

The PA and the city have pre-leased a combined 1.2 million feet of 4 WTC, but 800,000 feet remain available to commercial tenants.


Don't know how accurate the dates are, but there it is.

Things will begin to get exciting for this one too! Most people I pass by at the site look up torward this one in awe and when I tell them that it will be the shortest of four buildings yet itself will still roughly be 1,000 feet high, they are pleasently suprised to say the least! I mean that in a great way too!!!

Remember the huge NYSE tower that was supposed to go up on Wall St (before 9/11)? That one was at 900 ft. This one will be even taller, noteworthy on the skyline in its own right if not for being overshadowed by it's 3 taller (and close) brothers. It's nearly the same height of Extell's canceled World Product Center tower on the west side and Carnegie 57 currently under construction. In other words, it's big...:yes:

I only wish the top was more defined or distinguished from the rest of the tower. It looks cut off.

The new World Trade Center will include four office towers. Tower Four is already rising into the sky and the man in charge of its progress finds himself under the gun.

"If you put a number on it there’s probably well over 5,000 people involved, directly and indirectly with the Tower Four project”, Scott Thompson who is the Project Manager for Tower Four of the New World Trade Center, says. Employed by real estate developer Silverstein Properties, he is responsible for getting this 975 foot tower built on time and on budget.

As Thompson notes it’s no small amount, “At the peak of this job we are going to be putting in 30 million dollars a month. That’s a million dollars a day. So just think about the amount of work that's going in one day out there."

He is also quick to point out not every day is smooth sailing, “Our days are a lot of meetings. Our days are a lot of negotiations. Some of our days involve a lot of screaming and yelling."

On a recent afternoon as the crew took some time to fix a technical problem, in hushed tones, Scott started to talk about his brother Glenn, the older brother who worked in the Twin Towers. He considered his big brother to be his best friend. Glenn was killed on September 11th 2001.

As we stood, just a few hundred feet from where his brother died, Scott asked how I was going to mention his brother in the story. I was honest, I didn’t know. I asked how he wanted it mentioned. He said that he would talk about it, but that he wanted people to know he was focused on rebuilding. Not just for personal reasons, but as much for the nation.

Scott Thompson goes to work every day with a sense of pride about what he is helping to create. He will never forget. Tower Four is designed to pay respect to the National 911 Memorial that will be across the street. But the future is in Scott Thompson’s sights. He says, “again it's all about the sense of accomplishment not only for building, but to show that as a nation we build this and show our resolve."

Yeah, Ive never really been a fan of this tower, its really tall but really bulky. It will for sure not add anything to the skyline and further flatten it out.

I'm really starting to love this building and can't wait for completion. Although at the same height, I think the Comcast building in Philly is a better looker though.

Well, yea...I don't think there's even a comparison, but there shouldn't be either. The Comcast Center was designed as the centerpiece for Philadelphia's skyline. WTC4 is supposed to be understated as an infill part of the entire WTC ensemble, with WTC1 as its centerpiece.

Flatten it out? It's almost a supertall. It'll be one of the tallest skyscrapers in town when finished.

I'm really hoping that Fumiko Maki's facade treatment will be better than 'boring'. My guess is that it'll be exceptional (judging by his other buildings), but hard to read at a great distance. The fact that it'll be gracing a 975' tower will probably make up for that.

Gotta remember that almost every new office building is gonna be this bulky. As for flattening the skyline-no.

7WTC flattened the skyline. 1 Liberty Plaza, 3 WFC, 7WTC, and GS are all approximately 750 Feet tall, and fat. Really it is these buildings and the rest of the WFC that made lower manhattan's skyline so bloated. Just by virtue of being over 200 feet taller then any of these buildings, this building will stand out, and help the skyline.

That's right. Imagine this one rising in midtown. The scale would be more apparent were it not going to be so close to it's taller brothers.

The progress on this one of late has been impressive, to say the least. I can't say the same about the lobby rendering, though. It looks a little institutional and drab. Hopefully the materials used will brighten it up a bit.

The office lobby faces the memorial, and is intended to be understated. The retail side of the building will have more of a connection to the mall underneath.

Actually if you look at the entire complex Tower 4 fits in the best with what was there, including Tower 7 and new Tower 1, in terms of roof lines, modernist style, etc. The attention grabbers: Tower 2 and 3 don't really relate to the site at all. They look like they were imported from Chicago (Smurfit-Stone and Hancock) by way of the UK.

They way I see it, it's the transit hub that doesn't belong. Tower 3's external braces help relate to the transit hub, Tower 2 helps bridge the gap between Tower 3 and 1,4 & 7. Without the hub you're left with mostly minimalistic neo-modernist buildings defined mostly by their geometry, as such, you can tone down 3 and 2.

Absolutely stunning. I disagree with all the statements calling this structure "boring". I think that its simplicity is refreshing and really cool :cool:

^That's where the roof is. 931'6 (I was off by 1 foot) is the roof, 975 is the top of the parapet. Basically, there's 40 feet of glass used to obscure the large amount of cooling towers and miscellaneous roof junk.

what is the setback for? Is there a purpose for it??

Aesthetics? Not sure. There doesn't appear to be any specific NEED for it, so I assume Maki went with that to make the building look better.

STR, you should consider working for the P.A., the LMDC, or Silverstein Properties. Your work is better than anything any of those agencies have put out. I also thought for a minute i was looking at a photograph in that last render.

If this thing were rising in Midtown, the scale would be more apparent. Ranking 4th among the new guys Downtown has "diminished" the perception of height with this one,
but when it tops out it will stand as second tallest Downtown, with a presence really not too far off from the other big guy, at least from a street perspective.

Yeah, but you're probably not going to notice the street presence while on Cortlandt, as in that image. You ARE going to notice the EXTREME wind tunnel effect as you stand between 2 one thousand foot tall buildings with only 40 feet separating them.

Yeah, but you're probably not going to notice the street presence while on Cortlandt, as in that image. You ARE going to notice the EXTREME wind tunnel effect as you stand between 2 one thousand foot tall buildings with only 40 feet separating them.

That was the PA's argument against the city when they wanted to build a WFC type enclosed wintergarden between the two towers, but the city insisted on the passage being open, a good call. It's often windy down there anyway.

As far as the parapet goes, like the other towers, it will hide massive mechanical equipment and space...

Well, that's unfortunate for the 5 retail spots that open onto the way, and have no access to the concourse or the tower lobby. Ditto for the 3 spaces facing that way in 3 World Trade. Perpetually cold, dark and windblown is not generally good for upscale retail. Then again, WTC Liquors and Tattoos at the Trade Center might take advantage of the cheaper rent there and having them right across Cortlandt from each other will be great for synergy.

Yep. The roof height appears to have not been altered since the original unveiling in 2006, and as I stated, the roof will sit at 931'6", give or take a foot.

You'll actually get a good look at it from at least 2011-2012, when this one has topped out, but before 2 or 3. If those buildings take longer due to financial issues, we may be looking at this for a while:

Well, with just Tower 4 being complete out of the four along with Tower 1 long before towers 2 and 3, at least it will get some time for people to get to grow on it because once Towers 2 and 3 get in the picture, it will be as if Tower 4 won't even exist to most... Well not in the sense of presence but more in the sense of its design compared to the other three...

Five hundred World Trade Center construction workers lined up for turkey subs, angus hamburgers and hot dogs last Friday afternoon during a break from work.

The feast, held on the ground floor of 4 W.T.C., was a pre-Thanksgiving dinner provided by W.T.C. developer Larry Silverstein.

The food was supplied by Big Daddies caterers based in Massapequa, Long Island. “Even to help a little, to make their day go easier, brings satisfaction to my day,” said Jordan Signorelli, who was busy flipping burgers on the grill before the workers arrived.

Three large turkey submarines were laid out on the adjacent buffet table, waiting to be devoured.

“You can see advancement [on the W.T.C.] over the last few months,” said Tom Kurtz, who served lunch to a different group of W.T.C. workers in early September.

Silverstein made a brief appearance at the site while the ravenous workers scarfed down the food to thank the tradesmen and women for their hard work. “You went back onto the site [after 9/11], and did rescue and recovery, without regard for your own safety and your own well-being,” Silverstein said.

He praised the workers for the completion of 7 W.T.C. in 2006, saying that 4 W.T.C. must be handled with the same perseverance and hard work. “By the end of 2013, you guys and gals are going to have this place finished,” he said. “Only with your help can it happen, and only with your determination will it happen.”

But the project was the last thing on the workers’ minds during their much-needed break. “It’s time for putting work aside, for everyone to come together and say, ‘let’s break bread as a unit,’” said Tishman Project Superintendent Frank Hussey, one of the original workers of the W.T.C. redevelopment. “We’re all brothers and sisters at the end of the day.”

Interspersed throughout the male-dominated crowd were actual fathers, sons and nephews that were enjoying a pre-Thanksgiving family meal together.

The Rodrigues clan
Nine members of the Rodrigues clan sat together at one of the rectangular white-cloth tables on the street-level concrete base of 4 W.T.C.

They all work for Roger and Sons Concrete Corporation, a small family business that Portuguese immigrant Acacio Rodrigues founded in the 1970s. One-hundred-and-fifty of their men and women are erecting the concrete walls of the site, forming the skeleton of the tower, according to Acacio’s grandson, 34-year-old Antonio A. Rodrigues.

Rodrigues’s grandfather emigrated to the U.S. from Portugal in 1954. “Once his sons were done with schooling, he got into business with them, and it just started growing and growing and growing,” said Rodrigues, now the general superintendent of the company.

Rodrigues, Sr. died a proud grandfather in 2009, two months after his company was hired for its largest project to date at the W.T.C.

Rdorigues, Jr.’s uncle and president of the company, Antonio Rodrigues, said the project will certainly be a feather in the company’s cap. “I had goose bumps, being on a site like this,” he said. “It’s an amazing amount of people around every day… so you know you’re part of something big.”

The family members are all working towards the same goal: completing the skeleton of the 975-foot construction tower by mid-2012.

Working with colleagues as a closely-knit team, Rodrigues, Jr., will be the key to getting the job done. “Nine of us can’t put this building up,” he said. “We need the various trades and workers, and as long as we’re employing people, we know their lives are better on the backside.”

Munoz and Rivera
Construction worker 28-year-old Joshua Rivera’s father, 45-year-old Frank Munoz, is also his direct supervisor. They work alongside each other six days a week, ten hours a day at 4 W.T.C.

Rivera and Munoz know when to stay away from each other, particularly when they’re frustrated about something. But they usually chat on work breaks about their daily grinds, and about the family. “I get to find out more about my grandson,” Munoz said, chuckling.

Munoz admitted that he egged on his son to choose this construction project over others. He keeps a close eye on Rivera to make sure he’s up to snuff. “You want your reputation to go a lot longer,” Munoz said.

Rivera doesn’t seem to mind working for his dad. “You work harder when you work for your pop. His name follows you,” Rivera said. “There’s more motivation to keep everything going.”

The Port Authority has formally finalized its "backstop financing" agreement with Larry Silverstein for 4 World Trade Center, a milestone which allows the developer to finally place $1.3 billion in Liberty Bonds for the $1.8 billion tower.

At its Nov. 18 board meeting, the PA "essentially threw holy water on the final documents," a source said. The PA agreed to minor financing modifications requested by bond-rating agencies -- "very technical stuff that doesn't affect the deal with Larry."

Silverstein is now expected to start placing the tax-exempt bonds, which enable him to borrow more cheaply, in mid-December. A source estimated that they'll be offered at between 150 and 200 basis points less than their taxable equivalents.

The bonds have been in escrow. Converting the bonds into a construction loan will enable 4 WTC to soar from its current seventh-floor level to its ultimate 64 stories. The PA itself will be an anchor tenant with about 800,000 square feet of the tower's total 2.1 million feet.
