Translation, it will take a miracle for Tower 2 to get built, a bigger miracle for it to be the tallest, and Towers 3 and 4 will continue to look like an empty lot.

That second one is sweet. Imagine how that looked without Cityscape, 44 Monroe, and OCPE...what a huge difference they've made.

Took out OCPE and Monroe and squeezed out CityScape. Would have left the whole version in, but then would have had to paint in or copy and paste Wells Fargo and didn't want to hassle with it.

I got a call at work today from someone at cityscape asking if we were interested in leasing space for a Mojo Yogurt downtown. I wasnt the one who anwsered the phone but i guess they're giving us a bid. Im not sure if my owner will go for it, the last thing we want is another Citynorth. :(

Chef Aaron May serves hungry Phoenicians at the CityScape topping out press conference.

How do you get 500 Phoenicians to stand outside in the heat at 8 a.m.? If you're Cityscape, you get local chef Aaron May to make them breakfast.

May will be bringing an "Asian noodle house" and "Mexican style restaurant" to the 27-story office tower that will be the first, finished building in the three-block CityScape project. But May is just one of nine new tenants announced today at CityScape's topping out press conference.

Foodies chomping at the bit for more downtown dining options will be happy to hear that The Breakfast Club and Blu Burger Grille will take up residence in CityScape providing "a one-of-a-kind breakfast restaurant" and "unique, high-quality hamburger experience" respectively. Dessert comes in the form of frozen yogurt from Mojo and Press Coffee's caffeinated cups of joy.

Arizona Governor Jan Brewer and District 8 Councilman Michael Johnson were also in attendance, but no one reacted with the same amount of glee as Phoenix Mayor Phil Gordon. We suspect he's a Press Coffee fan, but he was also quick to point to the significance of city growth in a troubled economy.

"No other mayor gets to do what I get to do today which is talk about new development going up," he said. "We're going for it."

3. I havent herd 1 word about a cityscape location from the owner. I do know we want to open about 20 new stores in the next 18 months but the only one i know of in the works is Scottsdale Quarter.

That's a crazy photo, brings back a ton of memories. I remember that station being there, seems like ages ago.

Speaking of old Phoenix photos, I've been trying to get a screen shot of the beginning of Psycho to see if we can post here. It'd be nice to see that again.

Drop by the site today...

They have removed the small red crane off of Washington and Central. Work was on going with the garage, the elevator core is still at a standstill. There were some workers from BCS on Patriot's Square block, about 6 of them. Nothing much else to report.

New framing for the Gold's Gym area of the project. The garage is at grade for about 1/2 of the remaining site and rebar has reached up and out of the hole on the east side of the garage. Still not permits for anything related to a south tower though.

Ok, is it me, or does it look like this photo is stretched? This comes from the 'Progress Photos' from CityScape's website. Doesn't the tower look taller than it really is? Look at Wells Fargo, seems like it's should look shorter and wider to me.

Actually, now that I look at GoogleEarth, it's just the angle of the photo. Which I think is done on purpose to leave out Chase, so we don't all look at the tower and wish it was taller; like Tower 2, which now probably will never get built. Sorry, on my cynical train right now.

yeah, you're right. I didn't think it was possible anyone would go to the lengths to physically remove a building from a picture (and then have the wits to put in that white apartment building in the background)... they probably just purposely used the angle without chase.

I think it is definitely stretched vertically though.

Because there still needs to be access to the underground parking garage, it's still in use and will be.

The plan is to build new elevators from the garage to the street and then demolish the remaining structures.

I wish Red or someone would make an announcement soon about the south tower. I just hope for once, someone has the guts to take a risk, and goes ahead and builds it. The economy will get better, and Cityscape is in a prime location to take advantage of that once it does.

Is there any way to make the majority of the south tower rental units? This way once the market stabalizes they can switch them into condos or even keep them as they are?

I really cannot see them building rental units until we know how successful Alta Vista is. It is pretty pointless to build the units if no one wants to live there, case in point, Red would be stupid to build condo units because 44 Monroe basically has 10 units sold, and Summit point is on the brink of bankruptcy. I personally do not know, but imo, we will not see a residential condo tower for at least 5 years (when Century Plaza, 44 Monroe, and Summit are close to fully occupied).

I attended a meeting with Phil Gordon today. The meeting was to excite people about what is going on in downtown, so take this for what its worth (hype).

1. The Wachovia building is 80% leased, with other big leases in the works.

2. The decision on how to build (not "if") the south core will occur in the next couple of weeks. The decision that is holding everything up is whether to have the Kimpton hotel on the top or the bottom. Phil's preference is the bottom. They have been in talks with major employers about leasing the 10 floors above the hotel.

3. Numerous new restaurants and shops have shown interest in the project and new announcements will be coming soon.

4. My favorite: The only name Phil Gordon mentioned was that the deal is "almost done" with Lucky Strike. For those of you who have not been to a Lucky Strike, they are awesome hip bowling alleys/bars. The one in downtown denver is extremely popular and it seems like this would be a really great fit.

Again, take it for what its worth, he hedged every statement with "it looks like...". Nothing is concrete.

Wow, that does kind of make sense and if they're trying to time the market as to when it will be done and which sector would be the best fit at the time, I suppose it would be a long discussion. Thanks, Renone!

The Lucky Strike would be HUGE. I've been to the one in KC, theyre lots of fun. It would give people something to do after other events and being the only one in the state it would be something of a destination of its own. The only thing is, where the heck would it go? Bowling alleys have pretty big footprints.

There certainly seems to be a lot of interest in Cityscape across the board, I would be pretty surprised now if the second tower doesn't get built and it may even increase back in height.

Thanks for the update, definitely needed a "hit", was starting to have withdrawls. ;)

I still find it completely nuts that they are trying to figure out what to do with the south tower. Now the hotel might go at the top? I mean, doesn't what they have built so far core wise have any impact on what happens from here on? It's a complete clean slate like that? I don't Know, but it sounds like BS. And then how long will it be until this thing is engineered, designed, permitted, and construction starts? Sounds like minimum 1 year.

Also, so now the mayor is basically confirming that it will be office space in the south tower? And 10 stories? So the whole tower will be 21 floors? (11 for the hotel from what I've read)

I agree with the Mayor. I'd like to see the hotel on the lower floors and the office space on the upper floors.

As for the possible bowling alley/bar, this is great! The more entertainment that comes DT the more of a destination it'll be.

I know they have one in Manhattan so I see that I can fit into a condensed area but even that one is 20,000sqft. I'm looking at the lay out of block and I just don't see it. Maybe on the PSP block?

Is it possible that it could go in the base of the south tower? Is the south tower going to even have any street fronting retail?

If it can't go on that block then the only possibility would be the PSP block, as CANUC said.

I would think that if the hotel is the bottom floors, that they would want the ground level. My guess is PSP, but is all the ground level taken by CVS, Urban Outfitters, and AJs? If not, I think PSP side.....

OR Rooftop of tower #2!!!!!!!!! Bowl with a view!!!!!

Citing financial problems - "it's not making any money" - chef Aaron May has closed Autostrada, his 7-month-old Italian restaurant on Market Street at DC Ranch in north Scottsdale.

The situation at DC Ranch may have contributed to Autostrada's problems. May claims that in the last four years, 27 businesses have folded in the complex.

May, whose local empire includes the Lodge, Over Easy and his closing Sunday Sol y Sombra, recently announced plans to open two restaurants in CityScape, the massive downtown Phoenix residential/retail project. Autostrada's closure, May says, will not affect their launch, which is still scheduled for spring 2010. Nor will it impede plans for two other restaurants May hopes to open in 2010.

The economic climate, however, has forced May to scuttle two other projects: one, a Basque restaurant called Leche in Old Town Scottsdale; the other, a collaboration with James Beard Award-winner Robert McGrath called the Ice House, which was to have had branches in Old Town Scottsdale and Market Street at DC Ranch.


P.S. Sol Y Sombra just got added to that list.
And this tool wants to open restaurants in City Scape? I'd say count those tenants out of the project.

So what ground levels are taken so far? Golds, CVS, AJs, The Fox Chop House...? I would think, is the SE corner of PSP taken? I think that is open, so I am betting on Lucky Strike going there.

I can't imagine someone putting a bowling ally anywhere but ground level. Sorry Hoover. :)

So here's what I've been able to dig up...

I got confirmation from RED that they are in are final stages of negotiations with Lucky Strike, it's not final yet, but it looks extremely good.
The Lucky Strike will go above the CVS and be about 18,000 sq ft.

As for the south tower, they are working on determining exact what will be on top of the hotel. They are saying condos is still a possibility but it could be office (all which we've already heard). Something new though...and it's not positive, but expected, is that vertical construction on the south tower isn't going to happen until about 12 months from now.

Could be I guess...but it does seem like it will happen. The 12 months isn't really a "we're waiting to feel out the market" delay but more the reality of how long it takes to get a project like this to the construction stage. I'm told that the design of the hotel is nearly done...but if they still aren't sure what is going above then they can't start to actually engineer this thing. Even after all that is squared away, it will take 5-6 months to get building permits.

I know there really has not been too much talk regarding residential units, but does anyone know if RED has said if these units will be luxury or 'regular units' for the 'average person.'

^Well at this point I suppose anything is up in the air about the condos but the original idea was to have them be luxury condos. Their site says "brand-new condominiums are marvelously well appointed to reflect your style and preferences." Since in the planning stage it wouldve been the tallest residential tower in the state they wanted to leverage that into some sort of cache I believe. Having the apartments on the PSP block was their affordable housing concession, but sadly those are long gone now. I really wish they could find a way to put them back in though, I think there'll be a market for downtown rentals even beyond Alta and Cityscape needs some people on site 24 hours a day to make it work (though the hotel will help with this too).

I just hope RED sees the benefit of implementing residential, preferably affordable housing, into the Tower #2. By the time it not only gets planned, permited, and constructed the housing market should be back to some degree, we would hope so, right? And there is a possibily that downtown will come back roaring, with the implementation of Light Rail and the added amenities of that ASU has brought.

I just do not see hundreds of luxury units helping add to the urban experience of the city. I think that people who have money, at least in Phoenix, are not willing to adjust to the walking, urban, city culture as much as a regular middle class person would. Also with all these luxury units, there is a possibility that rich folkes from the mid-west and northeast are just going to occupy them only for a few months during the winter. At least with mid-class people, there is a higher possibility that they will be used year round.
