Concerto

The foundation has been poured and construction has resumed on developer Sonny Astani's three-tower project at Figueroa and Ninth streets. The 348-unit first phase of the South Park development, which had stalled as Astani sought funding, will include a 30-story tower and a seven-story loft building, and 27,500 square feet of retail. It is expected to be finished in May 2009. A second 30-story tower will break ground by July 2009. Altogether, the project will create 619 market-rate condominiums ranging from 750 to 2,325 square feet. Wow, talk about an old-fashioned thread revival! Here's the latest picture I have, from two weeks ago. The only thing that's changed is that they've removed the earth mover from the site.

There hasn't been any activity in this site for months, and the developer made some disparaging remarks to the press not too long ago, so there's some speculation that this project might be dead in the water. Guess we'll just have to wait and see - "wait" being the operative word...

I noticed the USA Highrise Construction List (295+) has Concerto North Tower listed on the Site-Prep list. I'm not sure which one is now under construction, but shouldn't one tower be listed on the Site-prep List and one on the Construction List?

I'm new at this, so how is the change made? :shrug:

I'm really liking htis block. For those not in the know, those are all new towers. Hanover on the right is almost finished, Concerto on the left is U/C. And I'm hoping the tower behind Hanover, FIDM, will move forward. There is also a building across the street to the left Concerto in that picture that is U/C, 717 ninth.

But yeah, Tokyo does have that sort of sprawling mid-highrise thing going on, which I think is a good direction for LA to look to be going in.

Don't confuse tower and building. This project has two towers and one (8 story?) building. So, Westsidelife is saying that he beleives one tower and the 8 story building are under construction.

These renders I pulled off the DeStefano + Partners web site (http://www.destefanoandpartners.com) give a good idea of what's going on with the entire site. You can see the elevated pool and park area in the middle that looks to be roughly three stories high. Which explains why there are columns above ground in the middle of the site.

By my count, the "broken part" starts on floor 16. And from the picture above, they are starting on floor 16. So we should see the change now.

It's a few months old, but this is from the contractors website:

The building is now called a 30-story tower as the owner has eliminated the 13th and 14th floor for superstitious buyers. The East side of the site is currently at the grade level and once it is two levels above the ground, the owner will start his 5-story type V structure.

The curtain wall is scheduled to be on the job site in July. The drywall contractor has already started layout and the CMU contractor will be on the job next week. Webcor carpentry will most likely do the millwork and cabinet installation (cabinets coming from Alno in Germany). Webcor is still negotiating this work.

As for the 2nd tower, the foundation plan has been submitted to the city. A proposal for grading and shoring has been submitted, but do not have authorization from the owner to proceed as yet.
