the elmwood/bryant building is proof that not everything needs to be a 50 story building to add to a neighbourhood. this 3 story building built to the curb adds a lot! now, lets get children´s hospital to abandon that parking lot across the way and find a way to evict rite aid and we´ll have a good looking intersection!

That building (or buildings i should say) is massive. This project if done in stages will most likely continue for many many years. That being said I'm ecstatic that its being done and that someone has to courage and foresight to look at a property like that and want to take it on. I don't know if any of you guys have ever been in there but I have on several occasions and its very rough. Its going to take a lot of work to turn a nearly 100 year old warehouse into upscale office space. Unlike the previous larkin building to be renovated this one has wooden floors that are made of large timbers with are inharently uneven as apposed to concrete. Also the space is broken up into several different spaces by what looked to me like load barring walls which is not very conducive to open floor plates as modern office tenants typically require.

Granite Works- a block of historic buildings almost demolished, now 29 lofts- as of Sunday, there was only one unleased.

If the renovation goes through as planned, it will be an amazing addition to the Larkin District and the city as a whole. It's hard to believe that just how good that area will look when the renovation is complete. It's a great sign that these developers are able to have a such success in these conversions/renovations!

Looks like 496 Main Street may finally be redeveloped. A law firm is looking at buying and renovating the building for its new offices.

Looks similar to 285 Delaware, but they have different architects. This thing is huge- 350,000 sq.ft. but that may include three levels of underground parking.

This looks great. It should add decent density with the brick building across the street and the Roosevelt apartment building further south on Main while adding a modern look to the area.

Do we have a timeline for this project?

The project is at the Planning Board next week. Site work could start immediately (demo of one-story medical building at Main/High)- full construction in March.

Nothing on AM&As. Lafayette = slow. I hear there are some financial hurdles remaining for Lafayette but it's still alive. :shrug:

I was wondering if anyone had any details as to what was going on near the Seneca St ramp.


adding something to that space between the ramps is vital. Not that it wouldn't have the potential to be tacky, but some kind of Digital billboard. Used to advertise places and events. Niagara Falls, Old Fort Niagara, Albright Knox, The Buffalo museum of science, The Buffalo Zoo, Sheas. etc Perhaps Have it associated with the Buffalo News (though a delicate association) the ads would be slow


I also like the buffalo state dorms. I wonder what the parking is like.

Yeah, i can appreciate what you're saying and if I was a local I would probably be thinking the same thing; With that said, I love how this angle captures the sweet Courthouse, the Avant & the Statler in such an angle.

But yeah, if something decent could be built on that back lot, that would be a Buffalo "super block" in terms of density & impressiveness.

all politics aside, i like the project. downtown buffalo has a class A office space vacancy rate of 3.94 percent. http://www.bizjournals.com/buffalo/news/2011/01/21/buffalo-class-a-vacancy-rate-dips.html this is not a good thing. having space immediately available makes it more enticing for a business to move in. as long as hsbc (or their successor) keeps those jobs in the tower, then this project is a win for downtown and the waterfront.

"Larkin Square" is being created at the intersection of Seneca, Swan and Van Rensselaer streets.

According to the Larkin Development Group, the innovative public square intended to be a gathering space; an urban hub which will include retail market stalls, food trucks, both fun and practical furniture, and public sculpture. A mix of food, music, movies, and festivals are envisioned to liven up the space. It will be available to Larkin District employees, neighbors and visitors.

Savarino and FFZ Holdings have revised plans for renovations of the FN Burt Plant at Seneca and Hamburg streets. The iconic brick portions of the complex are now being saved. The development will offer office and 'flex' space...earlier plans for some top floor apartments have been dropped.

It's pretty amazing the work going on in the Lafayette- the Statler may be grand, but the Lafayette is incredibly ornate. The before and afters are stunning.

Yeah pretty amazing stuff--the Lafayette is really the quiet testament to why preservation and restoration is so important to the future of downtown Buffalo.

I'm also looking forward to the full section in tomorrow's Buffalo News dedicated to the court house. I don't know if it's going up online.

We'll have a story on the Lafayette Hotel on Buffalo Rising soon. Mike Puma just took a tour. The Crystal Ballroom and Steakhouse areas are just amazing. They may be two of the most attractive rooms in the city.

I have some new renderings that I'll put up on Buffalo Rising next week. No big changes to the preliminary plan- but no "out buildings" are planned next to the Donovan. They are showing one that would be built south of the new Canal planned for the area south of the Donovan and north of Scott Street. :shrug:

I really like ellicott development's proposal for the webster block. as long as they are forced to develop by required date then i'm supportive. any word on who the city favors?

also, in front of the eye doctor's office on the north west corner of elmwood and delevan there is a sign saying that plans have been submitted for a 1.5 story commercial building. any word on this? i always hated that office building. hope it's replaced with something nice.

they unveiled the design plans for the new childrens hospital of buffalo.
between that project, the ciminelli medical office bldg, university of buffalo medical school and roswell parks planned addition, there could be 4 construction cranes rising in the buffalo niagara medical campus in the next several years.::tup:

the ciminelli office bldg has grown from a 350,000 sf 7 story bldg, to a 540,000 sf 11 story bldg, top 3 floors 92 hotel rooms, according to a story in business first. they are dubbing it "conventus" and expect it to be completed around the same time as the childrens hospital in 2015.

and i believe the rendering of the harbor center shows a 15 story tower.

It's pretty amazing- Late next year Buffalo could have seven tower cranes up (two on Webster).

When will Bflo see something over 20 stories again? :shrug:

seven cranes and counting! and as far as a 20 story?...i wonder if M&T will anounce anything, they are split between a number of buildings and their corporate headquarters dates to 1967...they have grown into the top 12 or 15 banks. I believe wilmers is unhappy with ny banking laws...and i worry with their heavy entrenchment in the middle atlantic states (M&T bank stadium in Baltimore) that the option of moving would be attractive...i don't know?

My hope is M&T is too big to move out of Bflo, but that's more wishful thinking.

They own the Center and Plaza, so it's unlikely they'd leave those to go into a new tower. If they did- it would leave behind a huge amount of space- on par with an empty HSBC Center. We're likely to see a new tall residential/hotel tower than a new office tower.

does anyone have a design for uniland's building between elm & oak where catholic health is planning on moving their HQ? where exactly is it going to be? i remember seeing something a while ago and it included a lot of surface parking... ewwww

Nothing yet- there's a site plan on the Uniland website for the property but I hope it's only a placeholder. It looks like it's straight out of Amherst: big parking lot and the bldg. is oriented towards Genny/Elm and turns its back on downtown.

Catholic Health said they'd send over something official after their Board meeting- still nothing!

so all this construction is about to start in the medical campus. I'm having a hard time visualizing where everything is going.

ciminelli will be main, high, ellicott and goodrich.

isn't one of UB's new buildings going on the opposite corner where the one story first niagara bank is located? i remember reading that it might tie in with the allen subway station. how is that bank going to be incorporated?

where does the new children's go? behind ciminelli? are all these buildings going to be connected via sky walks?

what's the latest update on the new ub building? when are they starting and how big? the lot they selected isn't that big.

Buffalo builds momentum with biggest construction boom in decades
Focus story: More than $1 billion in new construction is in the works in downtown Buffalo, most of it on the waterfront and Medical Campus.

At least 11 projects totaling more than $1 billion are in the works or have just been completed, most of it at the two ends of downtown Buffalo – the waterfront and the Medical Campus.

Hard hats already dot the landscape near Canalside, where the former Memorial Auditorium site is being transformed and the neighboring Donovan Building rebuilt.

At the Buffalo Niagara Medical Campus, four projects, including a new University at Buffalo medical school and a new children’s hospital, are expected to be built and opened in the next four years. They join the $291 million Gates Vascular Institute, which opened next to Buffalo General Medical Center last year.

Taken together, it is a level of activity that hasn’t been seen in Buffalo for at least 20 to 30 years.

Downtown Buffalo is changing, I work downtown and see the changes everyday.

One note of concern, I would hope they could locate the tower portion of that block further from the skyway, wouldn't make for the best view to look out right at the highway ramps outside the window.

As of right now I have never even heard anyone talk about that grain elevator. It is continuously surrounded by peoples boats both in the water and in the parking lot behind it.

I always thought it would be great to incorporate it in some kind of new construction whether it be condos/hotel as has been done in other cities or as part of a purely fantasy based stadium on the water. I think my stadium idea has just as much merit and has the same chances of actually happening as the current one proposed.

$75M waterfront project planned by Paladino

Land near the Erie Basin Marina is being eyed by developer Carl Paladino as the site of a $75 million project. The project, dubbed “The Carlo” after Paladino’s grandfather, was the centerpiece of Mayor Byron Brown’s “State of the City Address” delivered Friday afternoon. The project is to include Class A office space, a 138-room hotel, apartments, restaurants and a spa.

... Paladino said much of his Webster Block development plan has now been shifted to the Erie Basin Marina site. “This is bigger and has more elements,” Paladino said. At $75 million, the Carlo will be the largest development project, in terms of cost and size, within Paladino’s vast portfolio.

Plans call for Paladino’s company, Ellicott Development, to build a 14-story, 574,298-square-foot building on a series of parcels between Templeton Landing and the Erie Basin Marina. The parcels are owned by the Buffalo Urban Renewal Agency. Paladino is working with the city-controlled agency on being named designated developer for the parcels. That approval could happen within the next few weeks.

Among its highlights, the Carlo will feature:
• An estimated 100,000-square-feet of Class A office space.
• A 138-room hotel. Paladino said he is negotiating with several major hotel chains.
• 32 apartments including four penthouse units.
• A 5,000-square-foot spa and fitness center.
• More than 8,600-square-feet of banquet facilities, including a “green roof” where patrons can walk outside and look out on Lake Erie and the marina.
• A pair of upscale restaurants including one that will be on a rooftop.
• A bar.
• Indoor pool.
• A 602-space parking ramp
• A parking lot with 40 spaces.

A later phase will add a series of one-story and two-story buildings designed for retail and small-scale commercial tenants.

Pending various municipal reviews, Paladino said he hopes to break ground next spring and have the Carlo open by 2015.
