I know this happened forever ago, but whatever happened to that huge apartment development that exploded into flames in Montrose a couple years ago? Did they redevelop or rebuild?

Just a few weeks ago they decided to knock down the garage and rebuild it as well.

On the tract on the other side of Landry's from the proposed hotel, CBRE is taking offers and has set a deadline of November 18 (a month from last Saturday). The lot is 2.71 acres. No word yet on what it could be...

Parallax Energy, a new liquefied natural gas partnership, has established its headquarters at 1201 Louisiana in Houston...

And HBJ in its 10/24 edition has an interview with the co-CEOs of Just Energy. They are currently looking for 10,000 sf of office space.

BisNow has once again mentioned high-rise residential coming to the Galleria. No timing or details. From the article:

"4. Malls are still big here

We’ve got two major mall expansions in the works when enclosed-mall construction nationwide is all but dormant. The Galleria is growing—Saks opened a new 198k SF store, freeing up 110k SF in the Galleria to be subdivided into restaurants and retail. The mall is also adding a multifamily tower..."

We already know about it. ~300 units, residential over office and retail space. Just waiting on a rendering and more details.

Wow, that turned out better than I was expecting. I also agree that Ritz needs to come to downtown Houston. Downtown seems to be attracting more luxury projects, with the proposals for the Randall Davis condo tower and Hotel Alessandra, so Ritz definitely would belong.

The two hospital developments are the important elements; they only had a picture of Costco, though the Mercedes dealership might have also been of interest.

City Compilation threads are for all types of developments including transportation, parks, retail centers, etc.

Has anyone posted this yet? The house at the corner of Riverside and Almeda was torn down and this lot as well as the adjacent vacant lot have been fenced in. The fencing has an ad for a new development to be built elsewhere called Museum Flats but the website has no information yet.

HOUSTON – Street Level Investments is acquiring one of the largest infill sites in Houston for a mixed-use project that is expected to include a 400,000-square-foot Simon Premium Outlet retail center, 600,000 square feet of office space, 60 acres of multifamily development and a hotel.

The 192-acre site, with an enormous half-mile of frontage on the Southwest Freeway, has been the campus of Texas Instruments, which is vacating the property and selling it to Dallas-based Street Level Investments.

“We expect to start construction after the first of the year,” said developer Brian Murphy, a partner in Street Level, which will finalize the land deal with Texas Instruments shortly.

With Simon as the outlet mall operator, Street Level brings in one of the most formidable retail center developers in the world. Simon manages The Galleria and operates Houston Premium Outlets near Fairfield on the northwest side of Houston, Katy Mills mall in west Houston, plus about 300 other retail centers in North America, Europe and Asia.

Murphy said JBL Partners of Dallas is expected to develop multifamily in the project, which will have about 2,400 units when built-out years from now.
The development, which will be called “Legacy” is located near the 12200 block of the Southwest Freeway between Kirkwood Road and West Airport Blvd. The tract, located in the City of Stafford, also has frontage on Murphy Road.


Some 2 million people live with a 20-minute drive to the proposed project, Murphy said.

“I don’t know of another infill site with that kind of density,” Murphy said.

The TI redevelopment must be really good news for Stafford.

Don't they have basically no taxes except sales tax and various franchise and business license fees?

All for a small city that has somewhat more public services than its neighbors and runs the only municipal school district in the state of Texas.

What may be encouraging Brookfield to build Allen Center 5 is the fact that the rest of the complex has just about leased up. BisNow has the details:

"The Allen Center started this year 88% occupied. Now thanks to 370k SF of leasing year-to-date, it's nearly full. (It's longer lines in the lunch room, but more variety for office-wide potlucks. These are life's trade-offs, folks.)

Cassidy Turley started leasing the 3.1M SF, Class-A Downtown property in January and has brought on 10 new tenants (up to 95% occupied). Among the new firms is Memorial Resource Development, a new entry to Houston, which took down 125k SF in a long-term lease. Allen Center owner Brookfield renovated the property recently, adding new ceiling grids and light fixtures."

EL TIEMPO’S ROLAND Laurenzo reports that the land under his family’s El Tiempo 1308 Cantina on Montrose Blvd. is being sold by the owner for a “multi-story apartment project development.” The restaurant, which leases the space, is looking for another Montrose spot it can relocate to after it closes early next year. Greg Morago’s report in the Chronicle doesn’t provide any additional detail about the proposed apartments, but the 1308 Cantina, bounded by West Clay St., occupies the northern third of a long block capped on the southern end by the for-sale and shuttering Gibbs Boats at West Gray St. Between those 2 properties are a tire shop and the U-Plumb-It supply store. The 1308 Cantina took over from a restaurant called Sabor, a mid-oughts upscale replacement for La Jalisciense at the same 1308 Montrose Blvd. spot.

I use to live by this and this will be a huge boon for the area. Stafford is mostly industrial/logistics surrounded by mostly low income, working class neighborhoods near the Houston side. I wonder how expensive these units will be as this is in a decent location if you work in uptown or westchase area.

If the apartments are like the residential developments in Katy, probably $1200 for a one-bedroom. If they are a typical wrap, perhaps $1400. They may get more for something really high end, but the neighborhood doesn't seem to be the most favorable for that kind of development.

I'm curious about the highrise that is displacing El Tiempo, as the location is nowhere near any of the other highrise proposals that have appeared either here or on the HAIF boards. We'll have to see what it is.

My understanding was this site (El Tiempo/Cantina 1308) was originally being redeveloped by the same folks who did the building on W Dallas that burned down. That suggests multi-floor but not highrise. The article does not say highrise btw.

I did hear a rumor of highrise for the parking lot just north of Little Bigs currently being used by Aladdin and Charles Armstrong's bars on Pacific Street, a separate project altogether from the one where Hollywood Vietnamese is. Montrose north of Westheimer might be unrecognizable in two or three years.

Flashy projects rise near ballpark

The newest, a 28-story luxury apartment tower on Texas Avenue between Austin and LaBranch, will have floor-to-ceiling windows, an infinity-edged swimming pool and a private club room with views of home plate.

Chicago-based Marquette Cos., is planning to break ground on the building - which will be called Catalyst - on Wednesday.

"Houston is experiencing urbanism for the first time," said Darren Sloniger, president of the company, which is developing the project in partnership with Hunt Cos. of El Paso and affiliates of Los Angeles-based Ares Management.

Sloniger said Houston reminds him of Chicago 15 or 20 years ago before there was a thriving urban core of housing, shops, restaurants and offices in a walkable environment.

"When you look anywhere in the United States, downtown Houston is one of the best opportunities that exists today," he said.

Houston's urban center began to see a flurry of development activity when the economy and real estate market started to recover from the latest downturn and the city launched a tax incentive program designed to lure more residential builders downtown.

With occupancy at 91%, Houston apartments are getting expensive. More expensive than - Portland (!)

AmREIT, the Houston-based real estate firm that recently announced a deal to be acquired by Edens Investment Trust reported third-quarter financial results Thursday, along with updates on the company’s redevelopment initiatives planned for the Galleria area.

The redevelopment projects include:

The Palazzi at Uptown Park: A 16-story, 238-unit apartment building on 1.1 acres at the northwest portion of the Uptown Park property. The building would have 14,000 square feet of ground level-retail space. The total project cost, including land, is estimated at $134 million, and construction is expected to start in the second half of next year.

1670 Post Oak: An agreement with Lynd Development to build a 40-story, 350-unit high-rise multifamily building above ground-floor retail. AmREIT would retain ownership of the land, 1.58 acres at the northwest corner of San Felipe and Post Oak Boulevard now known as the Courtyard at Post Oak. It would lease the land to the Lynd venture and also own an interest in the retail, parking garage and multi-family portion. The project cost is estimated at $146 million, and construction could begin within the next year.

800 Post Oak: AmREIT owns a 20.3 percent interest in the Inverness Townhomes and has entered into an agreement with Trammell Crow Co. to develop 591,000 square feet of office space and 19,000 square feet of retail space with parking. The site is about 2.9 acres and is located at the northwest corner of Post Oak Boulevard and Uptown Park Boulevard. Trammell Crow’s longtime partner, Principal Financial Group, will be a key investor. The more than $280 million project could begin within the next 15 months.

The Tower at Uptown Park: AmREIT is in negotiations with a four-story hotel flag and development partner for a mixed-use project on the southeast corner of Uptown Park, located at the corner of Loop 610 and Post Oak Boulevard. The plan involves a 37-story building with 310 hotel rooms, 236 apartments and 18,000 square feet of retail space. Total project costs are estimated at $200 million. Construction could begin within the next 15 months.

I use to live by this and this will be a huge boon for the area. Stafford is mostly industrial/logistics surrounded by mostly low income, working class neighborhoods near the Houston side. I wonder how expensive these units will be as this is in a decent location if you work in uptown or westchase area.

With zero property taxes for its residents and a 10-year tax exemption for opening a business in Stafford, seems to be a good move. I grew up in Stafford and this is sorely needed. Interesting to see how this affects The Fountains since they will be roughly across from each other on 59.

Doubt it. They're way too far from each other to make any real impact on the other's business. Who from sugarland is going to make the journey all the way to the woodlands just to see a concert and vice versa? Not many people I think.

It's more an indoor venue, so while it may take some of the events that would normally go to the Mitchell, I think their focus will be different. It's probably more of a competitor to the Hobby Center.

I thought they were both concert venues (sugarland and woodlands)? Are there types of concerts that should be enjoyed outdoors as opposed to indoors?

If it really is intended to give Hobby Center competition, I hope it's not too much. Nobody is going to want to drive all the way to sugarland to watch an opera.

People drive from all over Houston, including Sugar Land to Cythia Woods when big names come to town. I suspect Dave Matthews Band, ZZ Top, Cher or Garth Brooks would have a much more regional pull to TW than an Opera would to SL.

Mitchell Pavilion has a much higher capacity, so the larger concerts are going to still be going there.

That federal building recladding sure did take a long time, I remember when it first started and I could view it from my apartment at Houston House, that cladding sure looks a lot better than the original 70's or 80's brown turd facade. It's also really good to see Mid-town developing nicely. Does anyone have any info or photos on the new light rail lines opening up soon? And Im super glad to see the convention center getting a reclad, that thing is super hideous as it stands now. Is there going to be retail or places to eat at the bottom level opening up to the street?

All three of those condo buildings look really nice. I'm especially glad that downtown and midtown are getting condos because they're mostly rentals right now. The one in downtown should have fantastic views of the downtown skyline.
