Across Main Street, it looks like crews are cleaning out (http://swamplot.com/airing-out-at-least-the-old-savoy-downtown/2013-05-16/#more-62044) the old Savoy-Field hotel, abandoned for over two decades.

Meanwhile on HAIF (http://www.houstonarchitecture.com/haif/topic/27237-1625-main-street-downtown-houston-24-stories-336-apartments/page-3#entry422661), user 'skooljunkie' noticed something else may be in the works for another adjacent block...

According to next week's planning commission agenda, Alliance (Broadstone) is replatting the neighboring Block 334--Main, Fannin, Leeland, Bell.

Oh thank god the Chateau 10 is still alive and under construction. When I first heard of it in 2011, it immediately became my favorite project in Houston.

I was saddened last year when I "heard" it was taken off the books and that the land was sold or some nonsense like that. I'm so happy.

Now they need to build 5,000 of those in EaDo. It would be so incredible. I hope they do. Amazing way to infill and a brand new concept for the city.

I do not understand the Atlanta skyline in the last rendering. Besides, the Atlanta skyline backdrop is also incorrect.

This should be a nice addition to an already growing residential market in Downtown.

An apartment tower has been in the plans for a while now in addition to renovating the Texaco building. In 2011, another group with a similar proposal also had intentions to develop a shorter apartment tower on the site.

I was talking to a friend of mine yesterday who works for a company that does project management, financing, owner representation, etc. for many residential and hotel properties around the country. They said that they just signed contracts to assist with the SkyHouse as well as another 38 story residential building downtown.

I'm wondering why we shouldn't be concerned that the city is overfiring (to use the term in the article) now. I'm not an expert on the Houston economy, so I don't know. Maybe someone here that is more knowledgeable can help with that question.

Oops! Controversial Ashby high rise build accidently crushes a neighbor's fence: Bricks are flying!

Bricks are flying at 1717 Bissonnett as demolition crews make way for the ever-controversial Ashby high rise . . . And when we say "flying," we mean it.

Workers have been caught taking down a brick wall of the former Maryland Manor in a less than careful manner.

Like the new 21-story tower that will replace it, the old apartment building sits just feet from neighboring homes. While crews attempted to keep debris inside the property line, one gentle push of the old apartment building's brick wall caused it to collapse — and destroy the fence of an adjacent residence.

That homeowner, Scott Reamer, caught the entire incident on camera (see the video above).

While developers Buckhead Investment Partners managed to beat back a six-year grassroots effort to stop construction from beginning on the the high rise, area residents remain committed to keeping close tabs on the project. The smashed fence video is now being used by the Stop the Ashby High Rise group.

"The Stop Ashby task force main concern right now is safety," Kathryn McNiel, a volunteer with the group, tells CultureMap. "This is a huge building on a very small space and just doesn't belong in a residential neighborhood like this. We plan to hold them accountable for every step along the way."

In early May, nearby residents filed suit against Buckhead with a claim that the tower will "cause harm to them and their homes." The video from Reamer — who is not listed as part of the lawsuit — certainly seems to support that charge.

“We have never believed this project could be built safely,” Jamie Flatt, another Stop Ashby member who lives next to the building site, said in a statement.

“The bricks that came flying over my fence landed only six inches away from my gas meter. It is ridiculous that the City allows a 21-story building to be built five feet away from someone’s back fence.”

Splashy plans emerge for Houston Club revitalization

The owner of the Houston Club building is planning to replace the decades-old structure with a soaring glass and stone office tower that would stand atop a sleek tunnel- level lobby visible to pedestrians on the streets above it.

The space, designed to be a bright and inviting gathering spot, would be connected to the building's first floor by a wide interior staircase flanked by trees and other greenery.

"Not unlike the Spanish Steps in Rome, it will be a great meeting place," said Jim Furr, managing principal of Gensler, the architecture firm that designed the 34-story tower.

The developer, Skanska USA Commercial Development, unveiled renderings of the proposed building to the Houston Chronicle on Wednesday.

The new tower would mark a significant transformation of the site, which now contains an empty 18-story office building with two smaller adjacent structures.

It would also address a downtown issue, recently highlighted by Mayor Annise Parker, of improv­ing connections between the city's streets and its tunnels.

"There has to be better, more visible open connectors between what happens at the street and what happens in the underground," Parker said to a group of downtown property owners earlier this month.

The new building, currently referred to as Capitol Tower, would contain 700,000 square feet and was designed to meet high standards of environmental sustainability.

Its exterior would feature a "light box" effect, where a portion of the building would glow at night and have a unique reflection during the day.

The north side of the building would offer shade from the sun, which could make the ground level attractive to a restaurant with an outdoor patio.

The tower is still in the planning stages. Skanska said construction likely would not start before a tenant is found for a significant portion of the space.

Now that the last of the Houston Club building's tenants have moved out, interior abatement and other demolition work are about to start in preparation for demolition. Instead of being imploded, the building will be dismantled floor by floor, similar to the relatively recent deconstruction of an old Sheraton hotel on Polk in the southern portion of downtown.

Skanska plans to salvage the Houston Club building's steel and concrete and is hoping to reuse some of the old marble and stone in the new tower.

Michael Mair, executive vice president and regional manager of Skanska USA Commercial Development, said the company evaluated the building's historical significance when it considered taking on the project.

"It does not sit in a historic district. It's not listed on a registry, nor has it been nominated to be on a registry," Mair said. "The building is vintage, but only to 1955."

As it exists, he said, the building is "functionally obsolete." It has shallow floor-to-ceiling heights, small windows and outdated mechanical systems. "The building itself doesn't offer an architectural advantage like, say Esperson or 712 Main," Mair said.

Other big changes are a part of the redevelopment plan.

The pocket park on the northwest corner of the block would go away as the new building and parking garage would encompass the entire block, which is bounded by Capitol, Rusk, Milam and Travis. The park property is owned by Skanska.

The entrance of the building, too, would change from Rusk Street to Capitol, reflecting the building's proposed new name. That name, however, could well change once a major tenant signs up for space.

The entrance would face the new light rail line and the plaza outside the JPMorgan Chase building.

"Our tenants will have unobstructed views to the north," Mair said, noting that the open space in front of the Chase Tower and the nearby performing arts venues don't stand as tall as most downtown buildings. "It's a fabulous, unique site," he said.

I don't think that happened in Houston as much as other places. At least not this time. But the oil industry went through a sizeable round of layoffs in the late '80s and again post-Enron and lost a lot of talent as a result. Petroleum engineering graduation rates dropped as students went into other fields and the average age of petroleum engineers went up to around 50 (contrast that with the investment banking sector). That's now reversed, but the industry still can't find all the talent they need. Maybe some of those investment bankers who are now pounding pavement will want to get retrained for a career change.

Technically its actually located in Westchase. I'm surprised HBJ made that mistake. The article mentions that Two Oak Park is being redesigned to be taller than the 6 story One Oak Park that it was supposed to be identical to. I wonder how tall it will be.

And thats horrible that they are tearing down the Houston Club Building, cant they just restore it? Why freaking tear down an historic building when there are dozens upon dozens of ugly parking lots all over downtown to build on, makes no damned sense to me.

I just got back to Austin after spending the weekend in Houston for the FreePress Summerfest music festival. It was amazing to see the amount of infill going up in the Montrose, Westheimer, and Washington Ave areas. Hit up Blacksmith for some breakfast and then The Beaver for some bloody marys... and the Liberty Station for some more drinks. Was curious to know what the houses in this area are going for? Any ideas of what you could get a fixer upper for?

The former Savoy Hotel, once a Houston landmark and now a downtown eyesore, has been decaying in the city's skyline for nearly a quarter-century.

Although the 17-story hotel at 1616 Main may seem to be in a prime spot, near the light-rail line and on the edge of downtown and Midtown, it is one of several buildings in the area that have been abandoned for years.

This month, however, a group of private investors purchased the property and plans to convert the historic space into a Holiday Inn within the year. Real estate experts say the move shows even some neglected areas of downtown are ripe for revitalization.

Inter-Pier LLC’s plans for the structure, to be named Belfiore and located on Post Oak Lane, between San Felipe and Woodway, show it will stand 26 stories with only two homes per floor, totaling 44 residences and two penthouses.

Each home spans about 4,650 square feet, in addition to 700 square feet of terrace, with an average base price of about $600 a square foot.

Construction is expected to begin in early 2014 with a targeted completion for spring 2016.

That rendering looks quite a bit taller than 8 stories. I'm seeing 8 floors atop the garage alone. I think it's 12 floors overall.

The parking garage for the intermodal terminal will be connected to the cruise ship terminal via skybridge.

Are they ever going to bring back the streetcars in Galveston?

I remember reading plans to bring the streetcars back, not sure where it stands now.

Here's another update on the terminal, taken June 10th. Progress has slowed. For now, they can't build within 50ft of the building next door due to a complaint over vibrations.

Southwestern Energy will break ground on its new 515,000-square-foot HQ

Houston-based Southwestern Energy Co. (NYSE: SWN) will break ground this week on its new 10-story corporate headquarters campus in Springwoods Village in north Houston.

Located on 25.6 acres near the intersection of Interstate 45 and the planned Grand Parkway, the project will consolidate Southwestern’s more than 1,000 Houston-area employees at one location.

The 515,000-square-foot building is nearby to where Irving, Texas-based Exxon Mobil Corp. (NYSE: XOM) is building a corporate campus to consolidate 10,000 employees from around the U.S.

Southwestern's building, designed by Houston-based Gensler, is slated for completion at the end of 2014.

Currently, Southwestern employees occupy office space in several North Beltway-area office buildings near George Bush Intercontinental Airport, where the natural gas exploration and production firm's leases expire soon.

Houston-based Patrinely Group LLC is the development manager of the project, which will target LEED Gold certification.

The project leaves acreage available for future expansions by the company, according to a statement from Southwestern.

Springwoods Village is an 1,800-acre master-planned community being developed by CDC Houston Inc., a subsidiary of New York-based Coventry Development Corp.

Steve Mueller, Southwestern's president and CEO, is expected to announce a major partnership with the Montgomery County Food Bank at the groundbreaking on June 18

The area around the George R. Brown Convention Center is about to see a burst of hotel construction as developers plan several new projects, two of which will offer more moderately priced rooms.

The new projects are planned for sites just outside the convention center's front doors, making this the most active period for hotel construction in this part of downtown in a decade.

Houston hotel firm American Liberty Hospitality is planning a 300-room property along Crawford between Capitol and Rusk.

The 14-story building will have two brands under the same roof: a Hampton Inn and Homewood Suites.

The two hotels, known nationally for their value pricing, will help serve price-sensitive travelers, whether they're coming downtown for a business meeting or the annual quilt show.

"We are trying to bring a variety of room types to the convention district," developer Nick Massad Jr., president and CEO of Houston-based American Liberty Hospitality, said of the $50 million project.

A second project, to be built on the same block as Massad's property but fronting Rusk, will be a Hyatt Place.

The 11-story hotel will be developed by College Station-based Oldham Goodwin Group and Phin-Ker of Houston. The group expects to break ground on the 261-room property by January and open by the summer of 2015.

Tall building ahead at west side shopping center

The owners of Town & Country Village are planning to add some tall buildings to the sprawling low-rise shopping center on the west side of Houston.

Moody Rambin said it will start construction in September on a 10-story office building with 250,000 square feet of high-end office space and a 1,390-car parking garage. The building will go up at Town & Country Boulevard at Queensbury Lane.

Plans for the development, to be called Town Centre, are to follow the first building with a second containing six stories and 100,000 square feet.

The first new building, Town Centre I, is scheduled to open in the fourth quarter of next year.

Frost Bank is providing construction financing and Kirksey Architecture designed the buildings, which will be built energy-efficient.

Amid a surge of new apartment development in Houston's Inner Loop, the Hines real estate firm is considering plans to add hundreds more units to the booming market.

The Houston-based developer - known for building the Galleria, Williams Tower and some of downtown's most notable skyscrapers - recently stepped up its multifamily development efforts and is now setting its sights on downtown and the Museum District.

A Hines spokesman said the company is still studying the feasibility of both projects, but that the sites were chosen for their urban locations.

The lack of supply in some areas has resulted in double-digit increases in rents, said multifamily analyst Bruce McClenny.

"It's just hard to find an apartment now," said McClenny, president of Houston-based Apartment Data Services.

"Yes, we have all these units coming, but they don't seem to be coming that fast, he said.

About 18,000 apartments are under construction in the Houston area, with some 10,000 of those units in close-in areas.

Hines' new downtown project would go up on a parking lot catty-corner from Market Square Park at Preston and Travis.

It would represent the newest multifamily project in the city's core, which has seen a boost in activity since last summer when public officials announced a financial incentive program for apartment developers.

Last week, the city approved a developer planning a five-story, 207-unit project in the southern part of downtown on a block bordered by Bell, Leeland, Main and Fannin for the program.

Hines was kind of coy about the details, and given their other apartment projects were midrises, I wasn't expecting them to go vertical with the two proposed apartments.

The Houston Business Journal obtained two renderings of a new 25-story office tower that will rise near the Heights.

Stream Realty Partners LP and Blackswan Investment Partners, both based in Houston, are developing the 220,000-square-foot office structure on corner of Washington and Waugh streets.

That's at least 50 buildings the size of Chateau10. Is there room for them all east of 59/69?
No what I meant is raze down all the abandoned warehouses and factories east of downtown/in east end as well as fill up all those vacant land and surface lots with these and make like 50 or more of those 6 story Chateau 10 type developments. Preferably more.

It's beautiful infill. I love the design and it's a great leap to increase the density in a midrise fashion.

I'm still not sure there's room for them all. The Alliance midrise is infill, but the neighborhood already has reveral of those and the rowhouses. Open space is starting to disappear.

I'd like to see a few more 20-30 story residential highrises downtown. Ten of those would still be only 3,000-4,000 units in a city that's building close to 20,000 a year.
