Thats exciting! I'll assume thats an elevator shaft sticking up from the building? Do you know how long construction will take on this one?

I recall a general rule of thumb - something like a week per story for the basic structure - so if it maintains pace, this 23-story structure will need about eight months before it tops out, with another six months to a year for cladding, innards and finish work. It should open in the latter part of 2007 - that would be my guess.

It will be taller than bank one ballpark (chase field). But not strikingly taller. I forget by how much.

So the elevator core is up to the 8th floor then? Nice.

I've been checking out that live webcam, and they work diligently on that building... they were working all day yesterday as well.

I have yet to see the crane pop above the Chase Field roof. When I drive home from Tempe on the 202/1-10 west, I try to see if the red crane has gone above the roof line at Chase. I also realize that this baby is only going to be a few feet above the stadium as well.

On the other hand, when I drive to Tempe from the I-17 south to I-10 east, there is a spot in the skyline where you can see both the Summit and the 44 Monroe cranes, but briefly.

One of my ex-coworkers (I left the company) has a unit on the 11th floor IIRC. I just hope will be able to afford the price when it is finished with the way rates have been creeping every steadily higher. I drove past that today when I was DT taking the wife to lunch at Kirin Wok. Light rail seems to be making good progress DT, but mid and uptown are severly lagging behind.

Wow...so what are they on now, the 6th floor and looks like the 10th, or maybe 11th (hard to see from the angle) with the elevator core? :)

Nice to see they're (apparently) finished with the skeleton of the parking garage and have now moved on to the residences. I wonder if those will take longer to construct per floor?

I was at the D-Backs game last night and left just after 9:00 during the eighth inning after the Padres took an 8 to 2 lead. I was walking to the Jefferson street garage when my son pointed up and noticed that the crane at SCS was moving. They were actually working well into the night. Seems they must be behind schedule, I can only assume OT for construction must really drive up cost. Either way it made me stop and admire and as someone already pointed before the elevator core is already at or past its half way point and may officially be taller than anything along the Biltmore area. It was hard to tell from my perspective but I counted a minimum of 10 floors with one or two obscured.

Just a quick update, I don’t have a measuring stick big enough but yesterday I noticed that the tower crane at SCS had risen. From my view it now seems to be taller than…drum roll…Chase Field.

They are currently working on floor #11 and it looks like the elevator shaft is up to floor #15.

I was on the I-10 tonight with a few friends going out to dinner (driving towards Tempe and returning using the I-17 outer loop south of downtown), and it looks like the crane was raised to its maxiumum height today or yesterday. The big red crane now pops up above Chase Field by several stories, so it's a sure sign this tower is going up really fast. Very exciting!

On another sort of cool note, you can already see the Summit between a few buildings while on the I-10 E right after you get on from the I-17 S. I didn't initially think it would make an impact on the skyline from that angle but it sure will.

This thread is awesome/depressing. Its great to see it going up so quick, but sad, because I know I can't afford to get a condo there. I'd love to have a place there, imagine watching the AZ Grand Prix from your window, walking to a Dbacks/Suns game, being in the heart of the upcoming wharehouse/entertainment district....ah well.

I just checked in on the Summit web site and they claim to be 85% sold. Soleri mentioned in the PHX Devel thread that the condo market has really softened DT. The Summit's success must be the incredible location...a sports nut's dream.

^I just realized in your pic and Soleri's picture that they are putting on the exterior cladding for the tower. What exciting times for Phoenix, and this tower is going up really fast. One update a week should show the progess of this building, thanks guys for the updates!

I've made it part of my schedule to detour through downtown every other Friday (every two weeks) with the digital camera. :)

It's going to be nice when this thing tops out...it's only at level 14 now...imagine another 9 level stacked on top of that!

Here is a more artsy rendering of the Summit (looking from the Northeast, I believe). It is 90 degrees from the rendering we've been seeing. I just liked it and thought it would be nice to post a reminder rendering in the midst of the thread. This is going to bring a lot of vitality to the east end of the Jackson Street district .. a nice bookend. :hi:

Those people drive their cars home, stay in all night, and if they do go anywhere, they get back in their cars. I don't see any rise in vitality from Orpheum, or Stadium for that matter. Hopefull this building is different.

There probably needs to be at least 10+ projects like the Summit in DT before we start seeing some real vitality. Which it looks like it may happen in the coming years

:previous: I think the location of The Summit is key to my opinion that it will help add vitality to the area. Its on the end of the entertainment district that has some fun now and will hopefully undergo some massive development in the near future :fingerscrossed:

It is right between two world-class sports venues and will have a light rail station just down the street. Oh yeh, if they manage to get the W hotel built at the proposed site, that will bring in a lot of highly paid atheletes with their entourages to throw some money and some energy around the district. Its a critical mass thing for this particular location. I think its going to at least create a pocket of urban vitality until the rest of downtown can catch up.

We have just completed the framing on the interior of the 5th floor. This is the first residential floor. We started sheathing on the exterior so now the look will start to take shape. I will try and post some pictures of the interior at the framing stage later.

Do you happen to know what floor the elevator core is up to? I think I counted up to #19 from the highway but it's kind of hard to tell.

I think that you are right with the 19th flore for the core. I am not envolved with the steel and concrete part. I am the project Manager for the company that is doing the interior/exterior framing, sheetrock, and int/ext painting for Summit. If anyone wants to see a shot of anything in particular, let me know. I am on the jobsite everyday.

Just an update I noticed this weekend while driving along the Maricopa freeway (I-17 south of downtown) that it appears the elevator core is now taller than Chase Field. Since SCS will be 253' and Chase Field is 235', the elevator core may only be a floor away from topping out.

I was downtown today and SCS is looking great! I noticed a lot of the warehouses down there are for sale/lease, obviously in hopes of making them a part of the warehouse entertainment district. Has anyone heard any figures on what some of those spaces are selling for? I'd be interested to know what empty warehouses that have gone unused for a long time are worth.

Well I am glad to see the price come down a bit on 101 E Buchanan, but even at $250K cheaper, it will still be tough to make numbers work, at least right now. The warehouse next door is for sale too, the one directly south of Stadium lofts. That one they want a flat $4million, or at least that is what the seller told me back in March. It too has not sold. But then despite being on the market for at least a year, 34 E. Jackson has recently raised their price from $8 mil to $9.9. It could be interesting with the whole entertainment district, but again, I cannot see a way to reasonably make the numbers pencil out at that starting figure when one considers the extensive renovation that would be required.

But back to Summit, I loved seeing the crain lifting right above me almost.

As regards vibrancy, I think that in the long run this will help. I know Orpheum did not help, but there were several things working against it. First was the fact that there were fewer units, and most of them were bought by investors during the start of the craze, therefor there really aren't many people living in the building at this time. We have no idea how many of Summit's units are investor bought, but I would hope that there will be a greater percentage of occupied units.

The second problem is a bit more "chicken and the egg" like. The people who do live at Orpheum get in their cars and drive somewhere else because "there isn't anything to do or eat downtown". I quote that because I know better, there are some great restaurants and night spots, but there aren't a lot yet, and those that are there sometimes have very funny, very early hours. They don't stay open because nobody sticks around, and nobody sticks around because nothing is open. The cycle will only be broken when enough people are there when they are open, that the businesses feel more comfortable risking being open late. At the same time, the residents have to take notice and support these risks when they are taken, and word of mouth needs to spread.

One thing I have found out is that the more I learn about "the other side" of the table meaning developers, the more I completely understand their pricing and gripe.
What I have not come to "Jesus" with is land speculators/ long term unrealistic land owners and warehouse/ historic building owners who demand exxagerated prices!
It bugs the shit out of me actually!
The finger may be pointed at their agents who may offer shitty pricing advice.

-But after one year on the market- C'mon! Reduce the price don't raise it!

Trombetta! That is the building across from the Stadium Lofts that I was talking about. I called on it since it was not listed, just had a for sale by owner sign. That was back in March I believe, and they told me $4 million. I love the look of it, but by the extensive masonry damage, and the fact that it is only about 20,000 square feet (but with a full basment!?), and the very little parking on the rest of the lot, I can't see what one can do with it. I mean just fixing damage would bring the total investment to near $6 million. Then what? As a night club you have to add millions more in equipment, as condos you would have to add a million more in interiors. Then you still have a parking issue because even if the city wants focus on public transit, they still enforce the excessive parking requirements more often then not.

Hence my point-
I could see 2 million price tag.
-Then a developer could make it work...
-They're basing the price off of it's zoning. (For higher building)
-WHy not save the lot and the building and take a lower price?

Hello my Phoenix forum compadres. I'm in town visiting family over Thanksgiving and spent several hours downtown yesterday with my digital camera. I took a ton of pics of the Summit, from every side, angle and perspective that I could get. I will share some of the better pics when I get back home on Friday. The crane was really swingin. :tup: I just love the location and I've got to think it will help spur the development of the entertainment district.

Excellent photos!

It looks like the elevator core is up to the 22nd floor, one more floor and it should be topped off and probably another 6 or 7 weeks and the whole building will be topped off.

Thanks for all the pictures! A few of them show how well it will fit in the area... I can't wait for the Entertainment District to expose itself a little better.

Jim, excellent photos of Summit, and a nice update from several vantage points. Keep up the excellent work. I would update our page with pics, but I need to buy a new camera first.

You gotta love Summit's real time webcam, not only does it update instantly 24 hours a day, but they even move it around to get a better angle.

This is from a few minutes ago, they are working on the 18th floor which you can see in the left corner. The elevator shaft is probably topped off now, it looks pretty tall going down I-17 S, a little taller then Chase Field.
