i must disagree with mr jaz.

i always thought that a third tower should be placed on the OTHER side of the palace (the original) tower, this way it brings symmetry/balance to the never organized site. a third tower either same height/style as augustus or taller would center the palace tower and make it a focal point. caesars was never organized, buildings all jumbled together and randomly plaed, their latest rendering proves this still will go on. their proposal is ackward. having a different looking building than anything on the site butt up against the augustus tower blocks both ends of the 2 towers. its weird having the two right next to each other.

i do beleive pools are closed or otherwise nopt inuse other than in the summer months. so the new tower may block the pool but when no one is there.....but that doesnt make it justifyable

It is not like they were placed randomly, it is just that the property refuses to tear down old buildings. They could almot tear down the front old hotel and put a taller tower there.

Arena Plans Heat Up
Six companies have submitted formal proposals to the city to build major-league sports team worthy arenas. The companies are vying for the “preferred developer” title, which will be bestowed upon the best of the bunch and should grease some wheels in the ambitious plans. The whole thing is being kept very hush-hush but some details of the proposals have leaked including the previously announced 85-acre development near The Stratosphere and another that would be near City Hall and include a 124-story hotel and a casino. The proposals are being reviewed by the city council and the “winner” will be announced in mid-July. Of course the big question is if any of them will be able to lure a pro-sports team to the big arena if it is ever built.

You know that rendering for Caesars is different then the one i saw 8 months ago. I used to work at Caesars and I got to see some blue prints that resembled what jazfinger configured. I wonder why they changed it. Anyways about tearing down old buildings and building new ones there, you forgot there is a casino underneath those buildings and you can exactly destroy them. From my understanding the 1 billion dollar remodel includes closing Forum Tower and redoing the interior.

Blackstone to Buy Hilton Hotels for $20B
Wednesday July 4, 12:38 pm ET
By Gary Gentile, AP Business Writer
Hilton Hotels to Be Acquired by Private Equity Firm Blackstone Group in $20.1B Cash Deal

LOS ANGELES (AP) -- Hilton Hotels Corp. has agreed to an all-cash buyout from The Blackstone Group LP in a $20.1 billion deal that would instantly make Blackstone the world's largest hotel owner.
The private equity group said it would combine cash from its real estate and corporate private equity funds to buy all outstanding Hilton shares for $47.50 each, a 32 percent premium over Tuesday's closing stock price.

The companies valued the deal at $26 billion including debt.

Hilton's board approved the terms Tuesday. The company said the deal would close in the fourth quarter pending shareholder approval.

"Our board of directors concluded that this transaction provides compelling value for our shareholders with a significant premium," Stephen F. Bollenbach, Hilton's co-chairman and chief executive, said in a statement.

The acquisition would take Beverly Hills-based Hilton Hotels private and boost Blackstone's portfolio of lodging properties. Blackstone owns more than 100,000 hotel rooms in the United States and Europe, including La Quinta Inns and Suites as well as LXR Luxury Resorts and Hotels.

Hilton Hotels owns or operates 2,800 hotels and 480,000 rooms in 76 countries and territories and includes such brands as Doubletree, Embassy Suites and Hampton Inn.

Among Hilton's premier hotels is the Waldorf-Astoria in New York.

Blackstone said it intends to invest heavily in Hilton and does not foresee any significant divestitures. Blackstone noted that it had invested nearly $1 billion in its LXR properties over the last three years and has grown the La Quinta brand by approximately 45 percent since buying it in January 2006.

"It is hard to imagine a better strategic fit for us than Hilton with its world-class people, brands and network of hotels," said Jonathan Gray, senior managing director at Blackstone. "We are committed to investing in the company and working with Hilton's outstanding owners and franchisees to continue to grow and enhance the business."

Hilton recently announced that Matthew J. Hart, the company's president and chief operating officer, would succeed Bollenbach as president and CEO effective Jan. 1, 2008. It was unclear whether Hart would remain with the company after the acquisition.

"Blackstone likes the management here," Bollenbach told The Associated Press. "Matt continues to be COO and our plans remain the same."

Hilton has been expanding aggressively since 2005, when it bought Britain's Hilton Group PLC for $5.7 billion cash, reuniting two brands that split in the 1960s. The deal allowed Hilton, which had been limited to properties in the U.S. and Canada, to become a global player.

In 2006, Hilton's revenue nearly doubled to $8.16 billion, and net income climbed 24 percent.

The company had raised its 2007 estimates for per-room revenue, a key industry measure, in a sign that its expansion plans were being matched by increased worldwide demand.

Hilton's expansion plans, especially in new territories such as India, and the steady stream of fees the company gets for managing franchised properties worldwide, proved attractive to Blackstone, said Jonathan Galaviz, a partner at Globalysis Ltd., a Las Vegas-based consultancy.

"Blackstone feels those type of international expansion plans bode well for the long-term viability of Hilton as an asset," Galaviz said.

"I would expect to see continuing interest from private equity in travel and leisure sector assets as consumer disposable income increases in places like China and India and baby boomers here shift to the leisure part of their lives," he said.

The deal was praised by hotel workers union UNITE HERE.

"We enjoy a positive partnership with Hilton Hotels," union president Bruce Raynor said.

"Blackstone has demonstrated its commitment to fair treatment for thousands of hotel workers in several major markets," he added. "This combination is good news for the workers of what will be the largest hotel owner in the world."

Socialite Paris Hilton's grandfather, Barron Hilton, is co-chairman of the board with Bollenbach and owns 5.3 percent of Hilton Hotels' outstanding shares, according to the company's latest proxy statement.

The stake consists of 20.8 million shares owned by the William B. Hilton Trust, of which Barron Hilton is a trustee, according to the proxy.

Hilton Hotels shares rose $2.18, or 6.4 percent, to $36.05 Tuesday in trading shortened ahead of the July Fourth holiday.

Blackstone shares rose 45 cents, or 1.5 percent, to $29.72. The New York-based buyout shop sold a stake in its management partnership in an initial public offering late last month.

I think it would be cool if they totally renovated and changed the Hilton Las Vegas and changed it to Blackstone Resort, Casino, and Spa.

The Las Vegas Hilton is currently owned by Colony Capital (60%) and Whitehall Street Real Estate Funds (40%), so it's not part of the Blackstone deal. I'm not clear on what sort of contract they have on use of the "Hilton" name.

Paris Las Vegas was originally conceived by Bally's and finally built by Park Place Entertainment, which was a merger of Hilton Gaming and Bally's, led by Bally's CEO Arthur Glodberg, who was becoming a big owner in the gaming industry, but he suddenly died and then the company was sold to Harrah's.

Did you know only 1/3rd of Fontainebleau's revenue will be generated off gaming? The other 2/3rds will be primarily generated off entertainment and dining!

What's going on in Vegas? Every major and local news station in Seattle was reporting of a shooting last night in the New York New York? 4 people shot by a lone gunman overlooking the casino floor, no fatalities. Worst, they reported the shooter was from Vegas.

I thought these Hotel Casino's were good at stopping bad information from getting out to the press? I don't want to hear about this happening, it ruins everything Vegas stands for, primarily a very safe environment which I believe it is.

I know a couple people like to jump from the high floors in the Luxor or even the Stratosphere, but those are not reported by the press but cab drivers or Casino workers.

I would also like to see some new pics of the City Center construction if any of you have any. I am a big fan of the pics posted by Mdiederi.

I am still a big fan of Las Vegas and the highlight of all my visits is the architecture.

I heard of a guy who was depressed and opened the window on the 20th floor of the Luxor and jumped out. Nothing was going right in his life and he just wanted to end it.

But not even this worked for him. He jumped out the wrong window and just slid down the side of the pyramid.

Yeah, I read that the gunman was subdued fairly quickly by gamblers and security. My point which many long time Vegas residents know, big casinos have been very good in the past at making certain these stories don't see the light of day. In this case, it made national news including the front page of USATODAY.COM

I've always said that if there's a fire in a casino, pit bosses would carry the blackjack tables outside and continue dealing the cards. There is no place on earth quite like Vegas. When my trips to Vegas are over, I can't wait to get home. However, it's the only place I badly miss when I don't go back at least once a year.

that pool at the nugget is amazing.

Las vegas wet has to be able to offer something the big hotels on the strip cannot; thats what killed Wet and Wild. a wave pool, lazy river etc are just not gonna cut it. you need to offer the tourist something he/she won't ever see at the MGM/Mandalay Bay or Caesars Palace etc, thats why i suggest the theme park type rides as well.

Hans Gruber
Jul 7, 2007, 10:30 AM
Las Vegas Wet needs dangerous water rides. Instead of a lazy river, consider a raging 15mph inner tube ride that sends riders downhill over bruising bumps and quick turns. Maybe a slide that goes down 40 degrees for 200+ feet.

I just received five different "Application Information" cards from the Clark County Commissioner's office about projects around Sky Las Vegas. I'm sure this will all be on line next week http://dsnet.co.clark.nv.us/dsnetapps/AgendaWeb/nofa.aspx but there's one thing that stuck out.

The Fontainebleau is asking to increase the height of its podium building along LV Blvd from 81 feet to 111 feet, from 137 feet to 164 feet along Riviera and raise the garages/convention center building bordering Turnberry Place to a whopping 215 feet. And finally, Fontainebleau is also asking to build a cooling tower and "acoustic screen wall" along Riviera Blvd that would be 26 stories tall.

No mention of raising the main tower's height from the planned 735 feet.

Other requests from Fontainebleau to build temporary storage buildings on the LVTI lot and to build a 2-story sales center across the street next to Sky.

I suspect there may have been some design chances too as with many projects. Hopefully they removed the huge crappy Westgate logos at the top or made them nicer.

Is it confirmed to be TWO towers (hence PH TOWERS)? Are these towers connected to each other by any sort of skybridge, etc?

is the waldorf=astoria project moving forward at all? to me it seems a fairly homely project and the land might be better served for whatever will replace the riviera.

As reported by mdiederi, since Blackstone is purchasing the Hilton chain which includes the Waldorf Astoria, all projects will probably be slowed until the takeover is complete.

Regarding Pinnacle

Remember guys, just clearing land does not necessarily mean that the project is moving forward. Clearing the land makes the land more valuable for flipping. The fact they are making a big deal out of the land clearing is suspicious to me.

Sahara is much more dated than Luxor is. I wonder what will happen with it. For the time being I guess it can be salvaged somewhat like they say with some new retail or dining but in the long run I don't see it doing well againt beasts like Fontainebleau or the MGM project across the street.

Or maybe they can miraculously keep it mostly intact far into the future when it becomes the last strip hotel from the early days. Frontier will say goodbye next monday. Nascar may even be popular by then so the cafe will be the hippest place around.

Well if MGM gets their hands on Paris, Venetian or Caesars then they would be de-themed.

I was never a big fan of the inside of Luxor but I can't see the point of another bland, expensive twenty-something place where drinks cost $20 and rooms will triple in price. IMO the only reason MGM are doing this is to try and attract the Paris Hilton type crowd :hell:

You're probably right about that. The "Paris Hilton type crowd" is used to overpriced things and spend their undeserved money freely. So, from a bottom-line point of view, it makes sense that MGM Mirage reinvents the Luxor.

The baby-boomers don't like spending money and happily settle for less glitz. Unfortunately, there won't be much left on the strip for them after, say, 2011. They will migrate to the locals dives and downtown.

So, what to do with Excalibur? The 4,000 room mistake, in the middle of the action can't be reinvented due to the small (motel 6 type) rooms. Will they actually implode the whole thing so they'll have something nice to connect with Luxor and MB? I'd love to be a fly on the wall at the MGM MIRAGE offices. :D

Those baby-boomers, I think, will like the new, nice Las Vegas, definitely the ones that enjoy gaming. (If not come to Biloxi  ) Just look who has frequented the Bellagio. My parents, who do not gamble, went just because they heard it was incredible. It disheartens me though that Las Vegas is going for the whole CityCenter Paris Hilton Hip crowd though because I have spent a good amount of time on the CityCenter site, and the rooms are just ugly. I just personally hate that seventies revival modern style. The Wynn/Bellagio/Ceasars opulence is what I hope the Fountainblue/Echelon/Plaza projects go for. I do believe that Excalibur will be demolished, but MGM Mirage will probably do it after the possible Atlantis project is built to see if that partnership style works well. Monte Carlo would be the next one they would try to de-theme, at least that would be my guess.

It was a compliment also

everyone needs to calm down with the 'its old - implode it' additude.

vegas was built off off this out-look but that doesnt mean *every* hotel will be imploded eventually.

ive said this before and still stand by it that the excalibur isnt going anywhere. its one of the largest on the strip and utilizes the site very well. and it is one of the busiest casinos, its NOT lacking in the profit margins. luxor is quiet, people are goin to the 'hip' mandaly bay or the 'fun' excalibur to gamble.

i can see why de-theming the place will modernize it and rejuvinate it to attract people to stay, plenty of people rent rooms there, they just do not gamble there.

paris, venetian, nY NY, excalibur etc wont ever be de-themed. just because themed hotels are not attractive anymore doesnt mean they should all go away. these themed resorts definitly attract its share of visitors specifically for the fact that they are themed. *new* resorts would not work well as a theme because it has been played out and the successful ones are the ones that remained. Palazzo is a themed hotel...sorta, i guess its comparable to bellagio being as a 'themed' hotel. its more of a 'style'. similiar to how mandalay bay is more of a 'style' than a theme

I have no inside knowledge about the Frontier/Trump/Ruffin play. I was only reacting to VegasTAT reported rumor that the deal was off.

I am a paranoid person in general, but there is good reason for everyone (buyers especially) to be suspicious of any deals. One reason to pretend a deal is imminent would be to help sell Tower II Trump condos. The Plaza of course is a bigger selling point than Frontier. This could also be tied in to Trump overall stock value, as he had been trying to unload his entire company.

Maybe it is all on the up and up. Maybe not. We will need to wait to read VegasTAT for more.

I'm suprised nobody is commenting on the 'Africa Israel' and Sillerman moves on Harmon/Strip. Those are interesting plays to me. The old W/Ramblas/DR Horton sites and also the prominent corner of Harmon/Strip that is now empty parking lot, across from CityCenter. Elvis hotel sound cheesy but that is what the reports say. Let the games begin.

Mostly I like the photos of what is actually happening. Until I see the photos on this site, I remain skeptical of everything.

that would be 'Diablo's Cantina' in front of Monte Carlo. Totally out of sync with the Monte Carlo theme --- but I think it's going to be a fun place. I'd like to see more open air places fronting the strip which allow the strip to be enjoyed without needing to go into the smoky casinos. Music and dining fronting the strip in the open air. Bring it on!

:) I received a pdf report from a reader. It was an internal report from a construction company regarding the Plaza. The "status" section was marked "abandoned".

After reading it more closely, I think it means that the construction company was abandoning the project, not that the project itself was cancelled. These internal reports are hard to read, full of code and quite vague.

This is why I pulled the rumor from the site.

I doubt that ELAD would pay $34 million/acre and not do something. They will never recoup that $$. This is surely not a ploy by Trump (no way).

Ok for all of you who think this and that need to be imploded or dethemed, make rational thoughts before you say it. I even agree with some of you that i would prefer not to see some of those tacky buildings anymore, however until those properties have problems with heads in beds or turning a profit there is no way they can justify destroying and spending billions more. Circus Circus and Excalibur are two of my least favorite properties but are here to stay for a long time. Because of the new properties being built and the destruction of failing hotel/casino the number of rooms that the budget tourist can afford decreases and leaves them few choices. Themeing is all about attracting people and when it fails to do that, THEN the owners look for new solutions. Paris, Caesars, and Venetian are all delightfully tacky and draw the masses, so dethemeing them makes absolute no sense. Silas before you start chanting you are the winner make sure you have some solid information otherwise you come off looking like an ass.

i agree 100 percent. no corporation will invest money where it doesnot need to go. a failing property or a reosort that has MORE potential (like circus circus) would be a reason to implode or renovate. no one will get rid of a hotel just cuz its ugly or old.

I agree with those questioning the decision to build a replica of Plaza New York on the Frontier site.

MGM won't implode Excalibur any time soon imo. The size of the resort itself (nearly 4 times the size of the stardust) would create a huge amount of difficulty in itself, but the fact that MGM already own lots of undeveloped land on or very close to the strip means it would make more financial sense to build on one of these lots before bringing down one of their mega-casinos.

I would expect to see major renovations (de-theming) being carried out on CC and Excalibur in the near future though.

Coyote Springs makes progress

Project gets in gear with construction of village clubhouse

SPECIAL TO REAL ESTATE

Construction is under way on the clubhouse at Coyote Springs, a 32,000-square-foot facility that will be the heart of the master-planned community springing up 60 miles northeast of Las Vegas.

"We have spent many months designing the clubhouse at Coyote Springs, knowing that it is going to be the center of this community," said Klif Andrews, Southern Nevada Division president, Pardee Homes. "And, we also have learned from the thousands who have provided input to our Web site -- villagesofcoyotesprings.com -- that facilities that allow the community to come together are strongly desired. We wanted to provide a place where residents of all generations can come together to socialize, play and connect."

The clubhouse will feature an indoor basketball court, fitness center, community rooms for special gatherings and meetings, a café and a business center and will also be home to the Coyote Springs Home Finding Center.

Outside, a water park with a 25-meter lap/competition pool, lagoon pool, water slide and fanciful play structure will complement the clubhouse.

The building will feature a Western Settlement architectural style with a partial metal seam roof, and stone and brick accents. It is located at Lake House Drive and Coyote Springs Parkway. Future development adjacent to the clubhouse will bring a 17-acre lake and 3,000-seat amphitheater.

Pardee Homes is the master residential developer of the 43,000-acre town of Coyote Springs, the largest privately held parcel of property approved for development in Southern Nevada.

Located about an hour's drive north of Las Vegas at the junction of U.S. Highway 93 and State Route 168, Coyote Springs straddles two counties. Nearly 30 percent of Coyote Springs is in Clark County, while 70 percent is in Lincoln County. Some 20,000 acres have been set aside for residential development in the new town. Development of the first 3,000 acres is planned to include about 10,000 homes in five villages, with the first home sales scheduled for spring 2008.

Coyote Springs is surrounded by protected federal lands 20 miles in any direction. It is divided by the Pahranagat Wash wetlands and is planned to include some 12,000 acres of nature preserve, extensive trail systems, parks, open spaces and multi-species habitat. Upon buildout, which is estimated to be in 40 to 50 years, Coyote Springs is projected to have about 160,000 to 200,000 residents.

Construction is already under way on a 10-acre park that will incorporate the natural wash corridor at the site and feature youth baseball fields.

Coyote Springs Investments is overseeing the development of golf courses at the community, and the first course is nearly complete with design and planning under way on the second course.

The Coyote Springs master plan also envisions a series of golf courses, a major golf training facility, vacation golf villas, custom lots and multi-family, commercial and retail developments.

Pardee is also working with the Clark County School District in planning the first school in Coyote Springs -- a K-8 elementary/middle school -- to serve pioneer first-phase families.

Pardee has built homes and master-planned communities for more than 35,000 families in Southern Nevada since 1952.

There was a large group of Turnberry Place residents there complaining about the new height of the podium and they even hired a lawyer to represent them. It was supposed to be an item that would be approved in one motion without a hearing, but they dragged out for over an hour and I had to leave before I heard the final vote. But one thing I did hear during the debate was that the representative for Fontainebleau said as an aside that they actually had FAA approval to go much higher than 735 feet for the tower.
