Description - Architect: S. Choban.
- Class A office space.
- The complex is named after the city's nickname, "The Port of the Five Seas", because it is an entry point and a major hub on a countrywide river and canal navigation network that connects five seas thousands of miles apart.
- The complex, which sits on a steep river-facing slope, contains a multi-story atrium with an unobstructed panoramic view at the Embarkment, Voroshilov Bridge, the Don River and the marshy lowlands and steppes beyond the river; however, the views are somewhat interrupted by heavy girders supporting the panoramic glass.
- The building's glass curtain wall facade features an unusual type of ornamentation in the form of marine animals arranged in rows along the mullions and some window surfaces; this ornamentation further reflects the nautical theme that is evident in the building's overall shape, where its northern, smooth and southern, wavy edges are meant to resemble a seashell.
- When worldwide economy slumped, the project's construction came to a near-standstill. In 2009 and 2010, only very minor external and internal works were conducted.
